according to Statistics Canada data.
Seven decades ago, the average
household consisted of 4.3 people; by
2011, the average size had dropped
to 2.5 people per household, albeit,
there’s plenty more of us to house.
While the majority of Canadian
homes over the last century were
built to support larger families
comprised of two parents with
children, nowadays one or two
people make up the majority of
households, which is why apartment
and condominium living – in urban
areas in particular – have become
increasingly popular.
The impact of smaller families on
the Canadian housing market has
been signifi cant, spurring a dramatic
change in the types of homes and
apartments being constructed.
The introduction of urban
townhomes, bachelor apartments,
studio lofts and condominiums of
all shapes and sizes is e� ectively
servicing smaller families and singles
who need homes and nearby
amenities. While larger homes are still
a need for some, the next time you
see another crane in the air keep this
new demographic dynamic in mind.
One of the really awesome things
about apartment living is the super.
It’s one of the most important
positions in the residential rental
industry. A good super can make the
di� erence between a good rental
experience from a mediocre one.
Supers are there on the front line
to deal with issues as they arise.
They are handy and can usually
handle small issues without delay. If
they can’t, they ensure the property
management company knows ASAP,
and they facilitate the repairs.
In most buildings the super is well
loved by residents, much more than
just an employee, the super is a friend
and neighbour. Supers get called for
the craziest reasons – many of which
aren’t their responsibility, but for
which they help, regardless. Everyone
has a story about how the super
saved the day.

price is hard enough as it is, without the added
task of fi nding one that is pet friendly too. I can
accept that not everyone loves dogs as much as I
do, but does that mean they can deny me a nice
apartment, charge me a fee or evict me?
If you’re a pet owner in Ontario, chances are
you’ve heard somewhere that landlords can’t really
tell you that you aren’t allowed to have a dog or
cat in the unit. I myself tell people that all the time;
and while it’s mostly true, it’s not really helpful
advice.
It is true in Ontario that a “no pets” clause in
a lease is void (unless you’re renting in a condo
building where the condo’s declaration forbids
pets). So, if you keep quiet about your pets, sign
the lease and move in with your fl u y family, your
landlord can’t kick you out just because you signed
that lease. Landlords can, however, decide not to
rent to you because you have a pet. So either you
accept that and solely look for pet friendly places,
or you lie and hope for the best.
Lying doesn’t exactly lead to a positive landlord-
tenant relationship. While landlords cannot evict

refundable pet fee. This fee takes into account
actual pet-related damages that could occur. It
must be a reasonable amount. B.C. landlords can
also ask for a pet damage deposit at the start of
a tenancy but it cannot be more than half of one
month’s rent, regardless of how many pets the
tenant has. This sets an exact amount and leaves
nothing to a landlord’s discretion, but given the
average rental price in a city like Vancouver, for
instance, the deposit can end up being a hefty one.
As a dog owner myself, I might argue this could
be the way to go. I know we’d all like to avoid extra
deposits and fees, but maybe landlords in cities like
Toronto would be more open to allowing pets if
they had some fi nancial reassurance.
On the other hand, why should pet owners have
to pay a fee or deposit? There are many other
types of damages for which landlords don’t get to
take deposits – they can’t ask for a deposit if they
think you’ll leave water running in the bathroom, or
if they think you look accident prone. There’s an
argument to be made that my eight-year-old dog
makes less mess and destroys less stu� than I did

Hot pink + jet blackOne strong colour deserves another. You don’t want

footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck!

Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. WHEN YOU HIRE A MOVING COMPANY, it
is important to understand what services the
fi rm can and cannot provide. At Two Men
and a Truck – Canada, we pride ourselves on
accommodating our clients in every possible
way. But there are some requests that pose
problems.
MOVE HAZARDOUS MATERIALS,
CONTAINERS OF FUEL AND GAS-
POWERED ITEMS, SUCH AS LAWN
MOWERS THAT ARE NOT EMPTIED OF
FUEL: This is in accordance with Health and
Safety Act and Hazard Materials Act. The law
prohibits us from transporting these types of
goods.
MOVE LIVE PLANTS: Many movers,
including our company, have their own
guidelines about this. Securing plants takes
a level of special treatment that we are not
prepared to o� er. If customers need advice
on how to move plants, we can help them
fi nd companies that are equipped to do so. In
our experience, most customers move plants
themselves.
MOVING ANIMALS: Moving animals takes
special care, and movers are not willing to
take responsibility for pets during a move.
You are best to arrange for them to be
somewhere else on moving day, and then
ease them into their new surroundings
yourself.
REARRANGE YOUR FURNITURE: Sometimes
people ask us to rearrange their furniture
at their destination, which adds to the time
estimated for your move. We are happy to
provide you with this service – for a fee – but
it shouldn’t be assumed it is automatically
included.
MOVE PERSONAL VALUABLES: It makes
sense that small valuables such as jewelry,
stocks, bonds and cash are items you want to
transport yourself.
STOP THE CLOCK BECAUSE THERE IS A
CHANGE ON YOUR END: We get paid from
the time we leave our facility until the time
we return. If you change the parameters
of your contract or something unexpected
happens on your end to cause a delay, the
move continues on as planned, but will likely
extend longer than your estimate.
MOVE ITEMS LARGER THAN WE HAVE THE
ABILITY TO DO: When we see items that are
too big and bulky for us to handle, we will let
you know. Upright pianos, for example, are
incredibly heavy and usually require heavy-
duty dollies and a truck with a lift gate. We
can defi nitely help you with any size of piano.
Massive walls can also present challenges.
We can help you fi nd the right fi rm to move
those specialty items, if required.
PROVIDE INSURANCE COVERAGE FOR
ITEMS OF EXTRAORDINARY VALUE:
Conditions of Carriage requires movers to
insure items at least 60 cents per pound. If
our coverage does not include antiques or
works of art, we can arrange it through our
Insurer as long as these items are itemized
upfront. Your tenants insurance policy may
also have a rider for goods in transit.
INSTALL MAJOR APPLIANCES: We are
neither plumbers nor electricians. If you
require installation of your major appliances,
arrange to have those professionals help you
during your moving week.
LOAD PRE-PACKED BOXES AND ITEMS
INTO A U-HAUL OR POD: We do not do
“load only moves.” If someone else is driving
the vehicle and the goods are not under
our control, we can’t take responsibility
for the condition of the goods at their fi nal
destination.
All of the above help ensure that your
possessions arrive at the other end in one
piece, with the safety of you, your family and
the movers in mind. And, that’s our job!

MOVE LIVE PLANTS: Many movers,
including our company, have their own
guidelines about this. Securing plants takes
a level of special treatment that we are not
prepared to o� er. If customers need advice
on how to move plants, we can help them
fi nd companies that are equipped to do so. In
our experience, most customers move plants
themselves.
MOVING ANIMALS: Moving animals takes
special care, and movers are not willing to
take responsibility for pets during a move.
You are best to arrange for them to be
somewhere else on moving day, and then
ease them into their new surroundings
yourself.
REARRANGE YOUR FURNITURE: Sometimes
people ask us to rearrange their furniture
at their destination, which adds to the time
estimated for your move. We are happy to
provide you with this service – for a fee – but
it shouldn’t be assumed it is automatically
included.
MOVE PERSONAL VALUABLES: It makes
sense that small valuables such as jewelry,
stocks, bonds and cash are items you want to
transport yourself.
STOP THE CLOCK BECAUSE THERE IS A
CHANGE ON YOUR END: We get paid from
the time we leave our facility until the time
we return. If you change the parameters
of your contract or something unexpected
happens on your end to cause a delay, the
move continues on as planned, but will likely
extend longer than your estimate.
MOVE ITEMS LARGER THAN WE HAVE THE
ABILITY TO DO: When we see items that are
too big and bulky for us to handle, we will let
you know. Upright pianos, for example, are
incredibly heavy and usually require heavy-
duty dollies and a truck with a lift gate. We
can defi nitely help you with any size of piano.
Massive walls can also present challenges.
We can help you fi nd the right fi rm to move
those specialty items, if required.
PROVIDE INSURANCE COVERAGE FOR
ITEMS OF EXTRAORDINARY VALUE:
Conditions of Carriage requires movers to
insure items at least 60 cents per pound. If
our coverage does not include antiques or
works of art, we can arrange it through our
Insurer as long as these items are itemized
upfront. Your tenants insurance policy may
also have a rider for goods in transit.
INSTALL MAJOR APPLIANCES: We are
neither plumbers nor electricians. If you
require installation of your major appliances,
arrange to have those professionals help you
during your moving week.
LOAD PRE-PACKED BOXES AND ITEMS
INTO A U-HAUL OR POD: We do not do
“load only moves.” If someone else is driving
the vehicle and the goods are not under
our control, we can’t take responsibility
for the condition of the goods at their fi nal
destination.
All of the above help ensure that your
possessions arrive at the other end in one
piece, with the safety of you, your family and
the movers in mind. And, that’s our job!

