Let me introduce myself. i’m Lesley Lawrence, the new southern sales director of WhatHouse?, and i’m delighted to be bringing this brand new publication every week to tens of thousands of homes in the Brighton and Hove area.

i’ve worked in the property industry for over 15 years across all sectors and it’s in my blood! i’m very passionate about the industry and like many

of you, i spend a lot of my time looking at and thinking about homes in this wonderful area.

i love living in Brighton & Hove, it’s a very cosmopolitan and vibrant city often referred to as a ‘mini-London’ by the seaside. We have the beautiful beaches and the seafront and we have the

picturesque South downs behind us and in between, one of the most exciting and diverse cities in the whole of the uK.

As well as those of us who’ve spent years here, there are of course many other people who come to live in Brighton & Hove, and they come to buy a home here for all sort of reasons: some for a better quality of life; many commute to London; for retirement; a second home away from the capital; and to form part of an investment portfolio.

Property prices are at a premium in most areas but the odd gem can still be found to suit every pocket. We are very lucky to have everything on our doorstep, including the sunshine!

As you’ll see elsewhere in this issue, Brighton is also the location for the WhatHouse? Show, our first free exhibition for all house-hunters, taking place at the Hilton metropole over the weekend of 27/28 September.

in a BuSy market Where demand is outstripping supply, rent costs are on the rise across much of the uK. despite this demand, it remains important to ensure you are getting the best tenants you possibly can and are achieving the full rental potential of your property. Here are our top five tips to get you started.

Consider furnishing your propertyA property that is ‘ready to go’ is sure to be attractive to a large pool of tenants. Furnishing a property rids tenants of the burden and cost of purchasing furniture, may increase your rental income by 5-10% and could enable you to let your home more quickly. You can also claim a ‘wear and tear’ tax allowance if you let a furnished property.

the cons? Letting a furnished home is more labour intensive at both ends of the agreement, with careful consideration required before purchasing, insuring, assessing and upgrading your furniture. tenants searching for a fully furnished property may also be less likely to stick around in the long term. You could consider offering greater flexibility by letting your home as part-furnished.

keep it neutralWhether you’re choosing to go furnished or unfurnished, it pays to keep decoration neutral. Laminate flooring or carpets of a serviceable colour combined with gentle magnolias on the walls and laminated work surfaces in the kitchen are your best bet. don’t narrow your target market by making your property a show home – your tenants will prefer to add their own touches (with your permission, of course).

include parkingif your property is in an area with parking restrictions or on-road parking only, this may have an impact on its rental value. if you have no scope to add private parking, consider purchasing a yearly parking permit and factoring it in to the cost of the rent. tenants may be put off by the prospect of paying £100 a year for parking, but will be attracted to a property where it is included.

think about extrasWhile many guides will encourage you to include as few appliances as possible, there is an argument for going a step beyond the standard specifications. A dishwasher or tumble dryer could increase

your rental income slightly and also give you the edge when searching for the best tenants.

Be wary of void periodsVoid periods between tenant occupancies will make a severe dent in your profits. All landlords are likely to face a void period at some point, but it is vital to keep these spells to a minimum.

if you are experiencing a high turnover of tenants, consider whether the property is as attractive a proposition as it could be and make an effort to regularly spruce it up. You should also think carefully before increasing the rent – a tenant moving out because of a rent increase could lose you money until you find a replacement.

the algarve has long been a destination of choice for discerning homebuyers. there are first-class facilities, including a host of championship golf courses, miles of sandy beaches and rugged coastline and many fascinating harbour towns and villages to explore. FLorida

walt disney world resort, universal studios, seaworld, epcot, the wizarding world of harry Potter...the list of attractions is nearly endless in florida, making it an ever-popular family destination. Property prices are very competitive since the crash of 2007/08. florida is a good option for investors too, with canadian ‘snowbird’ retirees looking for long lets as they escape the winter months at home. Spain

spain offers a wealth of variety, from its verdant north to the ubiquitous costas, from the bustle of its major cities to the tranquillity of its islands. spain also offers real value for money as agents, developers and banks offload their stocks of property. it makes a great lifestyle buy, but can

duBai

dubai has made a name for itself as a great holiday destination, with many high-quality modern attractions from sailing to golf to skiing. its location and international status as a tourism and commercial hub means there’s demand for accommodation from europe, the far east and the middle east, so investors could do well by opting for one of its established developments or the plethora of new ones springing up. FranCe

france is the world’s number one tourism destination and it’s not hard to see why, with such a variety of landscape and global renown for the quality of its regional produce and cuisine. Proximity to the uK means rural property in the north remains popular with british buyers, but road, rail and air connections open up options in every part of the nation and the country offers terrific ski properties and coastal homes, from inexpensive cottages and apartments to sprawling luxury villas.
