The Client:

An Indianapolis-based marketing and branding agency that had already expanded their property twice by finishing both the basement and garage.

BaM’s continued growth led to leasing an additional 6,000 square foot two-story building across the street in 2012.

BUT THAT WASN’T GOOD ENOUGH

Working from two separate buildings became too difficult to operate operationally and culturally.

BaM worked with CARMEN once in 2004 to purchase their HQ building and again in 2012 during their expansions.

1. Large enough to consolidate the 2 Indy locations into one site.

2. Sell the original HQ building.

3. Sublease their secondary leased building across the street.

Not only did he provide the ideal physical location, Chris Carmen negotiated lease terms that included a complete demolition and remodel of the space to BaM’sspecifications.

As the city's only dedicated tenant advisor, Chris was able to negotiate a lease rate well below market and provided its client with free rent to offset BaM’srelocation costs.
