PaddingtonPaddington is currently one of the real buzz suburbs. An influx of many strong buyers with very few homes available is really driving up the prices. Alongside the demand, block sizes are usually smaller however homes are being renovated or designed to the highest quality taking advantage of the sloping blocks and creating some amazing architectural masterpieces. The ease of maintenance, just being able to move straight in and the proximity to the CBD makes this the go to suburb for executive families and professional couples.

A beautiful suburb with great parks, hilly backdrops with gorgeous forest and walking tracks with increasingly great cafe options. Filled with renovated and pre/post war Queenslander style homes and narrow streets give the suburb an old-world charm, and there are plenty of trees and greenery to lend this suburb a peaceful vibe. It is diverse and great for people with average incomes or those who are affluent with 61% of the population being families. Very good public and private schools and there is a park entrance on almost every street!
LEWIN STREET STOREHidden deep in a tangle of residential streets, away from any parking nightmares, is the Lewin Street Store. Their operation is about 90% café, 10% grocer and now selling indoor plants! Not only can you pick up basic necessities like bread and milk, the modest menu offers a couple of great options such as their avocado toast which is known as one of the best in Queensland. Coffee from the up and coming brand Allpress Roasters and pastries from our favourite bakery, Crust & Co. This little place is almost a one stop shop in the morning.
NEVER & BARELY WORN Because who doesn’t like a little thrift shopping! Never & Barely Worn in Bardon is a lovely little shop that features a range of quality preloved goods. Here you can find a range of gorgeous designer, vintage and new pieces that are ever-changing. You are spoilt for choice!
All are welcomed to bring their high-end designer clothing, shoes, belts and handbags to Goulmy in exchange for 50% of the sale price. It’s like taking a step back in time. Never & Barely Worn is tucked into a retro shop front on Stuartholme Road, a fitting location for this little gem.
BARDON COMMUNITY MARKETS Bardon Market provides a great location for weekend shoppers, especially families. The Market displays a wonderful variety of normal and organic fruit and veg, fresh farm eggs, fresh meats and seafood’s as well as bakeries. Bardon Market also is a growing venue for crafts and miscellaneous stalls. Sit down to a variety of yummy food stalls catering for breakfast through to brunch.

Ashgrove is a traditional Brisbane suburb: hilly, leafy and filled with character. Ashgrove is a traditional Queensland ‘timber and tin’ suburb, with generous Queenslanders, elevated post- war wooden homes and colonial cottages. Between the two World Wars, another style of housing became popular in this area: an elevated bungalow-style Queenslander with several smaller gables and a large staircase leading up to the verandah – a style which became known as The Ashgrovian.
Right from its establishment, Ashgrove has been a place for families which makes up 62% of the population with a large number of parks and sporting grounds, as well as pockets of native bushland giving Ashgrove the green, leafy ambience this suburb is famous for.

A city fringe suburb, filled with terrace homes and cafes. Such a variety of people and homes scattered throughout. You can have an original workers cottage right next door to a renovated prestige home. It has a socio-economic demographic of owner residents, while maintaining its hip street cred with bars, excellent restaurants, funky shops. Raised higher than the CBD (Thus the HILL part of the name) it is often cooler than the city and gets some great views. House prices are what you would expect being right next door to the CBD but your return is pretty much guaranteed. An excellent suburb, in the heart of things, but still with heart.

PROPERTY MARKET UPDATE
Spring HillTightly held Spring Hill has seen several off market sales due to very specific buyer requirements not met in the surrounding suburbs. This suburbs offers such a fantastic proximity to the city with a mix of different style terrace homes either ready to move into or to be fully renovated. On the open market, homes are taking a little longer to sell. The active market is seeking either very price relative homes or larger blocks in the adjoining suburbs. As these markets are being pushed up in price, buyers are realising Spring Hill offers very good value.
