LOCATION: 96195 Old Wells Lane, Lakeview, OR. Go about six miles south of
Lakeview on Highway 395 to Old Wells Lane, turn west on gravel road. Proceed for
about 2 miles to the west.
PROPERTY: Approximately 3558 deeded acres all in one block at the north end
of Goose Lake. This ranch provides a variety of cattle feed as it includes about 1400
acres of meadow/irrigated pasture. This land is all under certificates for the water rights
from Thomas Creek. Thomas Creek runs through this property for about 2 1/2 miles and
provides year round stock water in addition to the irrigation. At the upper end of the ranch,
there is a diversion dam across the creek that diverts the water both east and west and is
the main diversion to irrigate the majority of the meadows. There are four more diversion
points to use, but you have to pump the water to use them. Ducks Unlimited has helped to
improve this irrigation system over the last few years. These meadows are divided into
seven pastures, giving the owner the ability to manage the grass better. South of the
meadows is the balance of pasture land. There is some sagebrush land, much of which
could be developed if desired. With irrigation, it could grow any number of crops. Another
well would have to be drilled. This sagebrush land provides some excellent pasture as it is.
There is lots of native feed and some sweet clover in areas. Some of this land gets some
waste water in wetter years. As you go south closer to the lake, the land is open and a short
native grass grows in this area. This dryland area of sagebrush and native grass is separated
into four pastures with the use of electric fencing. The cattle in these fields have access to
Thomas Creek for stock water if necessary. There is a riparian area near the lake, basically
below the 4702 elevation line. As the lake goes down in the summer, the cattle can graze
farther out. Electric fences can be put up as the lake goes down.
There is an irrigation well on the east side of the property. The current owner had
the well tested and it has just over 800 gpm. The owner plans to pump the water into a
pond and then pump it out to two hard reel big gun sprinklers to irrigate the 200 acres he
currently has farmed and seeded to triticale. There are an additional 230 acres of water
rights that can be used. It would be better to have another well. This is very good farm
ground that is being developed.
The owner has cleared and farmed an additional 150 to 200 acres which is ready to be
seeded to barley and/or grass, or to grass and kosha. This is very nice land and soils.

The soil is very sandy and the water table is fairly high. It will raise grass, al-
falfa, or grain. On the east side of the property there is a large deposit of gravel. It
is good quality gravel and there is a market for it to provide additional income.
There are currently two CRP pieces. One is 17 acres and brings in $945 per year.
The other is 54.2 acres and brings in $3,014 per year. Both expire on 9/30/2018.
There is a 40 acre BLM parcel inside of this property which is 28 AUMs from 6/1
to 9/30. Cost in 2013 was $171.64.
IMPROVEMENTS: There is no house on this property. There is a very nice
shop. It is 40 foot by 60 foot with a concrete floor. It is metal frame with metal
roof and siding. There is an older low profile barn with a metal roof. There are
some corrals. The property is perimeter fenced and cross-fenced into a total of
seven pastures for rotation.
REMARKS: This is a hard to find large contiguous property with a variety
of feeds. Native meadows, dry land native grasses, & clovers make this a great
pasture ranch. With the development of the land irrigated from the well, this
could be a year round operation if desired. Or, the newly developed land could
be put into grass for more summer grazing. Current owner has aerated all of the
meadows, done extensive repairs and maintenance on the irrigation system, and
fencing to help to increase the carrying capacity of the ranch. More can be done
to improve the place and there is some nice equipment available at private treaty
to help maintain the property.
People who winter in California and need summer pasture in Oregon will
be hard pressed to find a property that minimizes the distance to transport the
cattle back and forth. This is a very nice operation with potential for increase in
carrying capacity.
This is also a great waterfowl flyway. Goose and duck hunting is very
popular in this valley. Owners could lease hunting rights or use for their own pri-
vate use. The taxes are being determined by the county as there was an incorrect map
of the property owned by the sellers. The taxes last year were about $4300 but that
