Introduction In May 2011, the U.S. Census Bureau released the Profile of General Population and Housing Characteristics for the state of Florida, including its counties. This demographic profile provides the most detailed data yet from the 2010 Census.
This report provides an analysis of salient variables including age distributions, race/ethnicity, household structure, and types of vacant housing units. The figures for Miami-Dade for 2010 are compared to the 2000 numbers as well as to the other South Florida counties and to the state of Florida.
Age The common characteristic regarding age for all three South Florida and the state as a whole is that they all exhibit a graying population. Median age increased by at least two years in all of these areas. Although median age in Miami-Dade increased by 2.6 years during the past decade to 38.2 years in 2010, the County still had the lowest median age, as was the case in 2000.
In order to better understand the dynamics behind this aging trend, it is useful to examine the population by age groups. Figure 1 shows how population by age group has changed for all South Florida counties. (Table 1 displays the data in numerical form.) There were noteworthy increases in almost all age groups 45 years and above for all three counties. A significant exception was the decrease in Broward County of over 18 percent for the 75 to 84 year age group category. At the other end of the age spectrum, there were declines in segments of the school age population in Miami-Dade County. In the 5 to 9 and 10 to 14 year age groups, there were declines of eight and five percent respectively. In Palm Beach County and the state, there were no decreases in the school age population, while Broward recorded a decline of over five percent in the 5 to 9 year age category.

Over the past decade, there has been an 11.7 percent increase in the number of households in Miami-Dade.
All household types, except for one, registered an increase for this period. Married couple families, with
children under 18 year, actually declined in numbers by 5.7 percent. (See Table 3.) Broward County also
exhibited a similar decline, while Palm Beach and the State registered modest increases.
The household category that grew the most rapidly in Miami-Dade was female householders, with no
husband present. Their numbers grew by 21.9 percent or 21,000 households. This represented a lower rate
of increase than in the other South Florida counties or the State. It is noteworthy that those female
householders with children grew more slowly than for the overall category that includes all female
householders. Finally, nonfamily households in Miami-Dade grew more rapidly, at 15.8 percent, than
households overall. This was below the respective rates for Palm Beach County and the State and above that
for Broward.

Average Household Size
One factor for which there is a marked difference between Miami-Dade and other parts of the State is
average household size, a measurement of the number of persons per occupied housing unit, This was the
case in 2000 as we as in 2010. (See Figure 5). Average household size in Miami-Dade remained virtually
unchanged from a figure of 2.84 in 2ooo to 2.83 in 2010. The 2000 figure for the County was considerably
higher than the 2.46 average household size for the State. This is seen clearly in the figure below that shows
that both Broward and Palm Beach were even lower.

By 2010 there were 0.35 more persons per household in Miami-Dade than in the State. (See Table 5) Given
this difference of 14 percent some explanation is called for. This appears to lie with the much higher
concentration of immigrant population found in Miami-Dade. While the current Census dataset does not
include information on immigrant population, it can be inferred from the heavy concentration of Hispanic
residents in Miami-Dade that this is, in fact, the case. In 2010, 65 percent of the residents indicated that they
were of Hispanic origin, whereas this number falls dramatically to 22.5 percent in the State.

Housing
Housing Status
During the past decade there was a large increase in housing units in Miami-Dade County and throughout the State. In Miami-Dade housing units increased by 16.1 percent, while for the State this figure was even higher at 23.1 percent. This rapid increase led to significant changes in housing status. Overall vacancy rates markedly increased from a rate of 8.8 percent in 2000 to 12.3 percent in 2010, while in the State the corresponding figures were 15.2 and 17.5 percent.
In 2010, Broward and Palm Beach counties both had vacancy rates above that for Miami-Dade. Palm Beach with a vacancy rate of 18.1 in 2010 exceeded that for the State. These large differences can be understood by examining the different types of vacancy.