IT IS IMPORTANT TO KNOW the rules for rent
increases, especially if you’ve just moved to a new
province as the rules vary across the country. Here
are the basic rules from province to province. How
does your province compare?
BRITISH COLUMBIA: Landlords must use the o� cial
“Notice of Rent Increase” form and give their tenant
three months notice to increase rent. BC has rent
control and the allowable increase for 2015 is 2.5 per
cent.
ALBERTA: Landlords may increase rent if there hasn’t
been an increase in the last 365 days or since the
start of the tenancy, whichever is later. Written notice
must be given and the time frame varies based on the
tenancy term. There are no rent controls in Alberta.
The notice of increase must be dated and signed by
the landlord and include the e� ective date.
SASKATCHEWAN: If the landlord is a member in
good standing with the Saskatchewan Rental Housing
Industry Association (SRHIA) they can give six months
written notice of a rent increase and can increase the
rent twice a year. If they’re not in good standing with
the SRHIA one year’s notice is required and rent can
only be increased once a year.
MANITOBA: Each year the Residential Tenancies
Branch sets a rent increase guideline. Landlords can
apply for a larger increase for a fee, but can only
increase rent once every 12 months. Three month’s
written notice is required and must be submitted to
the Branch. The tenant can send objections to the
Branch at least two months prior to the e� ective date.
ONTARIO: Landlords must give 90 days written
notice and can only increase rent once every 12
months, following Ontario’s rent guidelines that
are set each year. Landlords can apply for a larger
increase to the Landlord and Tenant Board. The
Board can prohibit all rent increases if the tenant has
reported outstanding maintenance issues.
QUEBEC: A written notice of rental increase is
required, dated and signed by the landlord. Notice
timelines vary depending on the rental term. It also
must include the time the tenant has to refuse the
modifi cations. The tenant can contest the increase
to the Regie du lodgement. Upon refusal to accept
the increase, the landlord must apply to ‘fi x the rent’
with the courts within a month.
NEW BRUNSWICK: There are no rent controls. Three
months notice is required to increase the rent in a
year-to-year lease and two months for a month-to-
month lease. On a fi xed-term lease the landlord can
give three months notice if the box on the Residential
Lease form has been checked.
NOVA SCOTIA: There are no rent controls, but
landlords can only increase rent once in 12 months.
Notice must be issued four months prior to the
anniversary date of the tenancy.
PRINCE EDWARD ISLAND: Each year the Island
Regulatory and Appeals Commission sets rent
increase guidelines. Notice of Increase in Rent of
Residential Premises must be submitted three months
before the e� ective date of the increase. If they
want to exceed the rates set out in the guidelines
they must apply for approval. Rent cannot be raised
until a fi xed-term lease expires and the increases are
attached to the property, not the tenant. Rent can be
increased once a year, but if tenants change within
that year they should be paying the same rent as the
previous occupants.
NEWFOUNDLAND & LABRADOR: Landlords cannot
increase rent during a fi xed-term agreement more
than once a year, or within the fi rst year of a weekly
or monthly rental agreement. Three months written
notice is required.
NUNAVUT & NORTHWEST TERRITORIES: Landlords
cannot increase rent more than once a year and
three months written notice is required. A tenant can
treat the notice as a termination of tenancy, but must
inform the landlord in writing of their decision to
vacate before the increases e� ective date. The unit
can be re-rented, but the rent must stay the same as
stated on the increase notice.
YUKON: Rent cannot be increased within the fi rst
year of tenancy. After that, a landlord must give three
month’s written notice.
