SPRING EDITION OF OUR 2452 MARKET REPORT

In this edition we have both good and bad news to report. To start on a positive note our local real estate market continues to show significant strength with another $1M+ sale in Sawtell as well as substantial increases in median sale prices across the postcode. The past 12 months has seen remarkable capital growth across the 2452 area with an increase of 6% in median sale prices. This is a marked improvement over 2013 figures which only reflected a 1.9% increase in the same area. Even better news is that these exceptional prices are being achieved in a shorter timeframe. In the past month alone we have had 3 properties going under offer within the first 2 weeks of marketing, meaning our sellers are only having to endure a couple of open homes before their property is sold.

Look at the cheaper suburbs:Many first home buyers want to buy in neighbourhoods that are close to their favourite café hub, but unfortunately these areas are usually the most expensive. Consider looking at suburbs a little further afield and maybe down the track you will have enough equity to be able to afford to buy in your “dream” suburb.

Find a Fixer-upper:If you absolutely don’t want to compromise on your favourite suburb, then another affordable option is to find a property that is ripe for renovation. Be mindful if you go down the renovation road as you don’t want to overcapitalise. Add up how much renovations will cost you and add this to the sale price to figure out if you aregetting a bargain or not.

don’t go it aLone:If you want to get into the property market right away but don’t have the funds yet then you could invest in a property with your partner or friends to help reduce your outlay. Just make sure that you seek legal advice before buying with another party, and ensure that they are financially stable.

There are always plenty of great property bargains out there, but you need to start looking for them or you won’t be there at the right time to snatch them up.

Spring is often seen as one of the better times of year to sell, as this is when properties look their best and buyers come out of winter hibernation. However, there can be more selling competition in the spring and summer months so this means that you really should make an effort to style a home that is clean and inviting.

start paintingIf you have a bit more time and money to spend, then painting is a great way to update a room or an entire house. Painting is also a great investment as it can help add property value. If you find that you like to redecorate often, neutral colours will always serve as a classic backdrop to match with whatever other styling elements you choose to bring into a room.

The risks of pesTsIt is many of the smaller, problematic pests that become even more active during summer. Flies, cockroaches, ants, spiders, and so on. Depending on what breed they are, even some of these smaller pests can be fairly large and unpleasant to deal with.
