DESTINATION: CITY LIFE
ADP and Icon at CityWalkCityWalk is bringing the work/live/play experience
to the Downtown Norfolk financial district. The
project converts the One and Two Commercial Place
office buildings into a residential and office mixed-use
development encompassing 5.5 acres, spread out over
three historic city blocks.
The Atlantic at CityWalk is the former Two Commercial
Place building. It has been transformed with over 288,000
SF of Class A office space leased to ADP, a comprehensive
global provider of cloud-based Human Capital
Management solutions. ADP brings 1,800 new jobs with a
capital investment of approximately $32.5 million. This is
the largest job creation project in Norfolk for more than
two decades.

Icon at CityWalkThe Icon at City Walk, site of the former 24-story Bank
of America building is a 275-unit, luxury apartment
development. Amenities include a rotating art gallery,
jazz lounge, movies in the vault, and a 24th floor rooftop
lounge. Street level you’ll find a restaurant which also
provides room service.

Hilton Norfolk The Main Hotel and The ExchangeHilton Norfolk The Main Hotel and The Exchange opened
to great fanfare in Downtown Norfolk in March 2017.
The 23-story, $164 million, 300 room Hilton project
includes a luxury Hilton hotel and The Exchange, a 41,000
SF conference center. The hotel includes Grain, which
is a rooftop lounge; Varia, an Italian Trattoria; and Saltine,
a seafood restaurant. Fruitive, an organic fast casual
restaurant, is also located inside The Main.

DESTINATION: ENTERTAINMENT
Waterside District Waterside District opened May 4, 2017 as an entertainment
venue with a full range of culinary options, nightlife, and
activities for all ages offering live music, festivals and other
community events.
Waterside District is anchored by The Market, an eclectic
and vibrant food hall featuring local and regional favorites
such as Starr Hill, Rappahannock Oyster Company, Carolina
Cupcakery, Cogan’s Pizza, The Fudgery and Stripers.
Waterside District also features premier national restaurants
such as Guy Fieri’s Smokehouse, Blue Moon TapHouse, and
PBR Norfolk. Waterside District represents a $40 million
investment by the Cordish Companies and is bringing over
1,000 new jobs to Downtown Norfolk.

DESTINATION: REVITALIZATION
824 Military brings Movement Mortgage and Optima Health
Movement Mortgage and Optima Health are the first
two tenants of 824 Military, the former JCPenney
building at Military Circle. The Norfolk Economic
Development Authority purchased the 16 acre site
and the City’s $18 million investment renovated the
building to 135,000 SF of new office space.
Movement Mortgage is leasing 90,000 SF on
the first floor and will have approximately 750
employees by 2019.
Optima Health is leasing 45,000 SF on the second
floor adding 200 new jobs in Norfolk in support of a
statewide contract recently awarded to them by the
Commonwealth of Virginia.

DESTINATION: SHOPPING
Simon Premium Outlet MallSimon Norfolk Premium Outlets features 85+
designer and name brand stores. This 331,000 SF
premium outlet center is located on Northampton
Boulevard off I-64 on Lake Wright. Stores include
The Michael Kors store is one of only seven in the
country to carry the men’s line.
IKEAOn June 21, 2016 Governor McAuliffe announced
that IKEA, the international retail superstar, will be
building a new 332,000 SF store at Lake Wright East
near the new premium outlet mall on the other side
of I-64. The new IKEA location is on 18+ acres and
will employ 250 at its scheduled opening in 2019.

access improvements at Northampton Boulevard to

Marriott’s Autograph Collection Hotel
The Royster Building, built in 1912 and formerly the home
of the Norfolk Redevelopment and Housing Authority,
is being redeveloped into a premier 120 room boutique
hotel with a glass art theme. The hotel will be part of
Marriott’s Autograph Collection, and will include a rooftop
bar, as well as gallery and event space. After a $27 milion
investment, the hotel is expected to open in 2018. The
exhibit gallery will include iconic commissioned and one-
of-a-kind pieces by Chihuly, Peter Bremers, Stephen Powell,
Lino Tagliapietra and others.
Perry Glass Studio
The Perry Glass Studio of the Chrysler Museum of
Art is performing a feasibility study for a possible
expansion.
ODU Barry Art Museum
The ODU Barry Art Museum is a new 2-story,
24,000 SF building underway on the corner of
Hampton Blvd and 43rd Street, adjacent to the Ted
Constant Convocation Center.

