Having attended the annual convention of NAR India in Kolkota as a moderator for a session which

had all the panelists speak about their vision for NAR India, I heard almost everybody resonate the

very same vision for this industry with which Saloni and I brought RE/MAX into India; the need for

professionalizing the Real Estate industry. Having started RE/MAX India over 5 years back, I have

seen this industry witness winds of change and a need arise amongst customers for professional Real

Estate consultancy. Keeping in line with our vision, the RE/MAX Academy of Real Estate has opened

the doors of its tailor made Real Estate training program called Certified Real Estate Specialist training (CREST) to the

industry. The biggest differentiating point of this training program is the fact that you don't only learn the ABC of Real Estate

but you also get an opportunity to practically learn the ropes of Real Estate by working with Broker Offices. Congratulations

to the RE/MAX Agents who have undergone two levels of the training program and we hope to see all of you graduating in

these two levels sometime soon, more information can be gathered in the newsletter below. The last two months have seen a lot of action in our regions across the country and we are all hopeful of the Real Estate

Industry bouncing back soon. With that positive sentiment and the fact that we can look forward to some positive results in

the upcoming festive season, we wish all of you all the very best in selling, recruiting and transacting.

In all our training programs, we give an example of RE/MAX being the gym with all the equipment

and trainers available to help you “lose weight” and in our terminology “become successful”, just like

a person going to a gym cannot expect the equipment to lose weight for him or her, in the same

manner till one doesn't use the tools provided by RE/MAX, one cannot expect RE/MAX to be

instrumental in our success. Keeping this in mind, it gives me immense pleasure in congratulating

RE/MAX Complete Solutions and Shantnu Malik for optimizing the use of their RE/MAX website for

A lot has happened in the network in the last two months, we have tried to capture most of it in our newsletter and we hope

it turns out to be a good read. The Regional Owners are coming to Delhi for the 6 monthly Regional Owners Retreat, Sam

and I are looking forward to spending some quality time with them in order to see how we can further grow RE/MAX in India.

With an objective of mentoring and guiding,

RE/MAX India conducted its monthly Franchise Sales

Workshop at the National Headquarters with attendees

from our new regions of RE/MAX Greater

Vishakhapatnam, RE/MAX Rajasthan 1 & RE/MAX

Telangana. The training and mentoring at the Franchise

Sales Workshop is very different from any traditional

sales training, starting from the basic knowledge on how

to qualify the prospects to showcasing them the

business opportunities with RE/MAX, the training equips

the trainees and makes them self- sufficient with skills

and experience to not only be effective themselves but

also to train and coach the teams under them.

The training aims at laying a clear roadmap for the

franchise sales consultants by explaining them the “What

and How” of the RE/MAX business along with strategies

that will help them in evolving and transforming to

revenue centers for their respective regions.

NAR- INDIA is not only a single national level umbrella

organizat ion represent ing the interests of

relators/brokers operating all over the country but also

an organization which aims to elevate the standards of

practice of the real estate brokerage business to a global

level where ethics, transparency, accountability, rule of

law and good governance prevail.

The convention had the Chairman moderate one of the

sessions which had the panelists share their views on the

“Future vision of NAR India” .

The 6th NAR –INDIA Convention not only provided a

structured platform and networking opportunities with

the best in the industry but also an opportunity to listen to

the minds of the top leaders of the industry. The

convention convened the top leaders sharing thought

provoking presentations, panel discussions and case

studies.

The very first one was on “FREQUENTLY ASKED QUESTIONS

THAT YOU NEED ANSWERS TO !” which was an exclusive

session by Sahil Kapoor, Regional Director RE/MAX Delhi

NCR and Anmol Aggarwal, National Manager, Network

Acquisition RE/MAX India. The session got extended to

almost two hours and succeeded in answering a long list of

questions that were put forward by the regional teams.

RE/MAX India would like to thank all the regional teams who

actively participated in the webinar and we will be looking

forward to an active participation in all the future webinars

as well.

In the month of July, RE/MAX Hyderabad conducted a 60

Minutes with RE/MAX in Secunderabad which saw a footfall of

50 + in the event.

The Regional Owner, Balajee Kumar along with the regional

team conducted this recruitment event to attract individuals

who wanted to start their real estate career in a more

professional and an independent manner.

RE/MAX India would like to wish Balajee & his team all

the very best for conversions on the leads from the event!

In the month of August, regional team also conducted an

educational seminar on the topic, “Due diligence in Real

Estate” which had Dr. Sanjay Chaturvedi, a veteran in real

estate since 1986 as a guest speaker. With a good footfall of

around 50 plus at the event, it turned out to be a great

networking and training platform.

The months of July & August saw the region of Haryana actively

participate in 3 Business Opportunity Show, one in Hisar,

second one in Karnal & the third one in Rohtak.

