When applying for a loan it can be a time consuming process but there is a simple way to go about it. There are a number of things an applicant can consider in order to increase their preparedness, awareness and credit worthiness. The first thing to do is try to be finance ready, make sure bills are paid on time to avoid surprises on the applicant’s credit file. Reduce credit card limits if possible; this will increase borrowing capacity. Have documents ready. These often include; 2 forms of ID, 6 months mortgage statements for a refinance or loan increase, or if a purchase, the purchase contract will be required. Evidence of ‘funds to complete’ if a purchase, a clear understanding of assets and liabilities to avoid leaving any off and being accused of non-disclosure, and an exit strategy if over 55.It is always wiser to never be a guarantor for anyone; it is incredibly risky. Never purchase a property with someone else except a spouse, lenders can attribute 100% of the debt and only a % of rental income, inline with what each person on title is responsible for/entitled to. The fundamental elements of what a lender assesses when deciding on every application and every applicant are what

People who work more than 39 hours a week are putting their health at risk, according to new research from The Australian National University (ANU).The research shows the work limit for a healthy life should be set at 39 hours a week instead of the 48-hour-week limit set internationally about 80 years ago.Lead researcher Dr Huong Dinh from the ANU Research School of Population Health said about two in three Australians in full-time employment worked more than 40 hours a week, with long hours a bigger problem for women who do more unpaid work at home.“Long work hours erode a person’s mental and physical health, because it leaves less time to eat well and look after themselves properly,” Dr Dinh said.For women, Dr Dinh said the healthy work limit was 34 hours per week once their other commitments were considered. The healthy work limit for men was up to 47 hours a week generally because they spend much less time on care or domestic work than women.

“Despite the fact that women on average are as skilled as men, women on average have lower paid jobs and less autonomy than men, and they spend much more time on care and domestic work,” Dr Dinh said.“Given the extra demands placed on women, it ’s impossible for women to work long hours often expected by employers unless they compromise their health.”The research used data from about 8,000 Australian adults as part of the Household, Income and Labour Dynamics in Australia (HILDA) Survey.Co-researcher Professor Lyndall Strazdins from the ANU Research School of Population Health said Australia needed to resolve some of the bigger problems that affect work and home life balance.“Australia needs to do more to change attitudes to work and to support men to take time to care without penalty or prejudice. She and her husband, John worked in a China Town restaurant, til they saved enough to open their own restaurant in Sydney. A move to Rockhampton set them on a new and lucrative course, where they built House of China restaurant. Eventually, they expanded to four restaurants and had a mobile kitchen catering to the armed forces.