River Tower at Harbor’s Edge
Harbor’s Edge, in Fort Norfolk, is a full-service,
premier Life Plan Retirement Community on
the Elizabeth River. Harbor’s Edge recently
announced plans for an expansion. When
completed in 2020, the 27-story River Tower at
Harbor’s Edge will add 138 luxury residences
and more than 95,000 SF of common space.
Amenities include a ballroom, movie theaters, four
new dining venues, all with chef-prepared meals, a
heated pool, world-class spa and wellness center.

151 and 161 Granby Extensive renovations are underway for the former Savoy hotel, which is being converted into 36 units. 151 Granby is being converted into 8 apartments, and will include store front retail. $10 million investment.
The Edge@450 at 450 Boush Street includes 140 apartments with ground floor retail space.
Saint Paul’s Apartments will be located in Saint Paul’s Quadrant east of Saint Paul’s Boulevard. The $20 million project being developed by S.L. Nusbaum will include 126 apartments. Construction began Fall 2017.
First Colony Located on West 22nd Street in the former First Colony and Tea company complex, the $9.5 million project is being developed by Monument companies and includes 51 apartments.
Linde building Located on Colonial Avenue at the former Linde Air Products Company site (the Dagenhart building), the $3.5 million project will include 15 loft style apartments.
The Brightleaf Building Located on 22nd Street in the former British-American Tobacco warehouse, the $15 million project will include 88 apartments.

Bell Diamond A $13.9 million renovation is now under construction to transform Bell Diamond Manor Apartments in the Berkley neighborhood. All 128 apartment units will be updated.

Banks at Berkley The Banks at Berkley is a new mixed use and affordable housing complex in the Berkley neighborhood. Completed by The Woda Group, Inc. in December 2016, the $9.3 million facility honors local civil rights leader George Banks. It combines 50 apartments with two commercial suites that will house medical services to residents and the Berkley neighborhood.

DESTINATION: HEALTH AND LIFE SCIENCE
CIRS
CIRS will be relocating from Norfolk Commerce
Park building a new 50,000 SF headquarters and
laboratory at Central Business Park. CIRS is
recognized world-wide for tissue simulation
technology and the manufacturing of phantoms
and simulators for quantitative densitometry,
calibration, quality control and research in the field of
medical imaging and radiotherapy.
Sentara Norfolk General Hospital is underway with a 5-year expansion and modernization project which includes additional floors on two existing wings, expansion and modernization of emergency department and operating rooms, replacement of a forty eight bed ward-style Special Care Nursery with a state-of-the-art unit with private and semi-private rooms, and consolidation of the hospital’s 54 ICU beds onto two floors. The $199 million project to be completed in 2020.
Children’s Hospital of the King’s Daughters recently announced an alliance with University of Virginia Children’s Hospital to improve the CHKD heart surgery program. CHKD Health System offers a network of comprehensive pediatric services in more than 40 locations that stretch from Williamsburg to Elizabeth City, North Carolina. CHKD is a 206-bed teaching hospital with special units for neonatal and pediatric intensive care, cancer care, acute inpatient rehabilitation, medical and surgical care, and transitional care. EVMS made headlines around the world in 2017 with the announcement of Dr. Paul Marik’s findings of a possible cure for sepsis. Plans are in the works for a new Education and Administration building.
EOS Surfaces, a leading surfaces technology manufacturer, launched the world’s largest clinical trial in cooperation with Sentara Leigh Hospital, to test the efficacy of their copper-infused hard surface in reducing the bioburden and the hospital acquired infection rates in a healthcare setting.
Bon Secours DePaul Earns Prestigious Designation as Comprehensive Stroke Center from DNV GL Healthcare. Bon Secours Virginia is the only health system on the east coast with two comprehensive stroke centers.

