BEWARE OF FIXING A LANDLORDS PROPERTY
If a tenant undertakes to do any repairs, maintenance or refurbishment on a property then he
or she must first get the owner’s permission and agree on who will pay for the work done
because a tenant has no ownership or compensation rights to those improvements.
Even if a tenant feels that the improvement is essential, it still cannot be undertaken without
the express permission of the landlord. In the current property market, landlords may
neglect to paint walls, treat wood or repair floors in a property but even then the tenant
should get permission to undertake any remedial work before doing it.In our experience,
tenants want to know that a home has a working alarm system and burglar bars. If the
house doesn’t have adequate security this should be negotiated and resolved before the
lease is signed.
The golden rule is to communicate with the managing agent or the landlord prior to any work
being done.If the tenant feels that the remedial work is essential and decides to do that work
then he or she should first negotiate with the landlord and agree the payment structures.

NEW MORTGAGE LENDER FOR UK MARKET
The Financial Services Authority (FSA) in the UK has
announced that it has approved Precise Mortgages to
sell regulated mortgages, providing more home loan
choices to homeowners.
Ian Lonergan, chief executive of Precise, said the
company had been working hard to “deliver a
proposition that focused on quality whilst providing an
outstanding example of compliance in terms of The
Financial Services Authority (FSA) approach to
responsible lending.”
The company aims to market its portfolio to customers
who are identified to be responsible lenders. It is
expected to launch the product as soon as spring next
year.

REAL ESTATE INVESTMENTS FOR SA
South Africa’s post-apartheid transformation and the
growth of a new middle class are fuelling demand for
affordable homes. For private equity fund International
Housing Solutions (IHS) and its global investors, that
means opportunity.
IHS’ South Africa Workforce Housing Fund has raised
some US$250-million (R1.7-billion), with early support
from the US Overseas Private Investment Corporation, to
take equity stakes in developers and development
projects that are adding tens of thousands of new
homes and apartments to South Africa’s housing stock
Investors include Citigroup Global Markets along with a
major North American endowment and a pension fund.
The Development Bank of Southern Africa is also
participating.
In its largest deal to date, IHS has invested around $30-
million (R200-million) in the conversion of 11 landmark
buildings in downtown Johannesburg into 3 000 rental
units. This and similar IHS-funded projects are making
an important contribution to the revival of
Johannesburg’s central business district. Other IHS-
backed projects include a 4 141-unit estate in Soweto’s
Jabulani district – the kind of development that is making
Soweto unrecognisable to anyone whose mental picture
of the township was formed before the advent of
democracy.

A new book that features writings in former president
Nelson Mandela’s own hand has been released
internationally in 20 languages, from Turkish to Catalan.
The book is available in stores and online from 12
October 2010.
Conversations with Myself was compiled by the Nelson
Mandela Foundation’s Centre of Memory and Dialogue
from priceless material held in the elder statesman’s
personal archives.

Broadband pundits are predicting internet connection
rates in South Africa to drop by between 20% and 25% in
the next 12 months.
Most of the executives who spoke at the My Broadband
conference in Midrand, north of Johannesburg, on 20
October forecast that prices will drop significantly in the
next year, citing new infrastructure developments and
escalating competition in the industry.
Broadband wholesaler and network operator Neotel
forecast price cuts of about 20%. Underwater cable
operator Seacom’s Suveer Ramdhani said they expect
international rates to drop by between 20% and 25%.

South African wines have performed impressively of late
at numerous prestigious international wine awards.
Against strong competition from overseas, the local wine
industry has proved yet again that wine is one of South
Africa’s most successful exports.

five years South African wines have grown in quality and

CAPE EPIC ROUTE 2011
Two time trials featured in eighth edition of mountain
bike stage race
Organizers have announced the route for the eighth
edition of the Absa Cape Epic mountain bike stage race,
and it is expected to be as challenging as in previous
years. Local enthusiasts and international stars will
compete from March 27 to April 3, 2011, over 707km
from Tokai to Lourensford with 14,550m of climbing.
The route, which changes significantly each year, will
lead 1,200 cyclists through vast distances of territory not
previously visited by the race. With its challenging and
exhilarating landscapes, new stage hosts Saronsberg
(Tulbagh), Worcester and Oak Valley await racers before
the finish at the Lourensford Wine Estate, where the race
has concluded for the past five years. One of the most
visited tourist attractions in the southern hemisphere,
the Victoria & Alfred (V&A) Waterfront, will again play host
to the opening celebrations and registration.

