CITY OF OPPORTUNITY
The new purpose-built City of Glasgow College City Campus and University of Strathclyde Campus are located immediately to the east and Glasgow Caledonian University Campus is directly to the north on North Hanover Street.
The core city centre location provides immediate access to all forms of public transport and easy access to the motorway network. The adjacent Buchanan Galleries Shopping Centre
provides an extensive range of retail, restaurant and leisure facilities.
The ongoing redevelopment of Queen Street station will also create substantial additional commercial activity directly to the west of the property. The location will be further enhanced by the committed City Deal ‘Avenues’ integrated public realm improvements to North Hanover Street gateway route, from the M8 to George Square.
OUTSTANDING PANORAMIC VIEWS
The property is probably Glasgow’s most prominent landmark building, being highly visible from virtually anywhere around the city. Located in the heart of Glasgow city centre, immediately to the north of George Square and east of Queen Street rail station, the building has extensive frontages to both North Hanover Street and Cathedral Street.
The property comprises a basement, ground plus 14 storey high rise building on the southern part of the site with an interconnecting basement, lower ground, ground plus two storey podium building on the
northern section. The generally open plan floors within the tower have been sub-divided to create a range of former teaching areas, private/general rooms, offices and canteen facilities. The rooftop feature space was originally a gymnasium, subsequently utilised as a television studio.
The interconnecting podium has a dedicated main entrance and foyer at ground floor level and provides generally open plan floors sub-divided to create a range of offices/meeting rooms, former teaching areas, library and support facilities.

The key part of the development plan is the Glasgow City Development Plan (CDP). The CDP does not apply a site-specific policy to the property. The property is considered to be suitable for a variety of alternative uses including hotel, various forms of residential, offices and commercial, subject to planning.
A planning brief has been prepared for the property. This provides guidance on the range of uses which are likely to be acceptable in principle to the local planning authority, as well as additional information on matters such as developer contributions.
The property is listed Category ‘B’. A separate Conservation Report has been prepared to provide information on the history and significance of the building and to identify the general scope for alteration, intervention and extension where applicable. The brief and Conservation Report have been endorsed by Glasgow City Council and Historic Environment Scotland.
