Climbing Vines and Salt Water Ponds are the two technologies employed to cool and heat this high-rise. The Solar Pond Façade system is geared for cold and temperate climates. The thickened façade varies from three feet to eight feet in depth depending on what program it is housing. A tree foot depth holds vines and access platforms, an additional two feet wrapps around the solar pond tubes, an additional three feet are added to this for public access in the Green Zones.Winter Performance: Fresh air is constantly brought into the outer layer and warmed by both the solar pond tubes that cross the façade and the winter sun. The solar pond system maintains the temperature of the thermal buffer through radiation, and heats the building though air flumes. The thick façade offers a thermal buffer which due to stack effect can continue to draw fresh air into the building and permit it to warm natu-rally and move through the offices. Summer Performance: Live Shades made of Hydroponic vines populate the south, east, and west facades in the warm summer months, becoming denser as the temperature rises. In the summer the louvered outer layer works like a green house with temperature actuated wax pistons opening based on heat levels. The louvers are located in the zones that protrude five feet from the floorplate. As the temperature drops, only the winter hardy vines remain in the green zones. Year round the Green Zones assist in cleaning the air that is circulated through the building. Context and Program: By far the tallest building in a mid rise downtown adjacent to a gusty lake the tower used to develop this system is in a highly exposed condition. The lower level of the building is devoted to commercial programs to activate the street level. The next two floors, expanding to the low rise section of the tower, are reprogrammed as residential. The roof above this residential zone is expansive enough to house a green house and living machine system . Allowing the façade system to drape over this lower structure can provide a much needed green sanctuary for both residents and public in the long winter months. The upper roof, fully exposed to the sun but protected from cold and rain by the façade system is devoted to gain-ing heat for the solar pond system. The upper levels maintain the mix of private offices and governmental programs currently in place.

STRUCTURAL SYSTEM
THE STRUCTURAL SYSTEM FOLLOWS THE SAME PATHWAY AS THE PIPING SYSTEM. A SERIES OF DIAGONAL BRACING ARE ATTACHED TO THE STEEL WEBBING FRAMEWORK OF THE FACADE. HORIZONTAL BARS ARE MOUNTED AT THE JOINT OF THE DIAGONAL BARS AND RUN UNDERNEATH THE ACCESS FLOORING, ATTACHING TO THE ORGINAL FACADE.