CAPE PIONEER TREK 2010
Dryland - Stage 1 of Cape Pioneer delivers some
excitement in the Klein Karoo

The racing in the mixed category of the DCM Cape
Pioneer might just turn out to be one of the big highlights
of the six day mountain bike tour in the Southern Cape.
Ischen Stopforth and Marcel Deacon won the first stage
from Oudtshoorn to Mosselbay (135km) in 6 hours 49
minutes and 36 seconds. Kobus and Fienie Barnard
finished second in 6:52:31 and the Swiss Team of
Patrick Griessen and Ariane Luthi were third in 7 hours
and 2 minutes.
But the battle is far from being won.
Yolandi de Villiers and Johan Labuschagne who despite
finishing 5th yesterday, 45 minutes behind
Stopforth/Deacon, refused to accept defeat.

TO HELL AND BACK MTB
The To Hell & Back extreme MTB tour started way
back in 1994 when two MTB crazy conservators
decided that it would be a great idea to organize a
race to Gamkaskloof (the Hell). At that stage it was
aimed as a marketing campaign for Gamkaskloof to
attract tourist interest to this remote valley of which
most of the private farms were obtained by Cape
Nature Conservation and a few houses have been
restored for the tourism market. Little did they know
that this would lead to a new legend being born ......
the annual To Hell & Back mountain bike race.

The To Hell & Back extreme MTB tour started way
back in 1994 when two MTB crazy conservators
decided that it would be a great idea to organize a
race to Gamkaskloof (the Hell). At that stage it was
aimed as a marketing campaign for Gamkaskloof to
attract tourist interest to this remote valley of which
most of the private farms were obtained by Cape
Nature Conservation and a few houses have been
restored for the tourism market. Little did they know
that this would lead to a new legend being born ......

BEWARE OF FIXING A LANDLORDS PROPERTY
If a tenant undertakes to do any repairs, maintenance or refurbishment on a property then he
or she must first get the owner’s permission and agree on who will pay for the work done
because a tenant has no ownership or compensation rights to those improvements.
Even if a tenant feels that the improvement is essential, it still cannot be undertaken without
the express permission of the landlord. In the current property market, landlords may
neglect to paint walls, treat wood or repair floors in a property but even then the tenant
should get permission to undertake any remedial work before doing it.In our experience,
tenants want to know that a home has a working alarm system and burglar bars. If the
house doesn’t have adequate security this should be negotiated and resolved before the
lease is signed.
The golden rule is to communicate with the managing agent or the landlord prior to any work
being done.If the tenant feels that the remedial work is essential and decides to do that work
then he or she should first negotiate with the landlord and agree the payment structures.

NEW MORTGAGE LENDER FOR UK MARKET
The Financial Services Authority (FSA) in the UK has
announced that it has approved Precise Mortgages to
sell regulated mortgages, providing more home loan
choices to homeowners.
Ian Lonergan, chief executive of Precise, said the
company had been working hard to “deliver a
proposition that focused on quality whilst providing an
outstanding example of compliance in terms of The
Financial Services Authority (FSA) approach to
responsible lending.”
The company aims to market its portfolio to customers
who are identified to be responsible lenders. It is
expected to launch the product as soon as spring next
year.

