1. The rapid change in transport technology which meant that the ships increased in size and could no longer fi t into the inner London Ports.

2. Counter-urbanisation. People no longer wanted to live in a large city and wanted to have more space and live in the countryside. Due to improvements in transportation they could still travel to work every day.