The regional team also conducted 6o Minutes with RE/MAX in

Rohtak & Karnal which ensured that the team met with good

prospects for franchise sales and agent recruitment.

RE/MAX India is very sure that with such commendable efforts

being made the region is definitely on the right track of working

towards making RE/MAX a household name in their region.

WHY PARTICIPATE IN FRANCHISE EXPOS AND TRADE SHOWS

According to data from the Center for Exhibition Industry Research (CEIR), 88 percent of the attendees at a trade show

usually haven't been seen by a member of your company's sales staff in the past year, and 70 percent plan to buy one

or more products. On average, 76 percent of attendees ask for quotes and 26 percent end up signing purchase orders.

Seventy-two percent of visitors say the show itself influences their buying decisions.

The positive impact of exhibiting at a trade show isn't confined just to the event, as 87 percent of attendees will pass

along some of the information they obtained at the show, and 64 percent will tell at least six other people about it.

From a sales perspective, shows can also be highly cost-effective — it costs 22 percent less to contact a potential buyer

at a show than through traditional field sales calls.

The Business Associates at RE/MAX ADVANTAGE actively supported and participated in the “No Tobacco WALK-A-THON,

2014”

Every year, the World Health Organization observes May 31st as the World No Tobacco Day to spread the message of a

healthy tobacco free world. GHCL in association with Round Table India, Alert 208 successfully organized the 2nd edition

of No Tobacco Walk-a-thon on 25th May, 2014. One of their Sr. Business Associate, Mr. Sandeep Sabnani, who is also one

of the organizers from Round Table India along with Mr. Vikas Kumar actively supported this event and walked for the

cause.Not only this, Mr. Sabnani is also an active blood donor from the past 3 years and have also been doing monetary

donations to one of a NGO in Bhopal for funding children's education.

RE/MAX ADVANTAGE also gets Calendars as a pop-by gift made from Sarvaswa foundation which is actively working for

betterment of Healthcare by ensuring treatment and medicines to the poor by collaborating and linking with the locals. It

Anshuman (Secretary of Rotary Club) and his wife

Minakshi (Director Service Projects, Rotary Club) are

amongst the board members of Rotary, which is one of

the world's largest NGO. After the successful story of

Polio Free India, the Rotary South Asia Literacy Mission

has taken up a challenge to wipe out illiteracy from

India by 2017 through a systematic designed program

and both of them have an active involvement in

various initiatives taken under the project.

Anshuman and Minakshi along with the other

members of Rotary work tirelessly to solve some of

their communities' toughest challenges. Their efforts

are supported by Rotary International, their member

association and the Rotary Foundation, which turns

generous donations into grants that fund the work

done by the members and partners around the world.

With a passion to create a lasting change, the husband

wife duo contribute towards resolving of social issues

and have an active involvement in the community

work like helping the orphans and other social issues.

The regional team of RE/MAX Chhattisgarh has been

actively involved in the corporate social responsibility

by associating with “Seva Foundation” .

The region is also an active participant and organizer of

a number of events like Blood donation camps, tree

plantation activities, health campaign for the poor,

seminars for women, AIDS campaign and so on…

for taking all these initiatives and thus making a

News From the Regions

To extend maximum support to the Broker Offices and Associates of the region, the regional team of RE/MAX Delhi NCR has been actively involved in helping them in through networking meets and site visits. The regional owner of RE/MAX Delhi NCR, Sahil Kapoor along with the team organized their monthly Broker Office meet, which turned out be a great business interaction for all.

The regional team also conducted a Builder Meet, wherein all the affiliates visited Vatika Groups site and the acquired project knowledge.

With so many initiates taken by the team for the affilaites, RE/MAX India is hoping to see the Affiliates of the region become super successful!

The months of July-August saw the regional team of RE/MAX MGM conduct a lot of activities in terms of training their Broker Owners as well as Associates. The monthly Broker Owners meeting conducted by the region was successful in connecting the Brokers Owners from various parts of MGM and proved to be a networking and knowledge sharing platform with a lot of interactive sessions headed by the Regional Owner. Not only this the regional owners, Mr. Manan Choksi and

thMr. Aashil Patel also attended the 6 Annual NAR Convention in Kolkata along with the Chairman of RE/MAX India. RE/MAX India would like to first of all congratulate the region for expanding their network in the region and wish all them all the very best for all their future initiatives.

DENVER – RE/MAX agents dominated the inaugural

REAL Trends' “'Canadas Best Real Estate Agents,”

making up 82% of the top-performing agents

included in the ranking.

In all, 235 participating agents and teams were

ranked among 316 placing for 2013 residential sales

by either transaction ends or sales volume. That

included 193- or 82%- agents and teams from

RE/MAX. No other brand qualified more than seven.

Sixty-seven RE/MAX agents placed for both

transaction ends and sales volume, compared to 14

competitors.

