How To Cut Years Off Your Mortgage

Few people can buy a home for cash. Most of us have a diffi cult enough time saving the money needed for a down payment. To realize the dream of home ownership, we usually have to combine our savings with borrowed money through a fi nancial arrangement called a mortgage.
Paying off a mortgage is usually a long-term commitment over many years. Most homeowners would like to be mortgage-free sooner. Even if you lock into a long-term mortgage with an affordable interest rate, many lenders today offer the fl exibility to pay down the principal and interest faster than scheduled.
To ensure you have the fl exibility to cut years off your mortgage, you need to look at the options and understand them before you buy.
When house hunting, ask your REALTOR® to help you calculate how much mortgage you can afford. Your REALTOR® will also be able to explain the many fi nancial options available. Before buying, shop around and compare what different lenders (banks, trust companies and other fi nancial institutions) have to offer. You’ll want to compare not only interest rates, but the different types of payment and prepayment options offered.
The typical mortgage
Typically, mortgages are amortized over 25 years. This is the length of time it will take you to pay the principal, or amount borrowed, plus interest, off in full. Lenders provide money at a variable or set interest rate for a specifi c period or term, ranging anywhere from six months to 10 years.
Most common is the conventional mortgage, where a lender will loan up to 75 per cent of the appraised value of the home or the purchase price, whichever is lower. The remaining 25 per cent is what the buyer contributes as a down payment. Some lenders offer high-ratio mortgages, which require only 10 per cent down if a buyer qualifi es. Government-assisted mortgages enable eligible buyers to borrow up to 95 per cent of the value of a home.
Despite prepayment privileges in many cases, most mortgages are “closed”. This means they can’t be paid off in full without penalty until they mature at the end of their term. “Open” mortgages can be paid off at any time without penalty, but they usually bear a higher interest rate. Still, there are other ways of paying that mortgage off faster, without paying a high price.
Get the best interest rateInterest rates can make a huge difference on payments. Study the market. If rates are falling, take out a short term and lock into a longer term when rates have fallen even more. If rates are rising, lock in for a longer term. If the rates keep fl uctuating, take advantage of options offered by lenders such as short-term convertible mortgages, where you can lock into a fi xed rate at any time; or variable rate mortgages, where rates change along with market fl uctuations. The key is to keep your payments as low as possible, so that you can take advantage of other options such as double-up payments and annual lump sum payments.
Shorten the amortization periodThe average amortization period is 25 years, but you can arrange for a shorter period. The shorter the period, the larger your payments, but the more you save on interest and the long-term cost of your loan. This is a great idea when interest rates are low and you can afford larger monthly payments.
Accelerate your paymentsFew people can buy a home for cash. Most of us have a diffi cult enough time saving the money needed for a down payment. To realize the dream of home ownership, we usually have to combine our savings with borrowed money through a fi nancial arrangement called a mortgage.
Double-up paymentsSome lenders allow you to make additional payments against your mortgage balance (up to the equivalent of a full monthly payment) occasionally, or even every payment date. The extra payment is directly applied to your mortgage principal to reduce the total balance. Making the equivalent of just two additional monthly payments a year can cut years off your mortgage.
Lump sum paymentsSome lenders allow you to prepay a one-time lump sum each calendar year. This lump sum, along with other annual pre-payment privileges, generally does not exceed 10 to 20 per cent of the original principal amount of the mortgage. Once again, the money goes directly to reducing your principal. However, when the term of your mortgage is up, most lenders will allow you to make any size repayment at no extra charge.
Annual payment increaseIf you feel you can afford slightly higher payments, many lenders today allow you to boost your regular mortgage payments once each year throughout the term of your mortgage and to apply that increase directly to reduce your principal. By increasing your payments by as little as $15.00 or $20.00 per month, you can also cut years off your mortgage.
Re-Finance your mortgageIf you have a fi xed, closed, long-term mortgage and rates have fallen more than two per cent, you may want to re-fi nance the loan to get the better rate. The cost of re-fi nancing can be very high. To discharge your closed mortgage, you with either have to pay three months’ interest penalty or an “interest differential” which can cost considerably more. Calculate carefully and seek expert advice before re-fi nancing, or you could end up paying more than if you stayed the course on your current rate.

