Staff Comments: The applicant is requesting a variance to the lot coverage allowance for a single-family
residentially zoned lot. Lot coverage of 30% is allowed, and the applicant is requesting to cover +/- 36.7% of the lot instead. The proposed addition is approximately 6’ x 16’ (+/-96 sq. ft.), and the application states the reason for the addition is to correct a drainage problem with an existing concrete slab which slopes towards the house.
The property sits across Gadsden Street from Logan Elementary School, and just north of
a commercial portion of the neighborhood. The property to the rear of the subject property is zoned RG-2, General Residential.
This property is currently non-conforming in regards to the lot coverage requirement; the
existing single family residence and 114 sq. ft. shed together cover approximately 34% of the lot. Previously, an open deck and pergola were in this location, which this office would not count towards the lot coverage requirement. Plans submitted show the proposed addition complying with the required 5’ side yard setback requirement.
Should the Board be inclined to approve this request, the applicant will also be required
to comply with design requirements of the Elmwood Park overlay district, including the Certificate of Design Approval issued by staff on December 10, 2014.
