Welcome Home Gridlock in our village means three cars waiting at the stop sign. It's a Mayberry kind of town which suits me just fine. There is a catch. Every visit to the grocery store, post office or church requires a car. I guess that's what caught my eye when a came across the recent study conducted by the Center for Neighborhood Technology. Their research revealed only two in five American communities are affordable to typical households when you factor in the cost of both housing and transportation. (Is This House As Affordable as You Think, pg 3). It's not a topic we hear a lot about but it's certainly something to take into consideration when crunching numbers and deciding the location of your next home purchase.

Is This House As Affordable as You Think? A new analysis by the Center for Neighborhood Technology (CNT) shows that only two in five Ameri-can communities—or 39 percent—are affordable for typical house-holds when their transportation costs are considered along with housing costs.
The Housing + Transportation (H+TSM) Affordability Index examines 337 metro areas across the country—encompassing 161,000 neighborhoods and 80 percent of the U.S. population—and provides the only comprehensive snapshot of neighborhood affordability by accounting for combined housing and transportation costs associated with a community.
For most families, transportation is the second largest household expense. The new analysis shows that for many families in “drive ‘til you qualify” zones, savings realized from lower cost housing are eliminated by unexpectedly high transportation costs. Yet, it is difficult for consumers and policymakers to estimate the full costs of a location, including the cost of both housing and of transportation. This lack of information can lead families to unknowingly make housing decisions that cause them to live beyond their means as gas prices rise and commutes grow longer. A community’s average transportation costs can range from 12% of household income in efficient neighborhoods with walkable streets, access to transit, and a wide variety of stores and services to 32% in locations where driving long distances is the only way to reach essential services.

Census scam AlertHarrisburg PA Mayor Linda Thompson has already been the victim of a census scam. She received and filled out a census form a few weeks ago and didn't realize it was a fake form until her legitimate census form arrived shortly thereafter."You know, I was just eager to be a leader in the city that fills it out and didn't think that the census had said they don't ask for Social Security numbers and they even asked for my address and where I worked and my job title. So, there you have it -- buyer beware," says Thompson. She is now taking steps to prevent identity theft.

Don't Let termites Put The Bite On Your HouseThe National Pest Management Association (NPMA),reports termites cause more than $5 billion in property damage each year across the U.S.and damage from wood-boring insects is typically not covered by homeowners' insurance policies.
The best way to effectively treat an existing termite infestation is through professional pest control, but there are steps homeowners can take to help keep the pests from invading in the first place. For instance, simple things, such as keeping tree branches and shrubbery well trimmed and away from the house, can help.
The experts at the NPMA also recommend these tips for controlling termites:
• Seal cracks and holes on the outside of the home, including entry points for utilities and pipes.
• Keep basements, attics and crawl spaces well ventilated and dry.
• Repair leaking faucets, water pipes and AC units.
• Repair fasciae, soffits and rotted roof shingles. Some termites are drawn to deteriorating wood.
• Replace weather stripping and repair loose mortar around basement foundation and windows.
• Store firewood at least 20 feet away from the house and 5 inches off the ground.
• Routinely inspect the foundation of your home for signs of mud tubes (used by termites to reach a food source), cracked or bubbling paint, and wood that sounds hollow when tapped.
• Direct water away from your house through properly functioning downspouts, gutters and splash blocks.

The average American household wastes more than 10,000 gallons each year from easy-to-fix water leaks, adding up to more than one trillion gallons of water lost annually nationwide. Many of these leaks have do-it-yourself fixes that could cost only a few dollars to address.
The U.S. Environmental Protection Agency's (EPA's) Water-Sense program is encouraging homeowners to find and fix leaks to save more than 10 percent on utility bills now and help save water for future generations.
1. find leaks: Winter water use can be an indicator of household leaks. If use exceeds 12,000 gallons per month for a family of four, chances are good that you have a leak. Walk around your home with eyes and ears open to find leaks, and don't forget to check pipes. Reveal a silent toilet leak by adding a few drops of food coloring to the tank and wait 15 minutes without flushing. If bowl water changes color, your toilet has a leak. Flush afterwards to avoid staining the bowl or tank.
2. fix leaks: Many times, fixing leaks can be done yourself and doesn't have to cost a thing. Both faucets and showerhead connections can be tightened or sealed. For leaky toilets, the rubber flapper inside the tank is often the culprit. Over time, the flapper decays, but replacing it only costs a few dollars. If you don't feel comfortable with these repairs, a licensed contractor can help. Irrigation systems and outdoor spigots can also have leaks. A WaterSense irrigation partner who is certified in water-efficient irrigation technologies and techniques can ensure your irrigation system works properly.
3. save water: Dripping faucets can waste more than 3,000 gallons per year, a shower-head leaking 10 drips per minute about 500 gallons per year, and running toilets 200 gallons
or more each day. Fixing household leaks not only saves water, but also energy and money on utility bills.
If you need to replace plumbing fixtures, save even more water by replacing them with WaterSense-labeled models. WaterSense labels toilets, faucets, urinals and--coming soon--showerheads that use at least 20 percent less water and are independently tested and certified to perform as well as or better than standard plumbing fixtures.