Buying a home? These seven tips can make your house-hunting experience positive & rewarding.
1. Location counts - you’ve probably heard the
old real estate joke about “location, location,
location”, but the point still bears repeating.
Location is critical. How far are you really
willing to drive to your place of employment?
How good are the local schools and public
transportation? Even a picture-perfect dream
home can be a mistake if it’s in an undesirable
location, and a poor-location home can be
a particularly bad choice if you anticipate
reselling the home in a few years.
2. Make a list - Do you (and your spouse, if
you’re married) really know what you need
and want in your home? You’ll save many
hours of shopping (and potential arguing) if
you make a list ahead of time. Zero in on the
features you must have, would like to have,
defi nitely don’t want and would prefer not to
have. Your goal is to fi nd the right home for
your family without falling in love with one
that doesn’t suit your needs. Start compiling
your wish list by thinking about what you
like & dislike about your current home.
3. Do your homework - not too long ago,
consumers had very little access to information
about recent home sale prices, market trends,
homes on the market, neighbourhood statistics
and the home-buying process. Today, all this
information and more is available. Go surfi ng
on the web or ask a realtor to provide you
with this information. Get educated. Become
empowered.
4. Get pre-approved for a mortgage - Your
top-dollar home price is a function of your
household income, your credit worthiness,
interest rates, the type of loan you select
and how much cash you have or are willing
to offer for the down payment. Rather than
guessing or estimating how much you are
going to be able to afford to spend, ask a
lender or a mortgage broker to give you a full
assessment and ask for a letter stating how
much you’re qualifi ed to borrow. The true
amount may be much more or less than you
think.
5. Use a checklist - touring multiple homes can
be a confusing experience for most people.
Rather than relying on memory, make
notes about the homes you visit. Create a
personalized home-shopping checklist and
use it to track the features of each home that
you’re interested in.
6. Be prepared to make an offer - house
hunting can be frustrating, especially if you
know you’re not ready to buy a home. If
you’re not ready, don’t put yourself through
the exercise. If you are ready, ask your realtor
to go over a blank purchase agreement ahead
of time so you’ll know what decisions you’ll
face when you make the offer.
7. Relax - granted, buying a home is a major
life-altering event. But it’s not worth making
yourself crazy or super over-stressed about.

expedition to unwind, calm your thoughts
and emotions and keep the whole experience

