CASE NO. 614F Consider a request of Kelly and Audra Kerr,

owners, for the significance andcompatibility review of the proposedreplacement structure located at 248Castano W. under Demolition ReviewOrdinance No. 1860 (April 12, 2010) in orderto demolish and/or encapsulate 83% of theexisting roof and encapsulate 52% of thestreet-facing facade to add to the existingmain structure.

SUMMARY The applicant is seeking to demolish

and/or encapsulate 83% of the existingroof and encapsulate 52% of the street-facing facade to add 1,423 sq. ft. to theexisting main structure.

SUMMARY The addition is proposed in order to add

a guest bedroom, master suite, masterbath, den, and utility room.

The property is zoned SF-A and islocated on the south side of CastanoAve. W., between Nacogdoches Rd.and Alamo Heights Blvd.

The proposed structure is 22’ 7” in height(max allowed 35’) as measured fromaverage grade.

The proposed structure addition complieswith all regulations concerning setbacks,height, and looming standards.

The proposed roof will be comprised of acomposition shingle roof.

The existing 1,877 sq. ft. home was builtin 1920 according to the Bexar CountyAppraisal District.

ARB RECOMMENDATION On January 19, 2016 the ARB reviewed the

request, found no significance in theexisting structure, found the proposedaddition to be compatible, and approved therequest.

PUBLIC NOTIFICATION Postcards were mailed to property owners

within a 200-foot radius of the property,appropriate notice was posted on the Citywebsite and a sign was posted on theproperty
