LAP AND SEAL TECHNOLOGY

Correct detailing and use of air andvapour control layers or air barriers inconjunction with Protect Lap and SealTechnology can dramatically reduce airleakage and energy consumption inbuildings.

The Protect range of sealing tapes hasbeen developed to complement the Protectrange of construction membranes includingtimber frame/cladding membranes andvapour control layers, to help reduceuncontrolled air leakage in all forms ofbuilding construction.

Design and ConstructionAirtightness must be addressed at both thedesign and construction stages to bewholly effective. Whilst the minimumstandards have been achieved on a numberof new buildings, many fail to comply owingto inadequate design and poor siteconstruction.

Controlled VentilationSealing of the building fabric to eliminate airleakage will significantly reduce ‘fortuitous’ventilation, so the need for controlledventilation to provide good air quality andprevent condensation and mould growthbecomes increasingly important.

Leakage through ceiling from gaps around loft hatch frame orinadequate seals between the hatch and frame.

Gaps around electrical services, cables, sockets, light fittings,ceiling roses and recessed lights.

Partition junctions, particularly with external walls or ceilings.

Gaps between floorboards or blocks, particularly around theperimeter / gaps at the junctions of floors and external walls.

Gaps around windows and external doors, eg window frame andwall reveals, between doors and frames, door thresholds etc.

Gaps around extractor fans, boiler flues and cooker hoods.

General leakage through walls - gaps in mortar joints or missingjoints around blockwork on the inner leaf.

Gaps around service pipes, eg plumbing supply, central heatingand soil pipes, particularly behind sinks, baths and WC’s.

Cuts and holes in vapour control membrane to accommodateservice penetrations.

Air Leakage PathsCommon air leakage paths areshown in the illustration. Theairtightness strategy needs toaddress these problem areas byintroducing air barriers into thestructure which are well sealedat junctions and between theelements to reduce uncontrolledair leakage. Detailing should beas simple as possible to allowfor ease of installation.

Protect Double-sided Tape

Double-sided, high-tack tape forsealing between laps of Protectand other membranes.

Applications: Designed for sealing overlaps oftimber frame membranes, airbarriers and vapour control layersand for sealing Protectmembranes to smooth surfaces.Can be used for internal orexternal applications.

Applications:Designed to sealthe structural revealof the building tothe edge of thewindow framereveal prior tostructural finishing.

Protect VC Foil Tape

Single-sided, high-tack, reflectivealuminium tape.

Applications: For sealing simple overlaps ofProtect VC Foil. For internal use only.

Protect Butyl (Nail) Sealing Tape

Double sided high-tack butyltape.

Roll size: 30mm x 25m

Applications: Designed to form a moisture tightseal between Protect membranesand rafters, timber studs orcounter battens, with thisapplication the release liner is leftin place. It is also used to sealthe Party Wall Air Barrier tomasonry to achieve an airtightseal around the perimeter, in thisapplication the release liner isremoved. Can be used forinternal or external applications.

Protect Reinforced Universal Tape

Single-sided, high-tack, UV andheat stabilised spunbondreinforced tape.

Roll size: 50mm x 50m

Applications: Designed as a general purposetape for sealing overlaps oftimberframe membranes, airbarriers and vapour controllayers. It is available in blue or black. Can be used for internal orexternal applications.