Choosing The REALTOR® Who’s Right For You.If you’re selling or buying a home, you know it’s a process that can’t be rushed. You need time to make the right choices and decisions. After all, selling or buying a home is one of the largest and most important business transactions in which you’re likely to be involved.
As a result, you’ll need to work with someone who understands your needs and wants -- someone you trust and with whom you feel comfortable. That’s why it’s important to work with a REALTOR® and to know how to go about choosing the one who’s right for you.
By defi nition, a REALTOR®’s primary role is to bring buyers and sellers together to facilitate a sale. A REALTOR® is a licensed real estate professional who is a member of the Vancouver Island Real Estate Board and therefore has access to the Multiple Listing Service ® (MLS®) run by the Board.
Both terms, REALTOR® and MLS® are trademarks owned by The Canadian Real Estate Association (CREA). Members of the local Board are also members of CREA and therefore are permitted to use these trademarks.
When you work with a REALTOR® you can expect strict adherence to provincial law, as well as to a national Code of Ethics -- ensuring you’ll receive the highest level of service and integrity.
Real estate professionals know their markets inside-out because they inspect open houses and research all listings. As a result, they have expertise in assessing what comparable homes are selling for within any given neighbourhood.
HOW DO I FIND A REALTOR®?
There are many ways to go about fi nding the REALTOR® who’s right for you. First, try consulting friends, relatives and neighbours to see if they can recommend someone. You may also want to try searching through local newspaper real estate advertisements.
‘Open Houses’ are also a good way to meet REALTORS, especially if you’re interested in purchasing a home.
You can also refer to real estate signs in your chosen area. If no name appears, call the phone number on the sign and ask to be referred to a REALTOR® in that fi rm.
Some people mistakenly contact the real estate board for referral to a REALTOR®. A real estate board does not provide a referral service for REALTORS. The Board was created to provide services to its members. Still, the Board will confi rm whether a real estate practitioner is a member, and therefore a REALTOR®.
THE INTERVIEW
When choosing a real estate professional, it’s a good idea to talk to two or three sales representatives from different companies to determine what types of information and experience they and their companies have to offer. Don’t be afraid to ask questions. If you’re selling your home, ask those you interview about the type of marketing plan they have in mind for your home.
Obviously, you’ll want to learn of their reputation and reliability. You may also want to consider asking for references from buyers or sellers with whom the REALTOR® has worked.
Further, since you’ll be working closely with a REALTOR® for weeks or possibly months, it’s a good idea to choose someone who listens to what you say, asks intelligent questions and shows a genuine interest in helping you.
PREPARATORY WORK
Keep in mind that REALTORS cannot work independently of your input. You must be willing to do some preparatory work yourself and be prepared to dedicate a certain amount of time to working with the REALTOR® you have chosen.
So, before you enlist the help of a REALTOR®, you should have a clear set of objectives in mind. Be honest and open in discussing your fi nancial situation and, if you’re buying, carefully review the features you absolutely must have in a home, versus those features you’d merely like to have.
LOYALTY IS A MUST
It’s also important to remain loyal to the REALTOR® you’ve chosen if he or she has earned your trust. This person will be spending a lot of time and effort on your behalf, but won’t be paid until the transaction is completed.
If you’re a buyer, getting involved with several REALTORS can create unnecessary and confusing duplication of effort. In fact, buyers who deal with several REALTORS may miss out on the high level of interest and comprehensive service one is entitled to expect by working closely with a single, competent REALTOR®.
COOPERATION REALLY WORKS
Remember, although you’ll be working with one REALTOR®, members of the Board cooperate extensively with each other to facilitate showings and sales for the benefi t of other clients and customers.
So, if you see a ‘For Sale’ sign on a house in which you’re interested, simply ask the REALTOR® you’re working with to arrange an appointment to view the home. This service is, in fact, what the Multiple Listing Service® system is all about -- REALTORS cooperating with REALTORS to bring buyers and sellers together to achieve their mutual goals.