REAL ESTATE INVESTMENTS FOR SA
South Africa’s post-apartheid transformation and the
growth of a new middle class are fuelling demand for
affordable homes. For private equity fund International
Housing Solutions (IHS) and its global investors, that
means opportunity.
IHS’ South Africa Workforce Housing Fund has raised
some US$250-million (R1.7-billion), with early support
from the US Overseas Private Investment Corporation, to
take equity stakes in developers and development
projects that are adding tens of thousands of new
homes and apartments to South Africa’s housing stock
Investors include Citigroup Global Markets along with a
major North American endowment and a pension fund.
The Development Bank of Southern Africa is also
participating.
In its largest deal to date, IHS has invested around $30-
million (R200-million) in the conversion of 11 landmark
buildings in downtown Johannesburg into 3 000 rental
units. This and similar IHS-funded projects are making
an important contribution to the revival of
Johannesburg’s central business district. Other IHS-
backed projects include a 4 141-unit estate in Soweto’s
Jabulani district – the kind of development that is making
Soweto unrecognisable to anyone whose mental picture
of the township was formed before the advent of
democracy.

Broadband pundits are predicting internet connection
rates in South Africa to drop by between 20% and 25% in
the next 12 months.
Most of the executives who spoke at the My Broadband
conference in Midrand, north of Johannesburg, on 20
October forecast that prices will drop significantly in the
next year, citing new infrastructure developments and
escalating competition in the industry.
Broadband wholesaler and network operator Neotel
forecast price cuts of about 20%. Underwater cable
operator Seacom’s Suveer Ramdhani said they expect
international rates to drop by between 20% and 25%.

CAPE EPIC ROUTE 2011
Two time trials featured in eighth edition of mountain
bike stage race
Organizers have announced the route for the eighth
edition of the Absa Cape Epic mountain bike stage race,
and it is expected to be as challenging as in previous
years. Local enthusiasts and international stars will
compete from March 27 to April 3, 2011, over 707km
from Tokai to Lourensford with 14,550m of climbing.
The route, which changes significantly each year, will
lead 1,200 cyclists through vast distances of territory not
previously visited by the race. With its challenging and
exhilarating landscapes, new stage hosts Saronsberg
(Tulbagh), Worcester and Oak Valley await racers before
the finish at the Lourensford Wine Estate, where the race
has concluded for the past five years. One of the most
visited tourist attractions in the southern hemisphere,
the Victoria & Alfred (V&A) Waterfront, will again play host
to the opening celebrations and registration.

CAPE PIONEER TREK 2010
Dryland - Stage 1 of Cape Pioneer delivers some
excitement in the Klein Karoo

The racing in the mixed category of the DCM Cape
Pioneer might just turn out to be one of the big highlights
of the six day mountain bike tour in the Southern Cape.
Ischen Stopforth and Marcel Deacon won the first stage
from Oudtshoorn to Mosselbay (135km) in 6 hours 49
minutes and 36 seconds. Kobus and Fienie Barnard
finished second in 6:52:31 and the Swiss Team of
Patrick Griessen and Ariane Luthi were third in 7 hours
and 2 minutes.
But the battle is far from being won.
Yolandi de Villiers and Johan Labuschagne who despite
finishing 5th yesterday, 45 minutes behind
Stopforth/Deacon, refused to accept defeat.

The racing in the mixed category of the DCM Cape
Pioneer might just turn out to be one of the big highlights
of the six day mountain bike tour in the Southern Cape.
Ischen Stopforth and Marcel Deacon won the first stage
from Oudtshoorn to Mosselbay (135km) in 6 hours 49
minutes and 36 seconds. Kobus and Fienie Barnard
finished second in 6:52:31 and the Swiss Team of
Patrick Griessen and Ariane Luthi were third in 7 hours
and 2 minutes.
But the battle is far from being won.
Yolandi de Villiers and Johan Labuschagne who despite
finishing 5th yesterday, 45 minutes behind
Stopforth/Deacon, refused to accept defeat.

TO HELL AND BACK MTB
The To Hell & Back extreme MTB tour started way
back in 1994 when two MTB crazy conservators
decided that it would be a great idea to organize a
race to Gamkaskloof (the Hell). At that stage it was
aimed as a marketing campaign for Gamkaskloof to
attract tourist interest to this remote valley of which
most of the private farms were obtained by Cape
Nature Conservation and a few houses have been
restored for the tourism market. Little did they know
that this would lead to a new legend being born ......
the annual To Hell & Back mountain bike race.
