LLC This site plan application is for the construction of a three-story age restricted apartment complex containing 70 units along with 105 parking spaces and associated site improvements. On a motion by Mr. Bilotta, seconded by Ms. McCrystal, this sit6 plan was given final approval contingent upon the developer to (1 ) indicate the NJDOT "desired typical section" for this section of NJ Route I in accordance with the current NJDOT access code on the plan and (2) remove the proposed project sign and drainage facilities from within the "DTS". The motion was unanimously canied. BARNEGAT: Lots 1. 2 / 1 Block 208.02 / 215 (BAT83fl 550 North Main LLC This site plan application is for the construction of a 9,908 s.f. addition to an existing strip mall along with 58 additional parking spaces for a total 1 12 spaces and associated site improvements. The NJDOT "desired typical section" for this section of NJ Route 9 in accordance with the cunent NJDor access code is indicated on the plan. on a motion by Mr. Bilotta, seconded by Mr. Russell, this site plan was given final approval contingent upon the developer to (1 ) submit a sight right easement form for a sight triangle easement at the proposed driveway on Bay Shore Drive in accordance with County standards to Ocean County, (2) reconstruct the sidewalk at the proposed driveways on Bay Shore Drive in accordance with the current federal ADA standards including depressed curbs, concrete aprons, no curb radii and no handicap ramps, to be reviewed and approved by the ocean county Engineer, (3) provide a striping plan for Bay shore Drive and (4) pay an off-tract traffic improvement fee in an amount to be determined after review of the traffic report has been completed. The motion was unanimously carried. BARNEGAT LIGHT: Lots 4 & 6 Block 58 (BLB128) Barneqat Devetopment LLG On a motion by Mr. Bertrand, seconded by Mr. Russell, this minor subdivision was given final approval contingent upon the developer to ('l) submit a sight right easement form for a sight triangle easement at the intersection of Central Avenue and West 30th Street in accordance with County standards to Ocean County, (2) provide a driveway detail forthe three proposed lots in accordance with Section 603:C and (3) indicate the block wall and trash enclosure will be removed from within the right-of-way of West 30th Street. Access to proposed Lot "B" is prohibited from Central Avenue as indicated on the plans. Also, if the Bamegat Light Borough Planning Board requires lhe developer to construct improvements along either Central Avenue or West 30th Street then the developer will be required to resubmit to the Ocean County Planning Board for re-approval. The motion was unanimously carried. LACEY: Lots 8.02 & 9 Block 1837 (LT714D.01) Lacev Famllv Apartments. This site plan application is for the construction of a three-story age restricted apartment complexcontaining 70 units along with 105 parking spaces and associated site improvements. On a motionby Mr. Bilotta, seconded by Ms. McCrystal, this sit6 plan was given final approval contingent uponthe developer to (1 ) indicate the NJDOT "desired typical section" for this section of NJ Route I inaccordance with the current NJDOT access code on the plan and (2) remove the proposed projectsign and drainage facilities from within the "DTS". The motion was unanimously canied.

A letter dated June 5,2014 was read from Steven Bagge of Speitel and Speitel, requesting awaiver from the submission of a traffic report. This is a small 70 unit low and moderate incomeapartmenl complex that is replacing the nursing home that was once located at the site. Thetraffic imoact of the site will be minimal.

On a motion by Mr. Scarantino, seconded by Mr. Bertrand, the Board granted a waiver fromproviding a traffic report; this site plan was given final approval. The motion was unanimouslycarried.

LACEY: Lots 11.14 Block 1617 (LT857) Lacev Road Development. LLC

This site plan application is for the construction of a 1 ,969 s.f. Dunkin' Donuts with drive thru alongwith 13 parking spaces and associated site improvements. On a motion by Ms. McGrystal,seconded by Mr. Bilotta, this site plan was given final approval contingent upon the developerto(1 ) submit a sight right easement form for a sight triangle easement at the proposed driveway onLacey Road in accordance with County standards to Ocean County, (2) design the proposeddriveway on Lacey Road to permit right turn-in/right turn-out only in accordance with Section606:C, (3) reconstruct the sidewalk at the proposed driveway on Lacey Road in accordance withthe current federal ADA standards including depressed curbs, concrete aprons, no curb radii andno handicap ramps, to be reviewed and approved by the Ocean County Engineer, (4) provide apavement restoration detail for Lacey Road in accordance with Section 61 1 :B-2, (5) add a note tothe plan indicating the developer is required to obtain a permit from the Ocean CountyEngineering Department prior to the start of construction of any improvements within the right-of-way of Lacey Road, (6) add a note to the plan indicating the developer shall obtain a letter of finalacceptance from the Ocean County Engineerforthe road improvements along Lacey Road priorto the release of any bond or other financial surety posted with the municipality for the completionof said improvement, (7) add a note to the plan indicating "Alignment and grade for curb and roadimprovements along Lacey Road shall be established bythe develope/s engineeras approved bythe Ocean County Engineer. Stakeout of all curb and road improvements shall be theresponsibility of the developer and shall be executed by a licensed New Jersey Professional LandSurveyor. This major subdivision is for the creation of six lots for six residential duplex units along with 24parking spaces and associated site improvements. On a motion by Mr. Russell, seconded by Mr.Bilotta, this major subdivision was given preliminary and final approval contingent upon thedeveloper to pay an off-tract traffic improvement fee in the amount of $4,000.00. The motion wasunanimously caried.

