Ask Alan Johnson to name a project on which his company has recently used Hebel internal wall panels, and the answer is easy.

“We use Hebel internal party walls on all our projects,” is the immediate reply.

Alan is the Chief Architect of Meriton Apartments which has designed, developed and built more than 60,000 residential apartments along

Australia’s east coast since its establishment in 1963.

He attributes the fact that Hebel is always first choice for the internal party walls in Meriton’s many apartments to a number of important

qualities that benefit both the people who work with the product during construction and those who live in the apartments.

The speed with which a Hebel wall is installed is one reason Meriton always elects to use it for internal party walls in apartments. “We

know we can rely on it going up quickly, which contributes to getting the overall project finished on time,” said Alan.

“Another advantage is that a Hebel wall has a very solid feel, which people like.” As well as feeling solid when touched, Hebel internal

Look beyond the beautiful facades of some of Mirvac’s

panels performing three tasks essential to high rise living –

fire resistance, security and acoustic privacy.

Mirvac Design’s National Practice Director, Peter Cotton,

says the Hebel internal wall system has been used by

Mirvac for a number of years, providing apartment residents

with added security and comfort.

“We are aware that purchasers prefer to see a solid,

masonry type wall between apartments,” said Peter.

“The Hebel system gives a more solid separation from

neighbours, providing a sense of security for residents. They

appreciate the fact that a Hebel wall can’t be easily cut or

peeled away.

makes life easier and safer for apartment owners who may

BROOKFIELD MULTIPLEX CONSTRUCTIONS PTY LTDNew South Wales

Project 50 Martin Place Redevelopment

This landmark heritage–listed building was constructed between 1925 and 1928 and is a rare Australian example of the American influenced Inter–War Beaux–Arts style. The refurbishment has transformed the interior of the historic building into a state–of–the–art commercial workspace over 11 levels. The project involved a complete refurbishment of building services and systems, fit out of the interiors, widening of the existing atrium, as well as construction of a new two–storey glass–domed roof, and glass shuttle lifts. Brookfield Multiplex has created a world class global headquarters which

Project NBN Satellite Earth Stations

The complex electrical services component of the NBN Satellite Earth Stations project involved the supply and installation of electrical reticulation, backup power, lighting, switchboards, earthing systems and civil works on four remote, unmanned sites for the network. The site installations included satellite antennae, a technical equipment room, electrical switch rooms, offices, general support areas and electrical and mechanical infrastructure.

Little Sahara is a listed geological monument occupying an area of over two square kilometres of spectacular inland sand dunes. The Interpretive Centre is a low impact building, which sets new standards for environmentally sustainable tourism. Disruption of the ecosystem was minimised by careful consideration of the environmental impacts of each decision, and by inducting all trades to ensure they were fully aware of the fragility of

the site. Service ducts were included to allow upgrade of services in the future.

Project Sandyhill Apartments, Sandringham

This development comprises 450 apartments over three stages, with stage one consisting of 190 apartments and a two–level basement car park. There is a mix of one, two and three bedroom apartments through levels one to eight with a gymnasium, infinity pool, spa, café and retail space located

on the lower levels. The external façade comprises a variety of finishes, which enhance the overall look of the building. Full height façade glazing and generously sized balconies provide uninterrupted views.

Located in Sydney’s CBD, the redevelopment required major structural demolition and reconfi guration works as well as the addition of a new structural steel and glass dome roof. These works were carried out within a landmark national heritage–listed building and above the operational Commonwealth Bank business. Noise and vibration limitations, extensive lead paint removal, and combining new technology and materials within the heritage fabric of

the building were just some of the challenges faced.

The stunning main entrance is primarily made up of exposed structural universal beams with timber infills, tapered windows and Fielders Shadowline angled both vertically and

horizontally. The centre incorporates offices, a gymnasium, a swimming pool, chilled plunge pools, as well as educational and accommodation facilities.

Collaboration between the builder, the owner and the ACT Government produced a modern, functional workplace for Canberra’s north. This building’s impressive central atrium is a void linking all four levels. The void is topped by a full length south facing roof light, which adds to the thermal performance of

the building. The project encountered a high degree of technical diffi culty, requiring at peak times 1,100 workers. Security requirements were extensive.

also feature in the impressive lobby, along with high ceilings and a dynamic compilation of lights and colours. The building provides the perfect venue for creativity and entertainment.

Project Dr Chau Chak Wing Building, University of Technology, Sydney

This is a complex 14 storey concrete structure with large overhangs, voids and leaning columns. Approximately 320,000 bricks make up the façade that curves in three dimensions. Five different bespoke shapes of brick were required. 3D modelling was an integral part of this complicated project.

Inspired by a tree house, each floor has a unique shape with offset floor plates not meeting the curved façade at right angles. A striking polished stainless steel staircase lends a sculptural focal point to the main lobby and reflects movement of both people and ideas.

The past two years have been ‘full-on’ for the housing and construction sector. Low interest rates, a rising population and firm foreign demand have driven the industry to new heights. But what now?

The outlook depends greatly upon where you’re sitting.

What does the Australian Property market hold for 2016?

Economists generally agree that interest rates are likely to remain low throughout 2016. A few voices are calling for the Reserve Bank to cut its cash rate but a cut seems unlikely at this stage. In fact, fixed interest rates may rise a touch given as these depend more on global factors. The US is predicted to begin lifting its interest rates before the end of 2015.

Relatively low interest rates are expected to underpin demand for housing in Australia during 2016.

The population is also expected to continue growing – but not at the pace seen in recent years. The demand for workers on major resource projects is in decline and migration has slowed. That said; the demand for housing in most major cities will grow as the population expands in 2016.

Foreign demand seems unlikely to dry up in 2016. While China has applied the brakes on some capital outflows, the weaker Australian dollar brings into play other offshore markets. In the eyes of foreign investors, the ‘red light special’ is flashing in Australia.

A weak Australian dollar should stimulate demand for housing and may well lift demand for tourism related construction.

So what can go wrong?

In Victoria, building approvals have come down from their peak. They remain at a historically high level but towards the end of 2016 the smaller pipeline of approvals could well result into a slowdown in construction, especially in the residential apartment market. A similar story can be told in Adelaide, Perth and Brisbane. For NSW, the picture is brighter as the construction industry struggles to meet demand.

Bottom line: slower, but still reasonable activity in most markets but NSW to expand further.

Project requirements:

•The new roof needed to carry an extensive product and installation warranty and Sika was able to provide that using the Sika Sarnafil G410 20L system. This system provides a manufacturers product warranty of 20 years.•Danrae had to install the new roof quickly and efficiently and there had to be provision for foot traffic as there are several communications and air conditioning units located on the roof that require regular servicing. Danrae installed Sika Sarnafil walkway pads

which were used to create a dedicated walkway for trades to access the rooftop mounted services.

sika solution:•The Sika Sarnafil system offers a wide range of different accessories to make application easier and quicker and Danrae used these to full advantage. The roof was installed making optimum use of all the available accessories in the range including pre-formed internal and external corners, down pipe inserts and a variety of sizes of scuppers and

flashings. The project was completed in under 5 weeks finishing in mid August 2015.

CAmpbeLLToWn hoSpiTALCampbelltown hospital trust identified a long standing issue with the poor condition of the 1600 sq metre flat roof of one of their main buildings and issued a tender to remove the old and install a new roofing system. Danrae waterproofing proposed using Sika Sarnafil as a complete roofing solution. This was the only pVC sheet membrane proposed through the tender process and was selected over the alternatives of torch on membrane systems.
