If you are interested in buying a new construction, the developer’s agent will be ready, willing and able to help you with the process. But make no mistake; you need your own REALTOR® from the get-go. Even if it seems like plug and play to sign up with the developer’s on- site agent, you're going to want someone representing your interests. What is a developer’s agent? When you buy a new construction, the developer is considered the seller, and the agent representing the developer is called the developer’s agent. The developer’s agent will always have the developer's best interest, and only the developer’s best interest in mind and will make that clear to you. After all, the job of the developer’s agent is to sell out the development as fast as possible at the greatest profit. Ask us to join you on your first visit to the sales centre The developer (seller) will be responsible for paying the REALTOR® commission and needs to know if you'll have a real estate agent representing you. If you are interested in buying a new construction, the developer’s

agent will be ready, willing and able to help you with the process. But

make no mistake; you need your own REALTOR® from the get-go.

Even if it seems like plug and play to sign up with the developer’s on-

site agent, you're going to want someone representing your interests.

What is a developer’s agent?

When you buy a new construction, the developer is considered the

seller, and the agent representing the developer is called the

developer’s agent. The developer’s agent will always have the

developer's best interest, and only the developer’s best interest in

mind and will make that clear to you. After all, the job of the

developer’s agent is to sell out the development as fast as possible

at the greatest profit.

Ask us to join you on your first visit to the sales centre

The developer (seller) will be responsible for paying the REALTOR®

commission and needs to know if you'll have a real estate agent

representing you. Some developer’s might even refuse to pay your

agent a commission if you don’t register the agent the first time you

visit the sales putting you in a difficult situation.

Success starts with us representing you

represent you for the purchase of your Tsawwassen Shores or

Tsawwassen Landing home, duplex, townhome or condo.

Negotiating extras Want upgraded counters or appliances in that new home? We can help

you with all those extra perks, amenities and upgrades options.

Cooling off period We will guide you through this important 7 day period. A buyer

or lessee have an opportunity to rescind the purchase contract or lease if certain conditions are met.

Home inspection The number and sever-ity of new-home defects can often rival resale

home problems. The builder’s agent is unlikely to push for or offer up an inspection, so it's up to us to help you make this happen.

Questions We ask the questions that many buyers don't know to ask. Don’t take

any chances on one of the biggest investments in your life. It’s a huge decision — one you literally have to live with…..or perhaps not. See benefit number 15 below.

Building plans It is important to know where playgrounds, common amenities,

the garbage chute, elevators and stairwells are in relation to your home/unit. We know how to read plans and can alert you of issues.

*Buyer Guarantee Work with us and get the advantage; our unique and unparal-

leled Peace of Mind Buyer’s Guar-antee. If you find that your home does not meet your needs within 18 months, we’ll sell it for free! Certain conditions apply.

Deficiency walk We provide another set of eyes when you take possession of your new

home. We will be there with pen, paper and tape in hand when the sales rep gives you the opportunity to walk through to identify any defi-ciencies that need to be repaired/addressed.

.

MLS Access This is important for pricing advice so that you can compare both

new and resale properties and be better informed on what is a fair market price.

Closing Costs Advise you on all of the closing costs, rebates and exemptions (if any)

and point you in the right direction to find a suitable lawyer to handle your file to ensure a successful completion of your purchase.

Who to finance A builder typically will have a ‘preferred’ lender that it will try to steer

you to, but we can help make sure that you’re getting the mortgage that works best for your situation. Shopping around is always the best choice.

Negotiate Negotiate the agree-ment in your best interest. Many things are

negotiable and as an experienced agent we can help you navigate through this process.

Neighbourhood experts Understanding of the neighbourhood and any potential new develop-

ments that could restrict your views later on or cause traffic issues is in-formation you need to know.

VIP access By the time the building goes to public market, often the choice units

have been sold with up to 50% of the units being taken before the general public gets to pick any suites. VIP realtor events help you get better suites and prices.

The Right To Assign From the time you have a firm purchase contract to when you

receive the keys to your new home, you as a new buyer may want to assign your purchase con-tract (sell your rights.)

Strata experts As a former strata property manager for 13 years and selling

strata properties for another 10 years Nancy has the expert advice to help mitigate any buyer remorse headaches.
