As a homeseller, what should we do to get themost money for our home?

Homesellers should concentrate onimproving the first impression theirhome makes on potential buyers "toimprove chances for selling thehome."

Put yourself in the shoes of thebuyer and ask what effect a poor firstimpression would have on your ulti-mate decision regarding the home. I recom-mend several inexpensive touch-ups the sellershould consider.

1. Keep the lawn and shrubbery well-mani-cured. As simple as this is, it's extremelyimportant because it conveys the idea that thehome's owner cares about the home's appear-ance and condition.

2. Paint the exterior, if necessary. But makesure that the colour or colours you choose areacceptable to the vast majority of potentialbuyers.

3. See that the gutters and downspouts arein good repair.

4. Repair or replace shutters or awningswhere necessary.

5. Check the roof for missing shingles andfill in those gaps.

6. Resurface your driveway, if necessary.The seller should be aware of "buyer psy-

chology" in sale negotiations. If the homeappears to be in a state of disrepair, the buyerwill tend to deduct supposed repair costs fromthe asking price. In fact, the buyer will likelytry to deduct more than the obvious costs incase he or she missed something or underesti-mated the costs.

Buyers want a clean home so make sureyour's sparkles. Most real estate agents cansupply you with a checklist to ensure youhome shows its best.
