Pre-Listing Inspection

Buyers are likely to have an inspection conducted. You may as well know what will be found by conducting a Pre-Listing Inspection first. Having an inspection performed ahead of time helps in many other ways:

1. It allows the seller to see their home through the eyes of a critical third-party

2. It helps you to price the home realistically3. It permits the Seller to make repairs ahead of time so that defects won't

become negotiating tools4. Sellers have time to get quotes from contractors and make any repairs or

to allow the Seller to make the repairs themselves, if qualified.5. It may encourage the buyer to waive the inspection contingency6. It may help relieve buyer’s concerns and suspicions.

Copies of the inspection report are made available to potential buyers. Sellers can attach receipts to prove any issues have been addressed and

corrected
