#1 Research – we review Property Profiles, Title Reports, & Assessor records for accuracy

#2 Property History – a biography of the property makes for a compelling story and piques the interest of a buyer

#3 Finalize Property Disclosures – a buyer is more willing to forgive and accept most items if disclosed in advance.
Completing all of the property disclosures in advance provides the agent with a biography of the house and can uncover any issues that may need to be disclosed to the buyers
#4 Inspections – uncovering issues early in the transactions allows you the opportunity to negotiate responsibility. Find it out later and you will be resolving it.
Some Cities require inspections before a sale can occur.
It is very important to do this before you accept a contract to know the scope of work to be done or permits required.
#5 Needed Repairs – homebuyers can form negative opinions about little things
It’s usually the little things such as a leaky faucet, running toilet or broken window.
Don’t let these small items be a deal breaker
#6 Features & Amenities – the selling points of your home and the benefit provided play a key role in the selling process
Many times these items are glossed over without any emphasis.
Which begs the question, Is your Agent Selling Your Home or just hoping someone will buy it?
#7 Add Value – little changes can make big improvements, increasing marketability and desirability