Federal Remodeling tax creditThe tax credit for energy efficient replacement
windows and doors, originally introduced in 2009 as part of the American Recovery and Reinvestment Act, is set to expire at the end of 2010, making this year the best time for homeowners to replace their windows and upgrade the look and feel of their home.
Ply Gem, a leader in the building products industry, offers some tips and guidelines to help homeowners make the most of the energy efficient replacement window tax credit.
Homeowners can receive a tax credit worth 30 percent of the purchase price of qualifying energy efficient windows, up to a maximum of $1,500 if purchased and installed by Dec. 31, 2010.
To redeem the credit, be sure to save your invoice that shows a breakout of window and installation costs, the National Fenestration Rating Council (NFRC) labels from all windows and doors and the manufacturer’s certificate.
Energy efficient windows that meet the tax qualifications offer more savings than a one-time federal tax credit. The Alliance to Save Energy says that sealing and insulating your house – including

When you're ready to sell your home in the current market, you need to take every step you can to ensure a timely sale at the price you want. Currently, home sales are at a historic low -- so what do you need to do to buck that trend? Updated decor and proper staging certainly help present your home well, but don't think that cosmetic fixes are all you need. Buyers want to know the home they're considering is safe and sound, and the best way to establish that is to hire a home inspector.
Twenty years ago, it seemed extravagant to hire a home inspector, but today it's standard practice. Buyers will often bring their own inspectors to the table, so you need to start by hiring one yourself. Hiring a professional will give you a realistic perspective on what's going on in the bones of your home.
"In a down market, a pre-sale inspection can make a home stand out," says David Tamny, president of the American Society of Home Inspectors. "More and more, sellers are obtaining pre-sale inspections to help uncover and address potential issues before the first prospective buyer walks through the door. This simple step allows for better planning and lowers repair costs, adds value to the home, and it could increase the likelihood of an offer."
Even if someone in your family is handy, a professional home inspector will be able to point out issues that might go unnoticed by someone who doesn't know the ins and outs of inspecting. Today's buyers are quick to point out flaws uncovered by the home inspectors they bring with them, particularly if the flaws could compromise health or safety.
Buyers can use problems as bargaining chips, causing previously agreed upon prices to be lowered or even the cancellation of a deal. Inspections help uncover imperfections that often can be fixed easily and inexpensively, so it's worth it to get your home inspected before you list it.
In addition, a good inspection can raise the likelihood of an offer being placed on your home. Buyers are looking for security. If you can show them
your home has been inspected, they'll feel more comfortable with it. That confidence often equates to more dollars in your pocket when you agree to the sale.
The areas covered in home inspections are: the major systems and components such as the foundation, exterior siding, flashing and trim, the roof, plumbing, electrical and heating and cooling units. In addition, some home inspectors offer additional services including radon testing, energy assessments and pool and spa inspections.
The current housing market requires a proactive approach to selling, and to get the result you want, you have to think about every aspect of your home. Having a home inspection can add value to the property, speed up the negotiation process, increase the likelihood of an offer and, most importantly, help sell your home. ( ARA)

Pension planners and insurance actuaries alike rely on life expectancy data to set rates and forecast payouts. Obviously, there is a need for a baseline. But, most people do not realize that life expectancy changes as you age.
For children born in 2002, the life expectancy for a male is 74.5; for a female it’s 79.9. Due to medical advances and lifestyle trends, these estimates have generally crept up a bit each year. Still, the way they are calculated is the same: These numbers are a median for the population’s collective life span. In other words, 50% of people will die before they reach that age while 50% will live beyond it.
Interestingly, the longer you live, the longer you are expected to live. In fact, men who turned 61 in 2002 are expected to live to age 80; likewise, women are expected to reach 83.7. If a married couple both live to age 65, there is a 50% chance one of them will make it to 90. With those statistics in mind, it’s clear that more people than you might expect will require retirement income that can stretch several decades into the future.
