The government’s FirstBuy scheme, allowing5% mortgages with the aid of a 20% equityloan, boosted sales since its launch in 2011 andwith Help to Buy on the horizon, confidencegoing in to 2013 was high among estate agentsand developers.

In South Liverpool those green shoots startedto bloom as Abode Allerton announced it hadachieved 100 instructions in its first threemonths of business. Buyers were givenanother winter boost when estate agentAndrew Louis was the latest to sign up for a
council initiative to stamp out bad practiceamong city landlords.

As spring arrived first time buyers were treatedto a day of advice and information from theregion’s top property experts in the First TimeBuyers Show 2013, hosted by HomesHub, atthe BT Convention Centre. Buyers interestedin buying their first home attended seminarsby Homeshub, Paul Crowley & Co Solicitorsand Redrow on 23 March. APRIL
April saw the launch of the government’sHelp to Buy scheme encouraging buyers to
pay just 5% deposit on a new build home byoffering a 20% government loan. The firstHelp to Buy sale in the country came in the North West when Taylor Wimpey helped a buyer move in to Speakman Gardens in Prescot.
Buyers’ appetite for property in Liverpoolcontinued as the final West Tower apartmentwas sold in April. And it was not just housebuyers who were securing new properties; asurvey by HSBC found Liverpool had movedinto the top 10 buy-to-let hotspots in thecountry with average prices of £91,012 andrental yields of 6.57%.

A cultural-flavoured month in the city sawTate Liverpool reach its 25th birthday andthe stunning new Central Library open tothe public. In the property marketdevelopments were getting underway too aswork began on the £14.4m Bluebell Parkhousing scheme in Huyton, which wasbacked by Knowsley Housing Trust andKnowsley Council, after a visit to the site by Liverpool FC captain Steven Gerrard.

Noname by Capricorn Kitchens came to the rescue of one of its previouscustomers by carrying out tricky repairson a 27-year-old kitchen.
Judy Kirkham, from Formby, had scoured“every kitchen place” she could think of for new mahogany panels, after her built-infridge had leaked and caused damage to the existing fittings.
As Judy is currently looking to sell herhome, she was reluctant to replace thewhole kitchen, but she was simply told by a number of stores that they were unable tohelp and as Judy had forgotten Capricorn’saddress and telephone number, she says: “I was getting to the stage where I thoughtI couldn’t get it done.”
She eventually tracked down Capricorn’sshowroom in Birchall Street, Liverpoolafter finding the firm’s original paperworkfor her kitchen.
Ian Marsden, Capricorn Kitchensdirector, explains: “The kitchen industrydoesn’t use mahogany anymore, but after doing a bit of research I sourced some mahogany board from a pool table manufacturer”.
Capricorn, which has been trading for over 35 years, was then able to build a cabinet and fit panels to bring Judy’s 27-year-old kitchen back to life.
Ian adds: “Judy was very happy with uskeeping the costs down by just carrying outthe repair.”
Owners of vacant properties are beingencouraged to beat winter weather damageto their buildings by installing temporary‘guardians’ in unused buildings.
Cold weather can cause burst pipes as waterfreezes, while strong winds can cause externaldamage to properties. Property managementspecialist Ad Hoc wants landlords to considerallowing people to live in the properties so thatthey can report any damage over the wintermonths and help to prevent vacant propertiesfrom falling into disrepair.
The property guardian scheme also ensuresanti social behaviour, vandalism and squattingis discouraged while the property is not beingused, particularly during the winter months
when there are fewer daylight hours.According to the property specialist its

Landlords urged to considerproperty guardians
Property occupiers and employers are being urged tocheck their snow and ice responsibilities as the winterweather takes hold.
Vanessa Lester, head ofpersonal injury at KWPSolicitors, highlights thatfor shops, supermarkets,schools, hospitals andother public places, theOccupiers’ Liability Act1957 states occupiers must“take reasonable care tosee that visitors are reasonably safe whilst using their premises”.
This can include paths and walkways, and Vanessa adds:“Reasonableness, building size and number of visitors willall be taken into account as to whether a duty exists, but ifreasonable steps aren’t taken there may be a claim.”
On public roads or footpaths the highway authority has alegal duty to ensure, as far as is “reasonably practicable,”that safety while using roads and footpaths is notendangered by snow and ice.
The busier the area, the more steps the authority mightneed to take to ensure it is reasonably safe, thereforeexplaining why main roads are gritted and often side roads aren’t.
For workplace safety, Vanessa says: “An employer thatdoes not take reasonable steps may be negligent.
“A staff car park would be considered a place of workand should be gritted at least on the pathway to the main building.”

