Long-Term PartnershipsOur business model is built on developing long-term partnerships. We are looking to develop relationships that are built to last and grow over time. We believe that this is the most effective and profitable way of doing business for everyone.

ResponsivenessWe know that your time is valuable. Our goal is to reply to your initial contact within 4 hours and to respond to your proposal, with a completed discounted cash flow analysis, within 48 hours.

CommissionsWe happily pay commissions on the acquisition, leasing, and sale of the property. The broker that brings the deal to us gets first priority on leasing and selling the investment. We do not look to cut out the broker’s commission to bridge a gap.

CollaborationWhile we handle the heavy lifting, the broker plays a pivotal role as a highly valued consultant who is

involved every step of the way. This allows the broker-partner to always

know where the deal stands and increases the likelihood that their

qualified projects make it to the closing table.

Co-InvestmentWhen the broker-partner is interested, we invite them to invest in the project alongside us as an equal partner (pari passu). As an investment partner, the broker-partner benefits from the long-term wealth creation that real estate ownership can provide, including cash flow, principal paydown, appreciation and tax depreciation.

ReliabilityOne of the most

critical components of any successful team is reliability. We want our

broker-partners to know that they can depend

on us doing all we can to make sure that a project

stays on track. We will not get to the end of the project and not close due to a lack

of capital or some other non-deal related issue.

We are actively looking for projects that meet the following criteria:

Geographic Footprint Growing markets in the following states:

� Arizona � Colorado � Idaho � Nevada � Oregon � Utah � Washington � Other Western markets on a

case-by-case basis.

Investment Size � $1MM to $30MM

Asset Class � Office � Industrial � Retail � Multifamily

Value-Add Investment Profile � 50-80% occupancy (possibly lower with tenant-in-tow) � Positive in-place cash flow � Quality properties that can be elevated to a higher level � Well located in growing markets and sub-markets � Also consider Development and Core Plus opportunities

on a case-by-case basis

We seek projects that have problems. Problems the current owners are unwilling to address. This might include vacancy, capital improvements, rollover risk, or other management challenges and deficiencies. We are actively looking for projects in our target markets.