DDA to launch new housing scheme

“We didn't want people to come and queue up at Vikas

Sadan and that is why forms will be sold and can be

submitted at selected branches of the empanelled

banks,” said a senior DDA official.

Though the printing of brochures started a bit late, DDA

officials believe it should not pose a problem. “Very few

people buy and submit forms in the initial few days and

we don't expect any shortage of brochures.

Also, since the scheme would be open for nearly 40 days,

most people don't prefer to block the Rone lakh of

registration fee for a longer duration”, he said.

The largest chunk of the flats — 22,627 out of total

25,034 — are one bedroom units with a drawing room,

kitchen and bathroom and located mostly in Dwarka,

Rohini and Narela. The price ranges betweenRs. 14-22

lakh for the one bedroom flats, Rs. 41-69 lakh for two

bedroom flats and Rs. 69 lakh to Rs. 1.2 crore for three

bedroom flats. There are also 700 flats for the

Economically Weaker Sections that are priced at Rs.5.87

lakh to Rs. 9.9 lakh.

While the largest chunk of flats are located in Rohini,

Narela and Dwarka, many flats are also located in

Jasola, Vasant Kunj, Mukherjee Nagar, Kalyan Vihar and

Motia Khan.

The scheme will be open till October 9. Any Indian

citizen, who doesn't own a property in Delhi individually

or jointly, is allowed to apply for a flat.

The draw of lots for the scheme is expected to be held

between 25 and 31 October and DDA promises to hand

over all flats by March 2015. The draw will be held by the

Centre for Development of Advanced Computing

(C-DAC), which had held the draw for DDA's 2010

housing scheme too.

The application form has been kept simple this time and

applicants don't need to provide any documents along

with it. However, it is mandatory for applicants to provide

their PAN details.

life and every human being dreams of owning a house/flat in

his lifetime. In our country consumers are not adequately

aware of the real estate business moreover there is a wide

gap between the demand and supply in this sector. Top eight

cities, including Delhi / NCR and Mumbai would witness an

additional housing demand of 2.8 million units in the next

five years, but supply will lag behind due to economic and

regulatory issues. "The total new housing demand across

India country will be nearly 12 million units in the next five

years (2013-17).

Identifying a Realtor

A realtor can assist in locating and evaluating the right

property, providing useful market information and

resources, and eventually guiding the buyer through the

whole process until the purchase is complete.However real

estate consulting firms in India are often not

institutionalized, and therefore it is essential that the buyer

proceeds cautiously and chooses a broker who is

experienced and knowledgeable about the market,

transparent and informative through the entire process, and

objective while providing information.

Budgeting

While determining the budget for the purchase of property,

there are several expenses besides the purchase price that

must also be accounted for, such as:

Stamp dutyRegistration feesLegal feesBrokerage feesSociety transfer charges (in buildings with societies)Cost of renovation/improving the propertyCost of furnishing the propertyFuture house tax/property tax paymentsMaintenance fees, whether at actual or in the form of monthly payments to a society.

For newly constructed properties, it is also possible that the builder/developer may not be fully transparent at the time of booking with regards to the gross pricing of the property. The gross price should typically be a sum of the base price, external development charges (EDC), infrastructure development charges (IDC), preferential location charges (PLC), car parking charges, club membership if applicable, electricity and water connection charges, maintenance charges service and any other applicable taxes, etc.

While external development charges are levied by the

developer on the buyer for developing infrastructure

within the complex, infrastructure development charges

are levied by the government on the developer and, in

turn, passed by the developer on to the buyer. This

charge includes development charges for water supply,

sewerage, storm water drainage, roads, street lighting,

community buildings, horticulture, public health, road

maintenance, and street lighting maintenance.

Electricity and water connection charges are levied by

the developer on the buyer for availing of electricity and

water connection on behalf of the buyer.

Before buying a property some other

precautionary measures that can be taken for

example:

1. Check that the concerned developer has obtained

the CLU (Commercial land use certificate from the

concerned State Government, whether taken

Environment clearance certificate from the

Government.

2. The purchase / sale agreement should clearly

specify the target completion date if there is any delay

then delay penalty clause in handing over possession.

3. When buying through a developer check carpet

area, built up area and super built up area, payment

terms and conditions also check technical

specifications of the design and material.

4. Find out whether the property is mortgaged /

hypotheticated with the bank or under civil or criminal

dispute.

5. Ascertain whether land to be purchased comes

under acquisition notification of Government u/s 4 & 6

of land acquisition Act.

6. Verify whether the property is rented or partly sold

out.

7. Get a certified copy of every document from the

concerned Sub- Registrar office.

8. Ensure that all payments are made Drafts in the

name of Vendor against a proper receipt like Sale

deed, Agreement to sell etc.

9. Ensure that the design offered is earthquake

resistant

10. Verify the ownership title from the developing

authority, Municipal Corporation and Sub-Registrar

office.

11. Ensure that signature / fingerprints are made on

the documents by the Vendor.