Meanwhile Andy Windsor, specialistventilation advisor at Envirovent, highlightsthe importance of maintaining ventilationwhile keeping properties warm to avoiddampness and mould growth.
He says: “Building features designed to cutdown heat loss such as cavity wall insulation,
double-glazing and draught proofing, inhibit‘natural ventilation’.”
Installing a heat-saving ventilation systemcan prevent dampness without the loss of heat.

A scheme has been launched across Merseyside to make it easier for residents to switch theirenergy tariff.
Five of the “Big Six” energy companies haveannounced significant price rises, which will addover £100 a year to a typical bill so now is the besttime to switch tariffs.
The ‘Switch Together, Save Together’ campaignwas created by local charity Energy Projects Plusalong with Halton, Knowsley, Liverpool, Seftonand Wirral Councils, to help residents find out howmuch they could save through switching, withoutany pressure.
Anyone can take part, regardless of currentsupplier or payment methods. Those who havenever switched, or haven’t in the last 12 months,are likely to benefit most.

since his award-winning 1997 stand up show at edinburghfestival, st helens comic Johnny vegas has become knownfor his fearless performing. acting roles in successfulsitcoms and tv ads have also made him a firm favourite on our screens.
as he turns his attention to more directing and writingwork the man behind the character, former trainee priestmichael pennington, has released his memoirs ‘becomingJohnny vegas’ to trace the birth of his alter ego. he chats to your move about writing the book.
Why was it the right time to write the book?With the work I’ve been doing recently, I feellike Michael has majority control in day to daylife. As Michael I think he was the best one tohonestly take a long hard look at where Johnnydid come from, and not where I’d tricked myselfover time into thinking he’d come from, orthinking I’d just created him from scratch.
Did you learn a lot while you were writingabout where he came from?It was an incredibly cathartic experience for mebut that’s what I wanted to do, I didn’t want togive a fluffed up version of what people alreadyknew. When you get an opportunity to write abook about yourself it’s a nightmare at times butit’s great to revisit your past properly and putthings down. In a lot of ways, especially withJohnny and why Johnny did some things he did,it makes sense of where it all came from.
Is the book your way of drawing a lineunder the Johnny Vegas character?It’s not. I’m very careful to not damn him. Iloved him and I’m incredibly proud of what heachieved within stand up. The book was justgenuinely asking, where did he come from andwhat made him unique? What I learnt by the end is that he wasn’t just a constructive character,he was a coping mechanism, he was a genuinealter ego.
Do you think, as you’ve learnt more aboutwhere the character came from, you’vebecome even more different to him?Yeah and things like being a parent change you
massively. As I say, we’re not drawing a lineunder Johnny but I now take equal amounts ofpride in being a dad.
With work, especially directing, it feels likeMichael Pennington’s found something he canbe equally proud of. When I started acting, Inever felt like I could achieve the same. I didn’tfeel I had the tools to be as good in front of thecamera as Johnny was on stage. Now I’mgrowing in confidence and I love the fact that, asMichael, I can achieve things I can be equally asproud when I’m directing too.
Your work isn’t always comedy now is it, but drama too.No but Johnny was never really a gag merchantor a traditional comic in that sense anyway. Igrew up with Ken Loach, Mike Leigh and ‘Boysfrom the Blackstuff ’ and I think there’s a veryworking class thing of finding humour, dark as it may be, in situations that life throws at you.Growing up in a working class environment, for myself the two go hand in hand.
Are you more involved in acting, writing and directing than stand up now?Yeah. I go to gigs and I do kind of miss it, andthere are times when I want to let the full 100%Johnny out but I don’t miss the nerves. I likebeing more settled and in one place for a longerlength of time. I don’t miss that feeling of ‘right we’ve got to have a drink, we’re going towork’ and I’m enjoying what people wouldconsider dull. I enjoy the school run, I like normality.
When did the character of Johnny firstphysically appear?He was growing psychologically from when I leftseminary but he genuinely found his voice at acollege stand up night. I’d compered karaokenights but more as me, and I saw stand up as adifferent beast. I’d signed up to it as a bit of alaugh and then I was terrified but that night was the first time I experienced the thing of‘somebody’s got hold of the mic and they’retalking but it’s not me’.
He said everything you think but shouldn’tsay out loud. It’s a trait I love in a lot of comicsbut I don’t have that confidence as Michael to dothat and Johnny did.
Did you realise he was going to take off inthe way he did or be on TV?No, and there was never any ambition to be onTV. There were brilliant comics I was in awe of,like Stewart Lee, Sean Lock, Ross Noble, Vic andBob, and Paul Whitehouse, but I knew very littleabout stand up. I hiked into it very late in life.Watching gigs live I just thought it was the mostphenomenal thing I’d ever seen, that somebodycould get up there and hold an audience, howsomebody could be so funny and understandingthe mechanics of ‘this is a set, it is prepared’.What probably made Johnny so unique wasinitially going out there without a prepared setand thinking you just had to be funny and off the cuff.
Do you have a moment you’re most proudof in your career?I think that ‘97 show was Johnny at his absolutebest, but oddly that was the year hefundamentally launched his aggressive takeoverbid! It was pure and great and it was that pointbefore the industry takes hold of you. Witheverything since there are loads of things I’mreally proud of but that was the absolute pinnacleof Johnny where people sat up and listened but itfelt like his own terms and my own terms. Youknew it was possibly never going to be quite asgood as that again but it was rock and roll.
For myself as Michael I think it’s ‘Ragged’,which I directed earlier this year. We were tellinga really good story and we all had the confidencein the way we were doing it.
What are you working on next?I’m doing a Christmas special of ‘Open AllHours’, and I’m playing Harry’s best friend inthe upcoming Harry Hill Movie. Beyond thatthere’s been talk of some of the cast rejoining‘Benidorm’ perhaps, but what I’ve got my eye on next year is getting more directing projects. If it’s just directing from now on I’ll be a veryhappy man.

