Are Termite Letters Required In GA?
• For the most part, Wood Destroying Infestation Reports (or Termite
Letters) are not required for the sale of residential homes in Georgia.
Exceptions to the rule include:
• All VA (Veterans Affairs) mortgage loans
• All mortgage loans through Robins Federal Credit Union, Quicken Loans,
and some local banks.
What’s Included In the Inspection?
When a WDIR inspection is performed, the pest/termite control company will
be looking for the following Wood Destroying Organisms:
• Termites
• Powder Post Beetles
• Carpenter Ants
• Wood Destroying Fungi
•
• A recently issued WDIR is not a full guarantee that your home is free of
wood destroying organisms.
• A WDIR is essentially a promise from the pest/termite control company. If
any wood destroying organisms are found within 90 days of the WDIR
inspection, the issuing company is required to perform corrective treatment
on the home.
One Very Important Fact
For VA loans:
• You will need the state approved Wood Destroying Infestation Report
(WDIR), the standard NPMA-33 form, and a payment receipt from the
pest/termite inspection company. You can download a copy of the NPMA-
33 here.
For Non-VA loans:
• These lenders usually require the Wood Destroying Infestation Report
(WDIR) and payment receipt only.
