will open a store in El Paso for the first time. The natural food supermarket aims to open
the 45,000-square-foot store, now underconstruction on Mesa across from CoronadoHigh School, in October, according to RickAmstater of RJL Real Estate Consultants, a realestate brokerage firm tasked with thedevelopment of a two-story shopping centeralso underway next to the supermarket. “In addition to Whole Foods, we’re building
another 45,000 square feet of space and of those45,000 square feet, 12,000 square feet will beoffices on the second floor,” Amstater said.“The balance will be either retail or restaurant.”Tenants for the spaces have not yet been
announced, he said.“The other tenants will move in before and
after [October],” Amstater added.Whole Foods is slated to hire more than 100
individuals to operate the store and payemployees a starting wage of $11 per hour,according to Whole Foods spokesperson DavidRedick. “Typically, we hire 80-to-95-percent of the
team members within the immediatecommunity, with a handful of transfers fromother areas of the country – New Mexico andTexas,” Redick said. Jobs will be posted on the company’s website
late this summer or early this fall, he noted. High quality food and a knowledgeable staff
is what sets Whole Foods apart from othergrocers, Redick said. “We are the first national grocery chain
committed to providing GMO [GeneticallyModified Organism] transparency for ourcustomers by 2018,” he said. “There are 90-plus

nitrites or nitrates, or antibiotics in any of ourmeat,” Redick said. Whole Foods’ wild-caught seafood comes
from fisheries that are certified sustainable bythe Marine Stewardship Council or are ratedeither green or yellow by the Monterey BayAquarium Seafood Watch® program and TheSafina Center. “We don’t sell any of the red-rated seafood
that you might find at other grocery stores orseafood markets,” Redick said. “Red ratings
typically suggest that the fishpopulation is overfished orcaught in ways that harm othermarine life or habitats.”Whole Foods buys and sells
farmed seafood as well, butonly from farms that are leadersin environmentally responsibleaquaculture, he said. The company’s aim to reduce
its effect on the environmentisn’t limited to the food.Construction of the store isbeing done with energyefficiency in mind. “We will install solar panels
on the rooftop,” Redick said. “The store willfeature all LED interior lighting, and we areusing recycled glass for a portion of thestorefront.”Until the Westside store opens this fall, the
closest Whole Foods Market to El Paso is inAlbuquerque.“We see an impressive and growing food
scene in El Paso and want to be a part of thisfood movement,” Redick said.

normal heading into the spring homebuying season, accordingto the recently released Freddie Mac Multi-Indicator MarketIndex® (MiMi®). However, there are pockets of weakness,particularly in the Great Lakes Region and the South outside ofFlorida and Texas.
The national MiMi value stands at 82.7, indicating a housingmarket that's on the outer range of its historic benchmark levelof housing activity, and little changed with just a +0.18 percentimprovement from december to January and a three-monthimprovement of +1.46 percent. However, on a year-over-yearbasis, the national MiMi value has improved +7.57 percent.Since its all-time low in October 2010, the national MiMi hasrebounded 40 percent, but remains significantly off from itshigh of 121.7.
"despite a stronger jobs market and decliningunemployment, wage gains have not kept pace with houseprices putting a pinch on homebuyer affordability,” says FreddieMac deputy Chief Economist Len Kiefer. “In the top 100 metroareas MiMi tracks, Los Angeles and Honolulu have elevatedpayment-to-income indicators and Miami, FL, is very close toelevated. An additional six metro areas have their MiMipayment-to-income indicators over 100, indicating that thepayment-to-income statistic for that area is above its historicbenchmark. At the state level, the district of Columbia has anelevated payment-to-income indicator while Hawaii andCalifornia have values above 100.”
Thirty-four of the 50 states plus the district of Columbia
have MiMi values within range of their benchmark averages,with the district of Columbia (101.8), North dakota (96),Hawaii (95.6), Montana (95.1) and Utah (94.5) ranking in thetop five. Compared to the same time last year, 22 states and thedistrict of Columbia had MiMi values within their benchmarkranges.
Fifty-six of the 100 metro areas have MiMi values withinrange, with denver, Colo. (99.8), Austin, Texas (99.1), SaltLake City, Utah (97.7), Honolulu, Hi. (97.6), and Los Angeles,Calif. (96.9) ranking in the top five. Compared to the same timelast year, 29 of the top 100 metros had MiMi values within theirbenchmark ranges.
The most improving states month over month were Colorado(+1.41 percent), Oregon (+1.31 percent), Mississippi (+1.07percent), New Jersey (+1.05 percent) and Arizona (+0.88percent). On a year-over-year basis, the most improving stateswere Florida (+16.72 percent), Colorado (+15.56 percent), NewJersey (+14.61 percent), Nevada (+14.21 percent), and Oregon(+14.04 percent).
The most improving metro areas month over month wereColorado Springs, Colo. (+2.09 percent), denver, Colo. (+1.53percent), New Orleans, La. (+1.48 percent), Ogden, Utah(+1.19) and Stockton, Calif. (+1.12 percent). On a year-over-year basis, the most improving metro areas were Orlando, Fla.(+20.39 percent), Cape Coral, Fla. (+19.25 percent), denver,Colo. (+19.09 percent), Tampa, Fla. (+18.93 percent) andportland, Ore. (+18.07).
In January, 44 of the 50 states and 78 of the top 100 metroswere showing an improving three-month trend. The same time
last year, 13 of the 50 states, and 42 of the top 100 metro areaswere showing an improving three-month trend.
"These payment-to-income indicators are high despite thefact that mortgage interest rates remain low,” says Kiefer.“Mortgage rates fell at the start of the year, helping to bolsteraffordability heading into the spring season. But a lack ofavailable inventory of for-sale homes has constrained manymarkets. We see that reflected in the MiMi purchaseapplications indicator, which remains weak nationwide."