How To Cut Years Off Your Mortgage

Few people can buy a home for cash. Most of us have a diffi cult enough time saving the money needed for a down payment. To realize the dream of home ownership, we usually have to combine our savings with borrowed money through a fi nancial arrangement called a mortgage.
Paying off a mortgage is usually a long-term commitment over many years. Most homeowners would like to be mortgage-free sooner. Even if you lock into a long-term mortgage with an affordable interest rate, many lenders today offer the fl exibility to pay down the principal and interest faster than scheduled.
To ensure you have the fl exibility to cut years off your mortgage, you need to look at the options and understand them before you buy.
When house hunting, ask your REALTOR® to help you calculate how much mortgage you can afford. Your REALTOR® will also be able to explain the many fi nancial options available. Before buying, shop around and compare what different lenders (banks, trust companies and other fi nancial institutions) have to offer. You’ll want to compare not only interest rates, but the different types of payment and prepayment options offered.
The typical mortgage
Typically, mortgages are amortized over 25 years. This is the length of time it will take you to pay the principal, or amount borrowed, plus interest, off in full. Lenders provide money at a variable or set interest rate for a specifi c period or term, ranging anywhere from six months to 10 years.
Most common is the conventional mortgage, where a lender will loan up to 75 per cent of the appraised value of the home or the purchase price, whichever is lower. The remaining 25 per cent is what the buyer contributes as a down payment. Some lenders offer high-ratio mortgages, which require only 10 per cent down if a buyer qualifi es. Government-assisted mortgages enable eligible buyers to borrow up to 95 per cent of the value of a home.
Despite prepayment privileges in many cases, most mortgages are “closed”. This means they can’t be paid off in full without penalty until they mature at the end of their term. “Open” mortgages can be paid off at any time without penalty, but they usually bear a higher interest rate. Still, there are other ways of paying that mortgage off faster, without paying a high price.
Get the best interest rateInterest rates can make a huge difference on payments. Study the market. If rates are falling, take out a short term and lock into a longer term when rates have fallen even more. If rates are rising, lock in for a longer term. If the rates keep fl uctuating, take advantage of options offered by lenders such as short-term convertible mortgages, where you can lock into a fi xed rate at any time; or variable rate mortgages, where rates change along with market fl uctuations. The key is to keep your payments as low as possible, so that you can take advantage of other options such as double-up payments and annual lump sum payments.
Shorten the amortization periodThe average amortization period is 25 years, but you can arrange for a shorter period. The shorter the period, the larger your payments, but the more you save on interest and the long-term cost of your loan. This is a great idea when interest rates are low and you can afford larger monthly payments.
Accelerate your paymentsFew people can buy a home for cash. Most of us have a diffi cult enough time saving the money needed for a down payment. To realize the dream of home ownership, we usually have to combine our savings with borrowed money through a fi nancial arrangement called a mortgage.
Double-up paymentsSome lenders allow you to make additional payments against your mortgage balance (up to the equivalent of a full monthly payment) occasionally, or even every payment date. The extra payment is directly applied to your mortgage principal to reduce the total balance. Making the equivalent of just two additional monthly payments a year can cut years off your mortgage.
Lump sum paymentsSome lenders allow you to prepay a one-time lump sum each calendar year. This lump sum, along with other annual pre-payment privileges, generally does not exceed 10 to 20 per cent of the original principal amount of the mortgage. Once again, the money goes directly to reducing your principal. However, when the term of your mortgage is up, most lenders will allow you to make any size repayment at no extra charge.
Annual payment increaseIf you feel you can afford slightly higher payments, many lenders today allow you to boost your regular mortgage payments once each year throughout the term of your mortgage and to apply that increase directly to reduce your principal. By increasing your payments by as little as $15.00 or $20.00 per month, you can also cut years off your mortgage.
Re-Finance your mortgageIf you have a fi xed, closed, long-term mortgage and rates have fallen more than two per cent, you may want to re-fi nance the loan to get the better rate. The cost of re-fi nancing can be very high. To discharge your closed mortgage, you with either have to pay three months’ interest penalty or an “interest differential” which can cost considerably more. Calculate carefully and seek expert advice before re-fi nancing, or you could end up paying more than if you stayed the course on your current rate.

Buying a Home:What Can You Afford?