The Smugglers Cove is thelatest eatery to sail into AlbertDock, and with an impressiveold galleon-like interior itlooks the perfect fit for itsmaritime surroundings.
We paid a mid-week visit tothe venue which, with dimlighting and dark woodendecor, was a cosy haven awayfrom the wintery temperaturesalong Liverpool’s waterfront.Seated by the door, we werealso passed by many othervisitors just as eager to try theconcept pub’s food and drinkoffering.
Boasting over 150 rums,cask ales and more than 40bottled beers and ciders, it’sno wonder we were handedseveral menus, including onein book form, to choose adrink from. Cocktails, winesand bottles from around theworld made for anoverwhelming choice and wefound ourselves requestingmore time from the attentivewaiting staff before finallysettling on Goose Island beers.
The food menu was alsovaried, albeit very heavy onmeat and fish. I was drawn toa starter of pork cracklingwith sweet apple sauce(£3.50), while my partneropted for the calamari withlemon mayonnaise (£6.25).
The crackling had theperfect balance of softnessand crunchiness, and asprinkling of chillies andspring onions gave an Asian-style kick. Meanwhile myguest enjoyed the seafooddish, and the lemonmayonnaise was the perfectaccompaniment.
Mains posed a difficultdecision with so much tochoose from. The SmugglersDeli Board invited diners topick four deli favourites witha Turkish flatbread, plus therewas rotisserie chicken, meat‘off the barbeque’, trademarkHanging Kebabs and ‘homecomforts’.
I ummed and ahhedbetween a chicken and hamhock pie (£10.95) and theThai green curry withcoriander rice (£9.95), but wastoo intrigued by the HangingKebabs to resist.
My chicken kebab (£9.95)hung on a metal skewer asgarlic butter trickled from thetop of the stand withseasoned fries sat underneath.The chicken, with onions,mushrooms and peppers, wasmoist and flavoursomethanks to the garlic and asweet chilli-style marinade.
Unlike me, my diningpartner was quickly set on his
choice of main – the 9ozribeye steak (£13.95) withseasoned chips. The steak wasdeliciously juicy, and a sidehouse salad (£2.75) freshenedit up with plenty of leaves.
With just enough room fordessert, again the choice wasvaried (all £4.75). I picked the skewered banana dippedin coconut and toffee withvanilla ice cream. Again, it was served warm on ahanging skewer and tastedfresh and light.
My partner chose the sweetsticky toffee pudding withvanilla ice cream which,served on a fish shaped bowl, was in keeping with the nautical theme.
Feeling full and content,however, we were thenpersuaded not to leavewithout sampling thedelights of the cocktail menu.With it being mid-week, wewent for the both non-alcoholic Sandy Shoes andPineapple and MangoColada. They were fruity and refreshing andimpressive to look at.
The extensive list of ruminfused concoctions though,seemingly regarded as a starattraction of the place, willjust have to wait till nexttime.
As the weather turns colder bars andrestaurants across Liverpool haverolled out their winter menus. Fromhearty warming stews to tasty foodfrom the grill, there is plenty of choicefor diners looking for a filling meal.Take a look at these three top winterwarmers over the festive season.
