Historically, the appreciation rate for real estate is very strong. Even when the housing market declines, long-term investors in real estate can rest easy know-ing that property values tend to rebound rather quickly, rewarding patient investors in the process.
Looking at real estate as a long-term investment is just one way approach a potential investment property. The following are a few additional considerations pro-spective investors should contemplate before buying an investment property.
LocationMany people are familiar with the real estate industry
axiom, “location, location, location!” When buying an investment property, location is everything. A great loca-tion should outweigh your own personal feelings about the home, especially if you do not intend to live at the property. You will likely define a great location for an in-vestment property differently than you would a property you intend to live in, so don’t let your own desires in a home cloud your judgement when choosing an invest-ment property. Properties in safe neighborhoods that boast good schools and offer easy access to public trans-portation tend to make great investment properties.
DécorDécor is another thing to consider when looking for
an investment property. If you don’t plan to reside in the property, your opinion of the décor should not carry much weight. When viewing a property, try to imagine how much it might appeal to prospective tenants. Quirky properties typically do not appeal to as many prospective tenants as properties whose décor are similar to other homes in the area. Though you might find a tenant who prefers properties with unique interiors, a property that appeals to as many prospective tenants as possible often makes for a better investment and a lot less stress when the time comes to find tenants.
ConditionThe condition of the property also must be considered
before buying an investment property. Some investors want a fixer-upper, while others prefer turnkey proper-ties that won’t require any elbow grease. The former type of property likely won’t cost as much as a fully renovated property, but those cost savings might be lost when it’s time to renovate. Find a property that’s in the type of condition you’re comfortable with. If you decide to go with a fixer-upper, learn the cost of your potential projects before submitting an offer.
CostReal estate makes a great investment, but don’t go
overboard when buying an investment property. Before making an offer on a property, research rents in the area and the cost of insurance in that particular neighbor-hood. You want a property that essentially pays for itself, so make sure the rent you’re likely to collect is enough to cover your monthly costs, including the mortgage on the property, insurance and the costs associated with managing and maintaining the property.
Real estate investors often reap great rewards when selling their properties. But it’s still important for potential investors to consider a host of factors before investing in a property.

Buying a new home is the most expensive purchase a person is likely to make in his or her lifetime. It also can be one of the more stressful. The Employee Relocation Council states that moving is the third most stressful event in life, following death and divorce. But a well-timed move can reduce stress and save money.
Moving during certain times of the year can result in considerable savings. Moving during the summer, when children are out of school and the weather is nice, can make a move more manageable. Keep in mind that because late spring and summer are the peak moving seasons, they also tend to be more expensive. Many moving companies and truck rental agencies will charge a premium if you use their services during the summer. Furthermore, crews may change in the summer when students on vacation could fill in for regular, more experi-enced movers.
High prices are not only reserved for those who buy a new house during the spring and summer. Renters may find spring and summer is also the peak season for rent-als. Many apartment managers can attest that the dates between June 2 and August 30 are quite busy in terms of apartment turnover. College students are more likely to move as soon as the academic year ends, and many landlords plan leases to expire in the summer months to ensure that re-renting places will be easier thanks to a flooded apartment market. According to Apartment Wiz, a Houston-based apartment locating service, although there might be greater apartment availability during the warm-weather months, it also means greater competi-tion between prospective tenants. That greater competi-tion can drive up prices.
But apartments are harder to fill in the fall or at the onset of winter. That’s because many people do not want the hassle of moving once school has started or the weather has chilled. Landlords who are stuck paying utili-
ties and advertising fees for vacant apartments are far more likely to negotiate rent prices, lease terms and even security deposits during the winter in an effort to fill the apartment quickly.
People sitting with homes on the market are also more likely to negotiate during cooler months when foot traffic has fizzled out. That can make shopping for a home in the fall advantageous to home buyers.
Here are some other tips to reduce stress and save money when moving into a new home or apartment.
* Move mid-week. Weekends are a prime time for truck rentals and moving companies. Pick a Tuesday or a Wednesday to move, and you’re much more likely to find an available moving service (even during peak moving months); you may even be able to negotiate a lower rate.
* Pick a mid-month moving date. Many people move at the beginning of the month when leases are up or after mortgage payments are made. Fewer people move in the middle of the month, so you might find more af-fordable moving deals if you can wait a few extra weeks.
* Schedule a fall or winter move. The American Mov-ing and Storage Association says half of all moves occur during one-third of the year -- between the beginning of May and Labor Day. Beat the rush by moving outside of these dates.
* Get an early start. Many people underestimate the amount of time it takes to actually move their belong-ings. Try to schedule a moving company to come very early in the morning to give you ample time to pack up the truck and unpack at your new home.

Selling a home is no small undertaking. It often pays to be patient when putting a property up for sale, but waiting for an acceptable offer can be stressful, espe-cially for those homeowners who have already found their next homes.
Because so much tends to be riding on the decision of whether or not to sell a home, homeowners would be wise to consider the following factors before putting that “For Sale” sign in their front yards.
· Motivation: Many homeowners sell their homes be-cause their families are growing and they have outgrown their current residences. Others may recognize a seller’s real estate market and want to strike while the iron is hot, while still others might be moving for a new job. The factors that motivate homeowners to sell their homes vary with each individual case, but prospective sellers should keep in mind that moving can be expensive, and finding a new home may not be so easy, nor is the grass necessarily greener on the other side. When deciding if now is the best time to sell your home, make sure you will be selling for the right reason. That can make the of-ten trying process of selling a home a lot easier to handle.
· Market: The local real estate market is another factor to consider when deciding whether or not to sell your home. A home is a significant investment, and you want to earn as substantial a return on that investment as possible. Selling when the market is struggling will make your investment less valuable. Research recently sold homes in your neighborhood to get an idea of how much you can expect to get if you sold your home in the current market. It might be worth it to sell now, or it might pay off to be patient and wait until the market rebounds.
· Kids: Selling your home will impact your family just like it will impact your bottom line. Unless you plan to move down the street or to another home in your com-munity, selling may mean you and your family no longer
see your friends and neighbors. That can be a difficult adjustment, especially for school-aged kids who will have to adjust to a new school. The potentially negative impact that selling can have on your children may not be worth the financial benefits of selling, so the decision of whether or not to sell should not be taken lightly by homeowners who also happen to be parents.
· Quality of life: It can be difficult to turn down an opportunity to make a lot of money on your real estate investment. But if you plan to sell and move further away from your office and your friends and family, the financial windfall you earn when selling your home may not be worth the sacrifices you have to make in order to earn that money. Studies have shown that longer commutes can elevate stress levels, and even the most affordable property may not be worth moving to if you won’t be able to enjoy the home with your friends and family.
When deciding whether or not to sell their homes, many homeowners make the decision a strictly financial one. But there is more than money to consider when deciding if now is the right time to sell your home.
