The pace of residential single-family sales picked up duringFebruary compared to the previousmonth, as the 635 units reported soldwere 115 more, or a 22 percentincrease over January’s total. Themonth’s activity was down 18.6 per-cent, however, in a year-over-yearcomparison with February 2008’stotal of 781.

A cumulative sales volume of$59.5 million in February generatedan average sale price of $93,762 anda median sales price of $75,000.These figures were down 20.5 and25 percent, respectively, from 2008.

Total single-family sales for thefirst two months of the year havereached 1,170, down 19.9 percentcompared to the same reporting peri-od in 2008. The average price year-to-date is $98,620 per unit (down 15percent), while the median stands at$79,900 (down 18 percent).

Single-family listings submittedduring February totaled 1,677, adecline of 29.1 percent, compared to2,367 listings in February 2008.Year-to-date, 3,374 listing entrieshave been added to the MLS inven-tory, or 32 percent less than a yearearlier.

The overall available single-family inventory stood at 8,612listings at the end of the two-month period, which represented asupply of 13.5 months based onFebruary’s pace of sales, slightlydown from the 13.8-month supply atthe end of January. Last year at thesame time the inventory showed

9,567 available single-family list-ings, but the pace of sales was aslightly faster 12.2 months.
