Page 6: 16335 saaa sr

July/August 2013 | www.saaaonline.org6

We would like to welcome our newest members to the Product Ser-vice Council: Jennifer Duran with BG Staffing and Bobby Bridwell with Arbor Contract Carpet. Both have already been hard at work serving on various committees, and helping out with our upcoming 2013 SAAA Expo. The Expo will be held on Thursday September 19, 2013 at the Freeman Expo Hall, so get ready to Follow The Yellow Brick Road and join us for a great time.

This year, one of the projects that PSC has been working on is the im-plementation of a new Sponsorship Program. The new program will allow

members to review a menu of the sponsorship opportu-nities for SAAA events that occur throughout the year, and hopefully allow for advance planning and budgeting for our members. The new program will also open sponsorship opportunities for new associate members to participate in. Keep an eye out for more details coming soon.

On behalf of PSC, we would like to thank all the members and the SAAA staff who have contrib-uted their time, ideas, and talents to help make all of the SAAA events a great success. We look forward to continue working as a team to keep “Success in Motion”.

EDUCATIONTake the next step in your professional development and become a certified success by earning your Certified Apartment Portfolio Supervisor (CAPS) designation. The National Apartment Association Education Institute (NAAEI) offers this nationally recognized designation for multi-site supervisors and experienced apartment managers with a CAM, ARM or RAM designation.

The on-site manager is a vital link between apartment residents and the community owners and investors. The manager must provide satisfactory accommodations for the residents as well as a strong bottom line on the owners investment. That’s why an increasing number of owners and investors are seeking NAA-designated CAM, Certified Apartment Managers, to fill their staffing needs.

Leasing professionals are the first people prospective residents meet, and often their only impression of the property staff. This course is designed to teach these professionals skills to help them become top producers.

GOVERNMENT AFFAIRS

paigns. Secondly, on Election Day, our members did a great job of coming out to support the two candidates. We had members at ten election poll sites from 7:00 a.m. to 7:00 p.m. Once again, we cannot thank ever one of our members who ded-icated their time and energy on that day.

San Antonio City Council Races – Winners & Losers (and run-offs!)Let’s talk a little more about the San Antonio City Council elections, of the ten candidates that our Association endorsed, seven won their elections, two went into run-off elections (City Council District 5, David Medina (against Shir-ley Gonzales); and City Council District 8, Ro-lando Briones (against Ron Nirenberg)), and one lost her election (City Council District 3, Leticia Ozuna). Those who won, and who we had endorsed are: Mayoral Place, Julian Castro; District 2, Ivy Taylor; District 4, Rey Saldana; District 6, Ray Lopez; District 7, Cris Medina; District 9, Elisa Chan; and District 10, Carlton Soules. By the time this article goes to print the run-off elections will have been decided, so stay tuned to the news and to the next issue’s article as we discuss who won those elections.

New Councilwoman – Rebecca ViagranIn San Antonio City Council District 3 we have a new Councilwoman, Rebecca Viagran. She comes with a lot of experience in city politics and city governance. She used to work for a councilperson and has served on several boards and commissions. I have already met with her briefly and she is dedicated and intelligent. I’m sure that her office and our Association will work well together.

State LegislatureThe regular session of the Texas State Legisla-ture has come to an end, its last day was May 27th; but the Governor quickly called all the legislators back for a Special Session to hammer out political redistricting maps. More on this on the following issue’s Government Affairs Cor-ner. Point of interest: HB 316 by Representative

elcome back to the Governmental Affairs Corner! In this article we have much grat-

itude to give to many of our members; and I wish we could thank each one of you by name, but there are simply too many of you to list. So I will do my best to ensure that our gratitude comes through in this article.

