In August 2010, Global Vision was appointed property manager for BOB Tower, the second largest office building in Romania.

For the next five years, Global Vision will provide the entire range of property management services: facility management (building and technical management as well as security and access control), IT management, leasing management, legal and financial management. Global Vision will also be responsible for the property’s marketing and communication, essential to deriving sustainable profit.

In terms of office space, BOB Tower is surpassed only by its twin tower, BOC Tower. It comprises 50,000 sqm of office space and 17,000 sqm of developed land and required an investment of €50,000,000.

The office building benefits from an outstanding location in one of the most coveted areas of Bucharest: the northern part of the city, between the most beautiful lakes of the area. More conveniently, this area is home to the most elegant residential villages as well as the busiest corporate HQs in the city. Its grandeur and sleek yet friendly design, together with the thousands of young rising managers, make BOB Tower one of busiest and beautiful landmarks of corporate Bucharest.

Global Vision had a significant involvement at each stage of the BOB Tower’s life cycle, consistent with its business vision of offering integrated real estate solutions. In July 2007, Global Vision was selected as General Contractor for BOB Tower, and finished construction in August 2008 after a focused effort of 13 months. The organization discharged property development and building construction tasks, such as project design, project management, technical installations and interior architecture.

Upon completion, Global Vision’s strong credentials and capabilities recommended the organization as the best property manager for BOB Tower.

In August 2010, Global Vision was appointed property manager for BOC Tower, the largest office building in Romania.

For the next five years, Global Vision will provide the entire range of property management services: facility management (building and technical management as well as security and access control), IT management, leasing management, legal and financial management. Global Vision will also be responsible for the property’s marketing and communication, with the aim of achieving and maintaining 100% occupancy rate.

BOC Tower offers even more office space than its twin tower, BOB Tower. It has seven floors, with three levels of underground parking and a total area of 70,000 sqm, which required a €110,000,000 investment and 18 months of work. BOC Tower is located in the most coveted office location in Bucharest and provides world-class services to the corporate tenants occupying the 60,000 sqm of premium office space. Simply put, it redefines the standards of the corporate work environment.

The magnificent ground floor architecture accentuates the building’s beauty, while restaurants and coffee shops facilitate the fast-paced environment. A banking branch located conveniently in the building complements the financial needs of its corporate residents even further.

As in the case of BOB Tower, Global Vision’s involvement in the building construction had already a successful record. The company had previously won and fulfilled a building construction contract, which included installations and building technology activities.

Global Vision’s high-standard service and extensive capabilities recommended the company as the preferred property manager of the BOC Tower.

In July 2011, Global Vision signed a 5-year contract with the Upground Residential owner, based on which the company delivers the entire range of property management services.

The property management contract covers facility management tasks (building management, technical maintenance, cleaning service and safety and security), IT & administration management (24/7 help desk, virtual concierge, handyman services), legal and financial management. Global Vision has also assumed marketing and communication and sales and leasing functions, and significantly contributes to returning a sustainable profit for its client.

Upground Residential is split into two of the city’s most luxurious condominium towers, delivering incomparable space, service and luxury. They comprise 600 apartment units, with 7,000 sqm dedicated to commercial and leisure facilities, a 3,000 sqm fitness center, school, kindergarten and medical facilities. Each residential unit has 17 levels and two underground parking levels. Additionally, a stylish hotel-like lobby with concierge services ensures both tenants and guests are taken care of.

Upground Residential has an area of 130,000 sqm and its construction was finished in early spring 2011. The property was largely sold out in advance of completion, as buyers realized that owning one of these extraordinary condominiums represents the quintessential lavish European lifestyle.

Global Vision is a genuine provider of real estate integrated solutions, possessing also an extensive expertise in building construction and civil engineering, built by its highly-qualified engineers and competent workers. That is why the organization had previously won the contract for delivering the installations and intelligent building technology systems for Upground Residential, a contract valued at €3,000,000.