LAKEWOOD: Lots '14.01 Block 774.04 (LAT1049A) Halpern. Shaul

On a motion by Ms. McCrystal, seconded by Mr. Russell, this minor subdivision was given finalapproval. The motion was unanimously carried.

LAKEWOOD: Lots 9.05 & 47.01 Block 27 (LATI110B) Reich. Dan

This minor subdivision is for the shifting of a lot line. No additional lots are being created. Theexisting drivewayfor Lot 47.01 along County Line Road Westisto be removed as indicated ontheplan. On a motion by Ms. McCrystal, seconded by Mr. Bilotta, this minor subdivision was givenfinal approval contingent upon the developer to (1 ) indicate the current right-of-way half width ofCounty Line Road West on the plan, if less than 33' from centerline then provide an additionalright-of-way dedication to 33'from centerline along County Line Road Westto Ocean County, (2)indicate the depressed curb for the existing driveway along County Line Road for Lot 47.01 will bereplaced with full height curb, (3) provide a concrete curb detail for County Line Road West in

This major subdivision lies within the project limit for the "Reconstruction of East County LineRoad". On a motion by Mr. Bilotta, seconded by Mr. Russell, this major subdivision was givenfinal approval contingent upon the developer to (1 ) clarify the additional righl-of-way dedication to33' from centerline along Lanes Mill Road [OC Route 526] in accordance wilh the approvedcenterline alignment for the above referenced project to Ocean County, (2) provide a drainageeasement along the frontage of the site to accommodate drainage facilities based on theapproved design plans for the above referenced project, to Ocean County, (3) revise the trafficreport to include a future build year date ot 2024, (4) design the intersection curb radii on LanesMill Road in accordance with Section 610:E including handicap ramps in accordance with thecurrent federal ADA standards, to be reviewed and approved by the Ocean County Engineer, (5)provide a concrete curb detail for Lanes Mill Road in accordance with the Ocean CountyTechnicalDesign Manual, (6) revise County improvement note #2 to indicate "Lanes Mill Road", notSquankum Road as shown on the plans and (7) the off-tract trafiic improvement fee has beenwaived in lieu of the developer constructing additional road widening and drainage improvementsalong Lanes Mill Road in accordance with the approved design plans forthe above referencedproject as indicated on the plans. This site plan application lies within the project limit for the "Reconstruction of East County LineRoad". On a motion by Ms. McCrystal, seconded by Mr. Bilotta, this site plan was given finalapproval contingent upon the developer to (1) address the conditions for the major subdivision -14T1664, (2) design the proposed curb along East County Line Road and Brook Road inaccordance with the above referenced project, (3) provide a concrete curb detail for both Countyroads in accordance with the Ocean County Technical Design Manual, (4) provide a pavementdetail for both County roads in accordance with Section 61'l:B-2 including 8" DGA, (5) provide full

A letter dated June 3, 2014 was read from Joseph Kociuba of KBA Engineering Services,requesting a waiver to allow for AASHTO design sight triangles rather than the County standard.This request is based upon the impact of development and ability to provide proper sightdistances.

The motion was unanimously carried.

This site plan application is for the demolition of an existing car dealership showroom and thephased construction of a new 26,103 s,f. car dealership showroom and service area along with244 parking spaces and associated site improvements. On a motion by Mr. Bertrand, seconded byMr. Bilotta, this site plan was given final approval contingent upon the developer to obtain andsubmit a NJDEP wetland permit for the construction within the C-1 buffer. The motion wasunanimously carried.

This minor subdivision is for the shifting of a lot line. No additional lols are being created. Countyfacilities are not affected. On a motion by Ms. McCrystal, seconded by Mr. Russell, this minorsubdivision was given final approval. The motion was unanimously carried.

On a motion by Ms.McCrystal, seconded by Mr. Russell, this minor subdivision was given final approval contingentupon the developer to (1) construct a handicap ramp at the intersection of BayAvenue and SouthStreet in accordance with the current FederalADA standards, to be reviewed and approved bytheOcean County Engineer and (2) construct the proposed sidewalk along Bay Avenue inaccordance with the current Federal ADA standards including depressed curbs, concrete aprons,no curb radii and no handicap ramps, to be reviewed and approved by the Ocean CountyEngineer. The motion was unanimously caried.