2013 SAAA PAC Business ExchangeLet’s begin by acknowledging all of the partic-ipants in this year’s SAAA PAC (Political Ac-tion Committee) Business Exchange held on June 14th at Granberry Hills. Talk about a major success. We had 26 owner/management com-pany members sponsor (gave of their personal time and energy for free) to be at this event; we simply can’t thank them enough. We also had an equal number of vendor members participate, and we also want to thank them for registering and attending the event. At the event, and since the event, we keep hearing from both vendors and owner/management companies great re-views about how beneficial the exchange was for their businesses. On the fundraising side of this, the event raised over $13,000 of PAC Funds, almost double of last year’s SAAA PAC Business Exchange! This was a phenomenal job by everyone. If you’re interested in next year’s Business Exchange, contact me as soon as you get a chance to find out about it. One more spe-cial thanks to the PAC volunteers who helped as marshals during the exchange ensuring that ev-ery participant stay on the event’s schedule.

San Antonio City Council Races - VolunteersThe next thanks go out to every one of our mem-bers who stepped out and took part as volunteers for a couple of the San Antonio City Council candidates endorsed by the SAAA Board of Di-rectors; City Council District 3 Leticia Ozuna and City Council District 8 Rolando Briones. We organized a phone banking session for both candidates and we want to thank the people who came out to take part in that session as phone banking plays a crucial role in electoral cam-

Jon Otto of Dayton made it through the legis-lature. This bill will make a current pilot pro-gram permanent and extend it statewide; it’s a program which allows taxpayers with prop-erties valued over $1 million to appeal ARB (appraisal review board) decisions to the State Office of Administrative Hearings (SOAH), which is something that would benefit our members. Now it’s just a matter of time to find out if the Governor will sign this bill into law, let become law without a signature or veto it.

SAAA PAC - PosterOn a different and very positive note, the SAAA PAC members have been busy at work. They have come up with an amazing and sim-ply wonderful idea, it’s the PAC Poster. This poster is titled “You know you’ve been in Property Management too long when…” and contains 15 items in response to the title. Many property managers have already expressed that they want one of these to display on their of-fice and even at other locations on their sites. Anyone can get a poster for a small PAC dona-tion of $29! You can speak to any of our PAC members or contact me for more information on how to get one of these posters.

SAAA PAC - PinsAnother item that the PAC members have come up with is the new PAC Pin (actually there are now two pins, a gold one and a silver one). These pins designate the level of contri-bution a person has donated to the PAC Fund; if you donate $200 or above you get a gold pin, otherwise you get a silver pin. You should already have started seeing people wear these pins as they show their strong and proud sup-port of the PAC Fund.

Please keep checking the Government Affairs section of our website www.saaaonline.org for upcoming events, current affairs and issues of interest to our industry. As always, my door is open to everyone. If you have any concerns or ideas, just contact me.

SUCCESS

FOCUS... The Recipe

for Sucess!

In today’s competitive world, we believe that multi-tasking is essential and we are obsessed with becoming “well-rounded” personalities.

Take the example of any person who has achieved success in his or her chosen field and you’ll find that they share certain traits.

You’ll find strong motivation, clear goals, the will to overcome all odds and hard work.

But there is one quality that distinguishes them from the rest.

And it is their ability to concentrate all of their attention on the goals they have set.

While effort is important to complete a given task, it is this ability to focus that is often the deciding factor that determines how well you do it.

The Value of Focus

Remember the school experiment in which we used a lens to cause the convergence of the sun’s rays and watched in awe as a scrap of paper placed underneath caught fire? This, precisely, is what focus is about.

When the rays of the sun scatter everywhere, they do not have the capacity to generate enough heat but use a lens to focus the same rays and you get magical results.

Rather, stop doing the things that are not an absolute necessity at the present moment, and you will find it easier to focus on those that are most important.

2. Prioritize

Before you blindly jump into getting things done, pick the tasks that are most important. Sort out the items on your “to do” list and arrange them ac-cording to how urgent or important they are.

Prioritizing will help you avoid the ac-tivities that drain your time and energy. If you have set your aim on learning a new skill, give yourself a timeframe within which to complete it and put it as an important task on your list.

Cut out something that is not as im-portant and you will find it easier to do what you need to do to achieve your goal.

