The buzz in 817 is palpable.Once associated with thedog track and a bit-of-rough199Os boyband, WalthamstowVillage has been rebrandedAwesomestow by upwardlymobile millennials, who haveflocked to the area becauseofits cheaper (for London)property prices and goodtransport links (20 minutes tooxford Circus on the Victorialine). The conservation areafeels more like Gloucestershirethan east London, butthe highstreet is home to the longeststreet market in EuroPe fromTuesday to Saturday. It retainsi* E astEnders charm, despitethe Sunday farmers' market.Hoe Street is changing too: thebetting shops and takeawaysare competing with organic

food shops and a couple ofsourdough pizza places, Sodoand Yard Sale. The Stow'sartsy side is epitomised byOne Hoe Street and the streetartr a mural outside BlackhorseTube reads "Welcome to thehome of people who makeand create".

You can send the kids toGreenleaf primary, which wasrated outstanding by Ofstedin 2O11. Walthamstow Schoolfor Girls is an outstandingsecondary (2018); Kelmscottand Willowfield are bothgood. Outdoor spaces includethe Walthamstow Wetlandsnature reserye; Lloyd Park, a

landscaped haven behind thel9th-century William MorrisGallery where the Arts andCraftsguru lived as ateenager;and the garden behind theVestry House Museum, perfectfor a summer picnic. Why we love it lt's young, funand (relatively) affordable.Best address Church Path.iE e+so,ooo (Et,BSo pcm)

It's onlyhalf an hour fromtheCity, but when you emergefrom the train station, you'llsee a village greenwith aredphone box and old-fashionedstreet lamps. The shops aremoremetropolitan: twointeriors boutiques, twokitchen design shops, Greekrestaurants and a couple ofgrooly coffee shops. Panacheis abeautiful florist and theQueens Head serves botanicalgins, but the neighbourhoodalso has practical staplessuch as abigWaitrose and a

Sainsbury's, as well as a librarywith agreat children's section.

The crown jewel, apartfrom outstanding primaryand secondary schools, isGrovelands Park, 90 Elysianacres with a lake overlookedby an l8&-century mansiondesigned byJohn Nash. Thetennis andbowls clubs alsohaveawhiffof foreverEngland, and Bush Hill ParkGolf CIub has a l8-hole course. For something less manicured, head to Firs Farm Wetlands,a recently convertedfieldwith abirdhideboardwalk.