Few people can buy a home for cash. Most of us have a diffi cult enough time saving the If you’re thinking about buying a home, a question that will undoubtedly weigh heavily on your mind is: “How much can I afford?”
Obviously, affordability will play a major part in your decision making process. You want to be able to buy something you like, but you don’t want to feel stretched to the limit when it comes to meeting your fi nancial obligations. Once you discover exactly what you can afford, you can be more realistic in your expectations.
If you’re like most people, you lack the funds to make a purchase without seeking substantial help from a lending institution. In addition to coming up with a down payment, you’ll have to arrange a mortgage.
Basically, there are two types of costs involved in buying a home:
The amount of money you’ll need for the initial purchase -- consisting of the down payment plus additional costs such as legal fees, inspection fees and taxes; and
The ongoing costs of paying back your mortgage, along with monthly operating costs for utilities, maintenance, insurance and annual property taxes.
Lenders use several factors in judging your ability to handle a mortgage, including your income, employment record and credit worthiness. However, one way you can estimate the price range you can afford is to look at the amount of money you have available for a down payment.
The most common type of mortgage is a “conventional mortgage.” Under this type of mortgage, lenders will loan up to 75 percent of the appraised value of the property or purchase price, whichever is lower.
The remaining 25 percent or more is the amount you will contribute as a down payment. So, if you plan to buy a home that has an appraised value of $100,000, a lender may loan you 75 per cent or $75,000 on a conventional mortgage when you contribute a down payment of $25,000.
MULTIPLY BY FOUR
If you plan to borrow funds through a conventional mortgage, simply multiply your down payment funds by four, to get an idea of the highest priced home you could buy. Then you will have to determine whether you have suffi cient income to make the payments on your mortgage. Most lenders won’t let you take on debt that you can’t service. That’s why they’ll “qualify” you fi rst, before agreeing to give you a mortgage.
HIGH-RATIO MORTGAGE
If you don’t have a 25 per cent down payment, you may want to investigate a high-ratio mortgage.
This type of mortgage is available for up to 95 per cent of a home’s appraised value or purchase price, whichever is lower, up to a maximum amount set by the government.
Since you are borrowing more than 75 per cent, the government insists that the mortgage be insured against default and that you pay the cost of the insurance. That cost can range from one to three per cent of the mortgage amount, and is added to the mortgage principal.
LENDERS’ CONSIDERATIONS
To determine your eligibility, lenders will look at your monthly housing expenses. These include such items as mortgage payments, property taxes, and utility costs. These shouldn’t exceed approximately 30 percent of your monthly gross family income. This is called your “Gross Debt Service” ratio or GDS. (Some lenders will, in fact, go as high as 35 per cent, depending on a number of variables.)
Lenders also use a second calculation in qualifying you for a mortgage. It’s called the “Total Debt Service” ratio or TDS. Generally speaking, no more than 40 percent of your gross family income may be used to cover mortgage payments, property taxes, utility costs, plus other fi xed monthly payments. These other fi xed costs are your ongoing commitments and can include auto, student or personal loans as well as charge accounts.
Lenders will look at both your GDS and TDS amounts in calculating the size of the loan they will grant you for the home you wish to purchase.
Once they’ve determined the amount of your monthly income available for mortgage payments, they’ll calculate the mortgage amount you can have. This is based on current interest rates charged by lenders.
TRY LIVING ON YOUR NEW BUDGET FIRST
Once you’ve calculated these factors, it’s a good idea to try living for a couple of months as if you were paying a mortgage, along with your other living expenses, to see just how well you manage. After all, it may be feasible on paper, but you may not be comfortable with this amount of your income being allocated towards a mortgage. Better to fi nd out now, before you actually make a purchase.
You may readjust your spending habits in other areas for a while. However, if you’re comfortable with this test run, then it’s time to start looking for your new home.

Scrub sinks, toilets, bathtubs and kitchen appliances until they sparkle. Clean out the cupboards under the sink, dust the tops of baseboards and wash all window coverings.

Lower interest rates have helped make buying a home less expen-sive in the past. Here’s a few tips on how you can make sure that you can actually afford to jump on in to the housing pool:
• Think beyond the mortgage payment. You’ll need to afford real estate property taxes, home insurance, home repairs and main-
tenance.
• “Loan Approved” doesn’t necessarily mean “Loan Affordable”. Start documenting your monthly expenses, such as utility bills, car repairs and payments, current property taxes or rent pay ments, clothing, haircuts and entertainment expenses.
• Unfurnished is okay. Don’t feel like you have to charge items just to furnish your new home. High credit payments may actually compromise your ability to make your mortgage payments.
• Shop around for mortgages. If you don’t understand all the
costs, ask questions. If a lender is vague, ask them to be more specifi c. How is your credit? Is this the right time for you to buy, or should you wait until your credit history looks better?
• Will you still be employed? Ask lenders about unemployment insurance, which can typically offer up to 12 months (or more) of mortgage payments if you’re laid off.
• Know your mortgage. Your loan type may determine if the loan has payment fl exibility or other alternatives.
