1. Failing to Showcase Your Home and Make Small Cosmetic Changes
When you are selling your house, you have to really look at it objectively and think
about it from the viewpoint of the house hunter. Make minor enhancements to the
house and maybe hire a professional stager to come and arrange your furniture.
Staging is about decorating your house for the buyers' taste, not yours. A great place

Stage Our Space makes the following recommendations to help enhance your home’s potential presently and in
the future.
INTERIOR:
Foyer –
-Floors look in good condition although thorough cleaning is recommended
-Remove all boxes and keep this area open to enhance its size
-Keep hall table clean and clear; suggest removing all candles; add some greenery to the table (we may want to
trade tables with the one behind the sofa in the family room)
-Clean marks on the wall with Mr. Clean Magic Wall Eraser (test small area first)
Dining Room –
-Floors are absolutely beautiful; keep them spotless and buyers will notice
-Remove leaf in dining table and two chairs to create more space in the room; add a centerpiece
-Remove two (2) smaller vases and pedestal from room
-Remove faux flowers from large oriental vase
-Edit the contents of the China cabinet to include only a few simple pieces
Kitchen –
-Remove decorative bottles, canisters and other items from counter tops; add large bowl with green apples
-Wipe down cabinets with polish
-Clean stove top
-Scrub the outside and inside of the refrigerator
-Polish the stainless steel sink and faucet
-Floors: remove rugs and clean floors; keep them spotless
-Pantry: remove everything from the floor & keep it clear; organize shelves (suggest putting things in baskets); throw away
anything out of date
-Move fish tank into den
-Remove the bushel basket and empty water bottle from the floor
-Clean the inside and outside of the wastebasket and place it in the cabinet under the sink
Den –
-Carefully wrap and pack all family photos
-Move brown chair by large window to basement
-Place fish tank from kitchen on wall opposite fireplace
-Pack CD collection
-Move CD cabinet and TV with components to basement next to fireplace
-Move vacuum to hall closet
-Remove glass flowers on coffee table and keep clean/clear
-Remove everything from under the sofa and love seat
-Remove area rug to show hardwood floors
-Tie back draperies to open up window area and create light
-Turn sofa and love seat at an angle toward fireplace
-Clear off mantel and hang large print from South wall over fireplace
