Apartment Garage Plan Considerations
If you have thought of building a garage combined with living space above or beside you are in luck. There are many such garage plans available in today's industry.
However, to plan a successful garage building project, there are a number of considerations to weigh before actually buy garage plans:
1. Is your property large enough for an accessory garage building?
2. Is the apartment to be used as an accessory dwelling or rentable unit?
3. Is design compatibility and context important ?
Your local Planning Dept. or Zoning Dept., either at county or city level government, has information about your specific property in their records. Properties are usually identified by their property tax number. You can visit the office and acquire property legal descriptions and diagram and all associated information. You can then look up the zoning category definition for your property location. The categories specify allowable activity (residential versus manufacturing, for example) density (number of dwellings per acre) and dimensional limits and controls such as building setbacks from property lines and easements, lot coverage percentage, building height.
Is your property large enough for an accessory garage building?
This goes back to zoning laws so should be researched early in the process. If the living space is for a family member or relative you would likely be building it to enhance your property and you would need to verify the amount of cash outlay or monthly debt service you can afford. If it's for rental income then, again, you need to evaluate your budget and analyze projected cash flow relative to your financial and tax circumstances. Building new structures on your property will add value to property so it will be tax assessed at some point for that greater value.
Is the apartment to be used as an accessory dwelling or rentable unit?
There are many garages or garage apartments built without regard for aesthetics, often because the new structure occupies a different area of the property. If your existing home is plain looking, a basic garage plan would match well. However, many planned residential communities have development and architectural guidelines which must be met in terms of the garage design. And, there are circumstances where a property owner wishes to enhance the architectural quality of their property and respond appropriately to the context of their neighborhood. One can look at building form and style, roof lines, siding materials, and scale of the new structure.
