• What you want out of it

• What it appraised for

• What you heard your neighbor sold their house for

• What the tax office says it’s worth

• How much you paid for your house originally

• What Zillow says it’s worth

The true market value of your house is what a buyer is willing to pay for the property based on:

• Today’s market

• Today’s competition

• Today’s financial market

• Today’s economic conditions

• The buyer’s perception of the condition of the property

• The location of the property

• Normal marketing time

Properties that sell in today’s market

On a scale of 1-10, how can your house be a “10”? (“10” being houses that are selling)

1. By improving the condition

2. By offering good terms

3. By improving the way the house shows

4. By adjusting the price, as needed

As you advance through your marketing period, you may observe some warnings:

Realtor elimination—If Realtors are not previewing or showing the house, they are eliminating it.

Buyer elimination—If the property is being shown with no results, the buyers are finding better properties to buy and they are eliminating your house.

We understand selling your house for top-dollar is important to you. Appropriate pricing is the key to getting top-dollar. Let us share with you what overpricing can do to the eventual sales price you receive for your house…

You will lose the excitement a new listing generates.

Realtors are working with buyers who have seen what is currently on the market and are waiting for something new to be listed. Therefore, the most activity will take place in the first thirty days of a listing. Your house will probably receive its highest and best offers during this time. After this initial period, the only people who come to look at your house will be new buyers in the market place.

You will lose the most qualified Buyers.

Buyers will view only the properties that are priced within their purchasing power, knowing they cannot afford anything above their price range. Overpricing helps sell other, more competitively-priced houses first.

Your house may be used to demonstrate the value of other properties.

Your objective should be to enter the market in a position that will attract prospective buyers, not drive them away. We can’t say this enough: overpricing helps sell other, more competitively-priced houses first.

Your house may become stale in the market.

Buyers may wonder why your house has been on the market for so long or if there is something wrong with the property, even after you lower the price. You may even have to settle for less than market value. A house takes on a reputation surprisingly fast, so don’t wear out your welcome on the market.

You lose a strong negotiating position when your house is on the market a long time, both financially and mentally.

Prospects will not “rush” to make an offer on an overpriced property and you may feel compelled to accept less when they finally do.

As you can see, pricing your house correctly will make a tremendous difference in how fast it sells and for how much. We make it our business to know the market and price our client’s house to sell for the most money in the least amount of time, and we are good at it. Walk through each room and criticize the house from a buyer’s perspective

Consider getting a professional property inspection to see if any repairs are needed

Hire a contractor to handle any major projects

Hold a yard sale; sell, donate or trash anything you don’t need

Paint the exterior of the house, including trim, doors and shutters

Check front door, doorbell, address number and welcome mat

Power wash the siding and windows

Inspect the roof and make repairs as needed

Sweep the entryway and walkways

Mow, water and fertilize the lawn

Trim shrubs and trees, and rake the leaves

Plant colorful flowers and shrubs

Store any toys or equipment lying in the yard

Clean up pet droppings

Thoroughly clean the entire house