3. Get Rid of Distractions

It takes very little to divert our mind from the task at hand – an e-mail from a friend, or an interesting article in the newspaper or even a simple conversa-tion in the office can serve as a distrac-tion.

Distractions tend to make you lose not just valuable time, but also your focus; so take steps to keep them away.

De-clutter your desk, your computer or your home and you are sure to find it easier to focus on the task on hand. If you have an important presentation to prepare, do not log on to your email and turn off notifications because the messages there will divert you from working on your project. Take off the

Similarly, you may have the greatest ideas and the most brilliant of plans but unless you set your sights clearly on what you wish to achieve and fol-low through with focus, you will not reach your goals.

HOW TO DEVELOP FOCUS

Compared to motivation or persever-ance, focus is often easier to develop. It does not require you to learn some-thing new; rather, it involves a process of letting go of some of your habits that distract you from the most import-ant things.

Here are a few ways in which you can develop focus.

1. Stop Doing Too Much

Think of all your activities throughout the day and list them out. Then look at each one individually and assess if you really need to be doing it. Where possible, delegate the task to someone else; if there are things you simply do as a matter of habit, but which do not contribute in any meaningful way, stop doing them.

Keeping up with news of your area of expertise or general situations in your area may be necessary; but is it real-ly so important to regularly follow the gossip columns that detail the lives of celebrities?

If you have a full-time job, attend classes to pick up a new skill, volun-teer for community work and take up a part-time job to augment your income, burnout is an inevitable outcome be-cause you constantly have so much on your plate that it overwhelms you.

SUCCESS

headphones to cut out the music.

Announce to people that you are going to be busy and out of bounds for the next few hours and shut the door of your room. Turn off the television and maybe even your phone.

THE BOTTOM LINE

In today’s competitive world, we be-lieve that multi-tasking is essential and we are obsessed with becoming “well-rounded” personalities.

While this may seem like a good thing, it has the potential to cause damage by draining you.

Instead, stick to one goal at a time, eliminate clutter and work on achiev-ing your one goal before moving on to another one.

Take these steps to improve your focus and almost instantaneously, you will find your productivity soaring.

What is the SAAA PAC?

The SAAA Political Action Committee (PAC) works on behalf of

SAAA members. Our PAC works to develop and maintain productive relationships with key public officials at the local, state, and national levels. We are successful when we have active dialogue with public policy makers in order to ensure that legis-lation is favorable to our industry.

Legislation can begin at every level of govern-ment and can have a significant impact on the bottom line of our businesses and on our daily work environment. A misconception exists that legislation exclusively impacts property and management company owners. The reality is that it has a global and direct impact on each of us in the industry. When a company’s bottom line is impacted it affects employee benefits and financial decisions related to a property’s expenses and the community.

Tell us a little about starting your business or starting out in the business?

My agency started in 2002. I have always loved working with people and decided that the insur-ance industry would give me that satisfaction. I have quickly become the largest Farmers agent in the South Division in writing commercial busi-ness, mostly apartment complexes.

Hobby? Love classic cars

What is the most important part of customer service? Getting it right the first time. I have very little service work because of that. We “Take Care of our Customers”.

What sets you or your company apart from the rest?I’m always available either I’m in my office or my cell phone is just a call away and my customers can always get a hold of me both during the week or weekend.

Favorite vacation spot?Never been, but want to go to Hawaii

Favorite thing to do in San Antonio?Eat out and be with friends.

Congratulations to Maykin Wynn! She is the Buddy of the month! Maykin has worked hard this year on the Buddy Committee mentoring new members and always going out of her way to make them feel welcome.

I enjoy all the problem solving and that no day is ever the same. I look forward to many more years of providing great service and meeting new friends.

Most admired person and why?My Mother and Father for always supporting me and teaching me the importance of good work ethics, family and generosity.

Hobby? Offshore fishing

What is the most important part of customer service?Communication and good listening skills.

What sets you or your company apart from the rest?My partners and I started Gruene Pest Man-agement, LLC with a vision of being the best service company in our industry.
