KohnPedersenFoxAssociates(KPF)recentlybrokegroundonwhatwillbeIndonesiasfirstLEEDPlatinumbuilding.CurrentlyunderconstructionintheheartofJakarta,theSequisCentreTowerisdesignedasareinterpretationofthecitystypicalglasstower.Itwillfeatureampleamountsofofficespace,alongwithrestaurants,healthfacilities,retailspace,andmore.

Fromthearchitect:SituatedintheheartoftheJakartaCapitalRegionandadjacenttotheexistingGeloraBungKarnoSportsComplex,thenewSudirmanCBDhasbecomeoneofcitysmostimportantnewurbandevelopments.ThedesignoftheSequisCentreTower,whichisderivedfromitssitesenvironmental,culturalandsocialpatterns,isareinterpretationofthetypicalJakartaofficetower,aswellasanewurbanparadigmforthedistrict.AsaresponsetoJakartasconventionalallglassrectilinearofficebuilding,theproject,inthespiritofthelocalBanyantree,organicallyrisesfromthegroundasaseriesoffinelyscaledelements,culminatinginarichlydetailedandshadedtoweraboveinthewordsofKPFDesignPrincipalRobertWhitlock,AIA.

Thetoweriscomprisedofmultipleprogramsthatcomplementoneanother,aswellasthesurroundingcommunity,includingofficespace,executivezones,tradingfloors,boutiqueretail,restaurants,conferencecenters,heathfacilities,andconcealedparkingthatfullysupportstheproject.Inresponsetothediverseprogram,thebuildingsmassingrecomposesanextrudedtowerintofourbundledanddeflectedsupertubesthat,inthespiritofthelocallandscape,emergenaturallyfromthesite,explainsSeniorDesignerandKPFDirectorJeffreyKenoff,AIA.Thesevolumesgenerateuniqueofficetypes,inherentlyincreasetheverticalpresenceofthetower,andcreategreaterstructuralstabilityinanactiveseismiczone.Atthetopofthetower,thetubesvaryinheighttoformmultiplegrandskygardensoverlookingthecity,whileatthepodiumtheyextendoutwardtosupportlargerofficefloorsandincreasepedestrianporositythroughthesite.

IncontrasttothestandardJakartaCBDmodel,inwhichtrafficandparkinggovernpedestrianconnectivity,thetowersvehicularinfrastructureissubmergedandonsitetrafficcirculationislocatedbelowground.Thisconfigurationfreesupthegroundplaneforgreenareaandpedestriancirculationwhereadjacentsitesarelinkedbyadenselylandscapedpedestrianstreet,whichalsomendstheseambetweenthenewSequisCentreTowerandtheexistingSequisCentre.AddsKenoff,Theparkingdeckhoversabovethepublicspace,facilitatingporosityandactiveprogramatseveralpedestrianlevels.Thehoveringdecknotonlyeliminatesblankwallsfrompedestrianzones,italsoincreasesbuildingsecuritythroughtransparencyanduseasignificantchallengeforanofficebuildinginJakarta.Cantileveredoverthepedestrianpathatgrade,thedeckformsanoutdoorpublicroomshieldedfromtheintenseequatorialsunandseasonalrain.Lastly,theroofofthedeckconnectstoinnerpublicspaces,forminganelevatedparkthatexpandsthepublic,

Theproject,whichrecentlyreceiveda2013MIPIMAsiaaward,iscurrentlyplannedtobethefirstLEEDPlatinumbuildinginIndonesia.AccordingtodesignteamleaderAndyVann,Multiplesustainablestrategieshavebeenintegratedthroughoutthebuildingsdesignparticularlywithinitsenvelope.Agradationofshadingfinsandpanelsarearrayedacrossthetowerscurtainwall,whichisoptimizedoneachsidetocompensateforfaadespecificsolarradiationlevels.Highefficiencysystemsandtheuseoflocallysourcedandrecycledmaterialsreducetheamountofenergyusedandembeddedinthetower.Inaddition,nativevegetationwillbeusedforthesitelandscapingandroofgardens,bothofwhicharewateredwithstormwaterretentionsystemsemployedonsite.

TheSequisCentreTowerreimaginestheprojectasaconstituentoftheurbantrafficwithintheCBD.Itstrategicallyreunitesthecurrentlyfracturedflowintoasinuousstripofpedestrianconnectivity,supplementsthecommunitywitharichdiversityofnewprogram,andpurposefullymovesinaccessibleusesawayfromthepedestrianexperience.