When the building was finalized, the owner selected Global Vision to manage the asset, based on the organization’s excellent record as a property manager.

In March 2011, Global Vision has signed a 5-year contract that covers the property management for Omnilogic Corporate Campus.

As a property manager for Omnilogic’s mixed-use facility, Global Vision has assumed facility management (building management, technical maintenance, safety & security, cleaning services) and IT&C management of all installed equipments.

With a total GLA of 25,000 sqm, Omnilogic Corporate Campus consists of two office buildings of 12,000 sqm, a warehouse of 3,000 sqm, a datacenter of 2,000 sqm (accredited by British Standard Institute with ISO 27000), and an 8,000 sqm parking lot.

Omnilogic Corporate Campus is one of the most treasured projects on which Global Vision has worked, since it embodies the organization’s business vision, focused on delivering the full package of real estate solutions, corresponding to each stage of property’s life.

In March 2007, based on the company’s technical expertise and solid development, the client chose Global Vision to undertake the complex project of designing and developing a new business infrastructure, which had to answer office, warehouse and data center needs. Global Vision’s involvement covered property development, construction project management, building construction & civil engineering. The company’s tasks included structure execution, building and installation construction, intelligent business technology systems, landscape architecture (interior & exterior gardens) design, as well as on-site civil engineering (roads, alleys, parking lots).

When the campus was finalized, Global Vision won the property management contract of the mixed-use complex, ensuring thus that the client will fully benefit from the investment.

Olympus is a five-level, AA-class office building dedicated to a single client, and comprises 25,000 sqm and 9,000 sqm of developed land (landscape and parking). Olympus Tower benefits from an outstanding location in one of the most coveted areas of Bucharest: the northern part of the city, between the most beautiful lakes of the area. More conveniently, this area is home to the most elegant residential villages as well as the busiest corporate HQs in the city.

Olympus Tower serves as new headquarters of Bancpost, member of Eurobank EFG. Bancpost is one of the largest and most prominent banks in Romania, with over 3,700 employees, 285 branches, eight Regional Centers and twenty-five Business Centers. Established in 1991 as a full-service public bank, Bancpost became the first fully-privatized bank in Romania, in November 2002.

As in the case of the majority of projects for which the organization acts a property manager, Global Vision had been involved in the property development and building construction and civil engineering of the Olympus Tower. The company was in charge with entitlements and project design, as well as installations, interior architecture, on-site civil engineering and landscape architecture.

After delivering the building to the investor, Global Vision was selected as the fittest organization to provide property management services.

In January 2011, Global Vision signed a 3-year contract for the property management of 11 Iunie Office building, covering facility management services such as technical maintenance of elevators, generators, chillers, boilers, fire pumps & hydrants, fire detection, cleaning services, as well as security and access control management. According to the contract, the company is also in charge with the management of all relations with third-party suppliers.

With a total surface area of 3,500 sqm, 11 Iunie Office Building was finalized in 1997 and has eight levels, one underground and seven above ground.

The building is rented to Hewlett-Packard, one of the most prestigious multinational IT&C companies, active in 170 countries worldwide. Since HP’s core business is technology, it has strict requirements regarding the technical standards of its buildings, most important of which is staying continuously connected to its offices around the world, in order to run its operations smoothly.

For this reason, the owner of 11 Iunie Office Building needed to hire a property management company that could handle strict SLAs. The proprietor found out that Global Vision is responsible for the property management of the two biggest office buildings in Bucharest and Romania, as well as for mixed-use facilities, and was therefore convinced that Global Vision possesses the knowledge and the expertise required to successfully perform such a complex job.

With a total GLA of 5,000 sqm, G4S’ mixed-use facility is composed of a cash processing center, a warehouse and an office building, and required an initial investment of €2,000,000.

