How-ever, if you are sprucing up yourhouse in preparation to sell,choosing the right paint coloursbecomes much more important.To help you make the bestchoice, the Ontario Real EstateAssociation and your local Real-tor offer the following tips andsuggestions.
Choose colour carefullyIf you are planning to sell yourhome, chances are your Realtorwill advise you to stick to lighter,more neutral colours that appeal
to a broad range of people andshow your home in the best light.But that doesn’t mean you haveto paint everything white orbeige. Take your cues from na-ture and you will find there are somany interesting neutral coloursavailable including off-whites,greys, browns and greens.
Try it on for SizeWhen you think that you've cho-sen your perfect colour, buy apint of paint to do a test patch.Paint a 12-48" square on a boardor directly on your wall. At least twice a year, preferablybefore the local wet season, andbefore and after major storms,sump pumps should be checkedfor proper operation. Manufac-turer instructions should be usedas the primary guide for pump in-stallation and maintenance, buthere are some general inspectionand maintenance guidelines.With the pump cord discon-nected: • Make sure there is a groundedthree-prong receptacle for thesump pump. • Ideally the receptacle should beinstalled at least 18 inches abovethe floor. • The receptacle should also beclose enough so that the pumpcord (usually a maximum of 6-feet long) can be plugged directlyinto the receptacle. • If a Ground-Fault-Circuit-Inter-rupter (GFCI) is installed at thereceptacle outlet or in the electricpanel, make sure it is working.Use the test button on the unit toconfirm proper ground-fault pro-tection.• Remove the pump if possibleand check for any corrosion, dam-age, or blockage of the pumpcomponents. • Inspect the sump pit for any siltor debris that might obstruct thefloat or clog the pump intake ordischarge tube • Make sure the pump is posi-tioned so that the movement ofthe float that turns the pump onand off is not obstructed by thewalls of the pit or other objects.
• Set the float height to start thepump at a lower or higher level asneeded. The float should be set sothat it keeps the water toward thebottom of the sump pit at the nor-mal high water line. • Check the drain line from thepump to the termination point onthe exterior for any signs of cor-rosion, holes, damage or signs ofleakage. • Make sure the line is securedevery three feet or so. • Add a check valve in the dis-charge line at the pump if notpresent. Once the visual check is made, anoperational check can be per-formed: • Confirm the pump plug is se-curely plugged directly into thereceptacle. (Once again - no ex-tension cords). • If the sump pit is empty, addenough water, if possible, to con-firm the pump turns on and offproperly. • With a sump pump with auto-matic preset sensor switches, ifwater exceeds the top of the pumpbefore turning on, or if the pumpdoes not shut off when waterdrops again, there may be a defec-tive sensor or other problem.Refer to the manufacturer set upinstructions. • If the pump uses an adjustablefloat switch, the pump should turnon at the set “on” level and offwhen the water level drops. • The pump should not have torun all the time. If it does, try set-ting the float or pump higher in
the pit. If this doesn’t help keepthe water from the top of thesump, a larger pump may beneeded. • Check the drainline and connec-tions for any leaks. • Go outside and check the drain-
line discharge point. It should bepositioned to discharge the waterat least 5 -10 feet from the foun-dation at a point where the runoffdoesn’t cause ponding or back-flow of water toward the founda-tion or erosion.
• In areas subject to freezing tem-peratures, precautions must betaken to make sure the drain linedoes not freeze up or get blockedby ice or snow. • Sump pumps should not be con-nected to sanitary sewer systems(unless locally approved) or pri-vate sewage (septic) systems. Backup pumps and alarms: • If you do not have a backup,consider adding one, especially ifyour pump runs regularly or thereis a high flood potential. • If your sump system is equippedwith battery backup, check themanufacturer maintenance in-structions. It may be necessary tocheck the battery water level tomake sure it covers the cells. • Inspect the backup pump setupin the pit for obstructions etc, aswas done for the primary pump. • The float should be set or pumppositioned so it only activates ifthe primary pump does not.
• Unplug the primary pump andadd water to the pit (if possible)so that the backup runs. • Plug the primary cord back inafter the backup test is complete. • If you have a high water alarm,it should activate when the float israised, or if sensor type, when thewater hits the sensor. • Depending on the set up, analarm may sound when the pri-mary is unplugged or when thebackup activates.
*Note: A Ground-Fault CircuitInterrupter (GFCI) is a safety de-vice. It is generally not requiredon dedicated single receptaclesused for sump pumps. A GFCIcould trip for various reasons,rendering the sump pump inoper-ative. If a GFCI is present, checkbefore storms to make sure theGFCI is turned on and sumppump is operational.
