ART OFFICE BUILDING

WALL STREET BUILDING & LOCATION "Wall Street" Building has an area of approximately 6,000 square meters

(5,953.24sqm). the useable office space equated approximately 4550 square meters with an additional 220 meters of external terraces located on the first, second, fifth and sixth floors.

Wall Street (WS) is strategically situated in Al-Masyoun area located directly on the main street within the financial district of Ramallah. In addition to being accessible from the main street, WS is also accessible from two branch streets measuring a width of 6m each to create several entrances and exits for employees and customers. The total area of the plot of land on which WS is built corresponds to 1,329sqm.

Located directly opposite WS is the ministerial and the UN compounds which indirectly provides safety and security 24/7.

Several luxury hotels are a walking distance from WS to include Caesar Hotel, Grand park hotel and the Rocky hotel. In addition to the hotels are multiple international representative offices and several banks also within walking distance.

LONG TERMS BENFITS & ADDED VALUE The building foundations of WS have been designed to withstand two additional floors

if the need to expand arises given that future regulations for the immediate area are revised by the Municipality.

WS was designed based on an internally centralized distribution force system and seismic retrofitting to withstand significant seismic loads using CURE technology.

WS includes a water-well with a capacity of 210 cubic meters in case of emergencies and for daily use. The well installation is also in compliance and within the requirement settings of municipal rules and regulations.

All exterior walls are thermally insulated using polyurethane. The thickness stands at 25 mm with a density of 30 kg / cm³.

The glass facade of WS was selected for optimizing energy savings and minimizing the entry of sunlight into the building for the purpose of energy conservation. Cost savings are estimated at USD28,000 annually or USD140,000 every five years.

HIGH QUALITY BUILDING AND CONSTRUCTION SPECIFICATIONS…

An exceptional consent was acquired through the municipality to grant permission for the average height of floor ceilings to stand at around 340cm. This is approximately 30cm more height in comparison to most other office buildings.

The ground floor which has its own entrance is unique to all other floors in that it stands at 420cm in height which was made possible also by the exceptional consent received from the municipality. This is approximately between 80cm – 90cm higher than most office buildings.

The external cement framework behind the entire exterior stone facade of the building is reinforced at the core using structural steel webbing with the exterior stone firmly embedded within including additional support with galvanized steel to ensure sustainability.

The floor tiles used were imported from Spain through the global company "TAU", a European based company with presence in Palestine. The floor tiles used are rated of the finest quality and are heavy duty in nature to withstand the level of utilization as this floor tile category are manufactured especially for commercial buildings.

The facades cradling the elevator doors are made of high grade marble with a distinct modern look and design and are identical on each floor of the building.

The facade covering all four sides of the building consists of high quality aluminum framework procured from the company SHL-ALUBIN.

WS consists of two Schindler made elevators with a capacity to accommodate 9 passengers each.

The dark blue glass panels of the “Synergy” brand were imported from AGC Glass Europe which enjoys distinctive features to include very low light reflection and because of its low solar factor lowers air-conditioning costs.

The two main entrances and facades to the building are made of European based Sekurit tempered glass to provide sturdiness complemented with a beautification element.

WALL STREET BUILDING FEATURES…

All emergency doors on each floor have been designed to be fire-resistant and operate through a push-bar mechanism (Installed).

The main garage doors will be equipped with reinforced aluminum gates and remote access capability.

Basement 2 and 3 representing the parking area are made of reinforced concrete and leveled using a state of the art “helicopter” machine. It is also layered with epoxy paint for protection from water, humidity and ensuring a cosmetic element to it.

An area within the basement floor has been designated to accommodate the installation of an electric generator that will ensure “business as usual” in the case of an electrical power cut or other hazards.

The building roof tops have been professionally sealed with “Milan concrete stretches” and further layered with white colored polyutherane for protection against winter periods.

The stone facade of the building ranges between 25 to 51cm in height to provide a modern architectural look and design.

…WALL STREET BUILDING FEATURES

The distances between the columns located on each floor span 8 meters in most parts to create spacious and lush areas that allow clients the luxury to design their work environment with minimal limitations.

Spacious garage areas with the capacity to accommodate approximately 50 cars.

A designated central control room for all electrical control systems and panels

A designated closed area housing water pumps and made ready for the installation of other mechanical equipment if required.

The void space between floors is made of solid slabs with a thickness of 27 cm and the length of 30 cm.

SAFETY, SECURITY AND EASE OF MAINTENANCE FEATURES

Fire systems main lines and sprinkler systems have been installed on each floor of the building in compliance with building and construction regulations of the municipality.

“Stone wool fiber” embedded at “100kg per cubic meter” has been used to stop the spread of fire in case of emergencies and to sound proof between floors.

WS consists of 3 shafts. The first shaft is dedicated to electrical works, the second for fire and the third for extensions, sewerage and water piping. This design was incorporated to provide ease of access to the structural components of the building and to reduce time and cost of maintenance and interruptions.

High quality galvanized metal railings have been placed around the staircase for protection purposes but also to provide a beautification element to complement the immediate surroundings and architecture.

An external emergency escape route made of a galvanized metal case accessible by all fire exit doors on each floor will be installed by Wall Street Management.