G4S’ business campus is one of the organization’s milestone projects, because it offered Global Vision the chance to prove once again that it possesses a global understanding and an extensive real estate expertise, that can grasp the big picture and make sure all stages of property growth are taken into account and efficiently acted upon.

In May 2009, G4S closed a deal with Global Vision, based on which the company delivered the entire range of real estate solutions, starting from property development and construction & civil engineering to project management. Its activities included identifying a strategic location for the campus, feasibility studies, land acquisition, infrastructure development and entitlements, project design. Global Vision was also in charge with structure, building and installation construction, as well as on-site engineering (roads, alleys, parking lots).

After 6 months, the company finalized the mixed-use industrial complex, presented its property management credentials, and persuaded the client that Global Vision is the property manager that could best answer the campus needs.

In December 2009, Global Vision won the property management contract for the Basketball Arena, an agreement which included cleaning, security and access control, technical maintenance and IT and administration management services.

Located in Bucharest, within the largest national sports complex (Lia Manoliu), the Basketball Arena is the first Romanian basketball hall entirely and uniquely dedicated to this sport.

The new Basketball Arena has a 2,000 sqm surface area built on 10,000 sqm property, meets the highest standards in basketball and is fully equipped and compliant with FIBA standards for hosting international championships and prestigious basketball competitions. Its capacity exceeds 500 people. The Basketball Arena is the crown jewel of the Romanian Basketball Federation and its 75-year anniversary was highly celebrated with the inauguration of this exceptional and modern facility.

Due to Global Vision’s significant expertise in building different types of structures, as well as its diverse service offerings - property development, project management, building construction and civil engineering, property management, the company assumed a larger involvement in delivering the project. Global Vision’s responsibilities included complete restoration, capital repairs, roof renovation, fire protection systems for both metallic and non-metallic structures, façade renovation (including thermal isolation and aesthetic renovation) and a complete floor upgrade in accordance with the FIBA quality and elasticity standards. Moreover, Global Vision replaced all sanitary installations and installed the HVAC and power-supply systems. Global Vision’s engineers were also responsible for the 10,500 sqm vertical systematization and on-site civil engineering (repairing of roads, landscape architecture, alleys and parking lots). Based on organization’s outstanding track record in facility management, FRB entrusted cleaning, security and access control, technical maintenance and IT and administration management services to Global Vision.

City Mall has a GLA of 50,000 sqm and was finalized after 18 months of real estate development. City Mall is a unique and vibrant public place where people come to meet friends, find out the latest fashion trends, and enjoy an outstanding urban culture ambience. It is a place where different frames of mind can come together and take delight in countless flavors of their choice.

South Center Parking is the second largest parking building in Romania, with a GLA of 34,000 sqm and required a total investment of €18,000,000, made during 18 months of real estate development. South Center Parking was initially raised in order to serve only City Mall’s clients. It is located just across the street from City Mall and it is directly connected to the retail gallery’s second floor through an unconventional construction resembling a submarine.

Global Vision’s involvement in the development of both projects was decisive in winning the property management contracts, since the company acquired a comprehensive understanding of the assets’ needs.

For City Mall, Global Vision designed and implemented IT&C networks, security systems, access control, fire security, power and power back-up systems. Moreover, Global Vision signed on as project design and supplier of ITBS for South Center Parking.

The investor decided that it is important to extend the partnership with Global Vision as a property manager, since he needed reliable facility and administration management services for the assets.

PGV Tower is a 18,000 sqm office building and datacenter, built on 12 levels. Formerly the headquarters of Bancpost (Eurobank EFG) and ERS, PGV Tower is one of the first AA-class office buildings developed in Bucharest and a landmark of its neighborhood.

Located two minutes away from the first mall ever to be opened in Bucharest, and the only one for four years thereafter, PGV Tower saw amazing population growth in the area in which was developed. The building’s 12 levels are silent witnesses to a demographic explosion of little or no precedence in post-revolution Romania.