What Works Cities launched by Bloomberg Philanthropies in April
2015, is helping 100 mid-sized American cities enhance their use of data
to improve services, inform local decision-making and engage residents.
Norfolk’s focus will be on Open Data and Performance and Analytics.
Norfolk’s new Technology Zone was launched in 2017 and includes
incentives for technology-based businesses located in the zone.
Ampified IT assists schools and partners to develop actionable road
maps for Google Apps for Education technology and to enable them to
achieve their vision.
Norfolk named one of America’s Top Ten Digital Cities for
2016 by The Center for Digital Government.
TechArk Solutions is a privately held web and mobile
apps company in the Freemason area.
757 Makerspace Workshop and Co-working Studios provides a “gym for inventors” – a community
workspace for education, creation, entrepreneurial, and prototyping
endeavors. It features a wood shop, metal shop, 3D printers, laser cutters,
DNC machines, textiles, robotics, electronics and more.
The HUD National Disaster Resilience Grant project is
underway. The City signed an agreement with the Commonwealth in
March 2017 to implement the Ohio Creek Watershed Project. Residents
are working with City staff to ensure that the grant does more than
just improve the infrastructure, but ensures connectivity, economic
opportunity and amenities for all the residents of the neighborhood and
the city.
ODU Innovation Center opened its doors in July 2016 in
partnership with the City of Norfolk. The center provides working space,
business incubation and acceleration services for entrepreneurs.

First Two Mid-Atlantic Subsea Transoceanic Cables Connecting Here
MAREA is a trans-Atlantic cable for digital bandwidth data
from Bilbao, Spain to Hampton Roads connecting network
hubs in Europe, Africa, Middle East and Asia. Facebook and
Microsoft are partners.
BRUSA is stretching from Brazil to San Juan to Hampton
Roads. It is slated for completion in early 2018.
In May 2017 thirty countries participated in the ODU Resilience Collaborative, joining the City and NATO, in the world’s first conference exploring the interdependence of the military, private and civil sectors in building urban resilience. Norfolk NATO fest presented The Patrouille de France this year with a flyover of the Scope-Chrysler Hall plaza at the beginning of the NATO fest Flag Raising Ceremony, and performed to large crowds at NATO fest’s parade downtown. As tradition, the Virginia Arts Festival’s production of the Virginia International Tattoo took place during NATO fest and featured an extraordinary cast of over 1,000 performers from many nations.

DESTINATION: BUSINESS LOCATION
In July 2017 the General Assembly approved a $350 state-
backed bond deal to expand cargo capacity at Norfolk
International Terminals. The project will increase capacity
at the terminal’s south berth by 46%. NIT is the port’s
largest terminal. The expansion project is expected to add
$16 billion in additional spending, more than $460 million
in state and local taxes and create 120,000 additional jobs
across the Commonwealth.
Norfolk is themost intermodal city
in Virginia.
Norfolk’s Institutional Network (iNet) is advancing a
regional broadband strategy. The $4.1 million project
to replace the perimeter backbone and switches will
provide opportunities to connect communities and
strengthen opportunities for economic development
particularly for biomedical research and advanced
manufacturing as well as facilitate partnerships with
institutions of learning.

DESTINATION: CONNECTIONS
Pilot Bike Loop Project with the goal of promoting safe, healthy and inclusive neighborhoods, this project implements a portion of the Bike/Pedestrian Master Plan with a 4-mile Pilot demonstrative loop of various bicycle facilities along 35th Street, Llewellyn Avenue, W. Olney Road, 26th Street and Colley Avenue.

The I-564 Intermodal Connector project is a collaborative transportation partnership project. The new high-speed roadway will connect the existing I-564 through two of the region’s economic powerhouses – Naval Station Norfolk (NSN), the largest naval base in the world and the area’s largest employer, and to Norfolk International Terminals (NIT), the Virginia Port Authority’s largest terminal in Hampton Roads. Completion is Fall 2018.
Willoughby and Vicinity Beach Nourishment - A $34.5 million project by the Army Corps of Engineers for beach nourishment has been recently completed. The project consisted of placing 1.2 million cubic yards of sand along the entire 7.3 miles of shoreline, widening the beach by about 60 feet.
I-64/I-264 Ramp Improvements Project includes a ramp widening and new system of collector-distributor roads to be built from I-64 at the twin Bridges (over the Elizabeth River) to I-264 before the Newtown Road interchange. The $158 million project is slated for completion in 2019.
Military Hwy CFI will be first Continuous Flow Intersection in Virginia with completion in 2018.
