The majority of industry experts, agents, brokers and consumers anticipated the new year would show immediate signs of robust activity. In fact, the activity dropped slightly with a similar drop in avail-able lender mediated inventory. There are reportedly more consumers feeling more anxious with the looming April 30th deadline for seller/buyer incentives. A pattern of more reasonably priced listings are appear-ing available on the market as well and it’s our job to help consumers see the benefits of those properties. There also appears to be an increased number of Non-MLS and many

REO assets closed Non-MLS prior to redemp-tion (visit our Tuesday Master-minds for that book of busi-ness). We’re also seeing a slight

spike in REO inventory from a variety of different sources. Congratulations Jodi Vezina on your diligent work with your 3 soon-to-be REO listings. In other change-worthy news, I’m very excited to be working with our newest team members: Justin Burke, Jan Strand, Bill Pankonin and just recently Regan Massee. All bring a diverse opportunity for the rest of our Nexus to work within their broad commercial and investor spheres of influence. Stop by and visit Bill at his new office in Lakeville. It is a very posh meet-ing space for your clients in that area of the cities. Our Nexus is seeing positive changes due to the weekly mastermind groups. More business leads developing for more agents who are participating in the groups— everyone is welcome to attend our morning masterminds on Monday, Tuesday or Wednesdays’ from 8:30am-9:15am. Each group is a different group and some

are lead by others having success in their niche. Thank you Patti Ann for the basic blogging mastermind sessions you’ve lead for our agents. Tuesdays’ business building meetings take place from 9:30am-11am every week. Another area where great changes will be seen is in growing each others busi-ness and helping clients and agents working with minority groups with limited communi-cation opportunities in the real estate sphere. For those interested in mind-sharing that book of business and opportunity, please come to one of our Monday Mastermind sessions. Finally, as we are about to wrap up our first quarter; please be prepared to pro-actively meet or phone conference with me about your 2010 business plan. Remember, my goal is to help in any area you feel you will be doing business.

Five years ago, I was looking for a company that had better training and environment that would encourage personal growth and productivity. The business model of the company I was about to leave did not en-courage the flow of information between agents; therefore, many agents kept this information to themselves behind closed doors. After hearing about EXIT Realty and attending one of their training sessions, I knew immediately I would want to make the move to EXIT for the

quality of training and opportu-nity not available anywhere else. The move to EXIT was quickly made. Since then many changes have occurred. The real estate market is different today. Technology and marketing tools we now have makes what seemed to work 5 years ago feel slow and less pro-ductive. The business model has also changed as foreclosures have become a large part of our market. With change, there are still opportunities if one is willing to look and adapt. My decision

to move to EXIT Realty gets reinforced over and over again as I visit with many of my col-leagues that have been in the business for 30+ years. Many are upset, concerned and on the edge financially because of the market change and their unwillingness to

adapt or lack of di-rection. They have not adapted to the change that has been thrust upon all of us. I too may have been in the same situation without the strong leadership, training

and marketing tools within EXIT on the national and local level. My marketing expenses are less, yet I’m more efficient in commu-nicating with clients and custom-

ers, prospecting and marketing real estate properties The leadership and train-ing available to all agents at EXIT Realty Nexus thru our Broker/Owner, Frank D’Angelo has been invaluable for my suc-cess and after 37+ years, the de-sire and fun of being a REALTOR® has been restored. What I was looking for five years ago has been found and embraced at Exit Realty Nexus. The economy might be cold to some, but the auction busi-ness is hot.

That’s right! Auctions. When people think of auc-tions they may conjure up ideas of a fast talking auc-tioneer, people bidding up a storm. Or they may think the enormous buying and selling power of eBay. Thanks to this auction powerhouse, people in gen-eral have a wider familiarity with the auction process. In the world of real estate an auction is trans-parent and the reverse of a traditional sale. The advantages to the seller and buyer are numerous. Seller sets the sales date and minimum, while the buyer sets the

sale price. Most sales close within 30 days and auc-tions help capture immedi-ate value. Thanks to the power of the internet, auctions are now much more available to a wider marketplace and to clients all over the world. Investors and end-use buyers are coming out of the global wood-work which boosts de-mand and makes the entire process more attrac-tive. Auctions are also an efficient option for banks looking to lighten their REO inventory in a fast manner. In the past competi-tion between broker and auctioneer made it more

difficult to offer auctions as an outside the box option. In today’s market, auctions, with its numer-ous benefits, are a great opportunity. They are no longer considered a last resort!

In fact, auc-tions of land alone comprised $26 bil-lion in sales in 2008 according to the National Asso-ciation of REAL-TORS®. Residential

sales you may ask? $17.1 billion in 2008. In our upcoming auction on March 20th at the Wayne Pike Auction Center in Princeton, we have 97 units/lots and 1 house going to auction. In

addition, there is owner financing available on most properties. Imagine the power of the an auction and owner financing com-bined.
