Renovations don’t come more challenging than this week’sfeatured home. Builder Mark Mulvay dubbed it the mostdifficult of his career. But the hard work has paid offwhen you see the results. Read about the transformationof the 1960s City Beach home on these pages.

The Mulvay Builders’ project is one of the 458 entries inthe 2008 HIA-ANZ Perth Housing Awards to beannounced at the housing industry Oscars at Burswoodtonight. Don’t miss our bumper edition next week on allthe winners.

Building Oscars draw 458 entries

It takes a rare project to bedubbed the most difficult ofa career but for MarkMulvay, of MulvayBuilders, the renovation of

this City Beach home takes theprize.

“I’ve built 300-odd homes andthis one just killed me but wepersevered,” he said.

According to Mr Mulvay, it wasthe ground floor, which houses thegarage, workshop, powder roomand wine cellar, which presentedthe biggest technical challenge.

A prime troublemaker was oneof the home’s more unusualfeatures, the lift, which had to bedug into the ground, below floorlevel, presenting the dilemma ofhow to hold up the building whiledigging out the earth beneath it.

Also tricky was the matter ofdistributing the weight of the newstructure to avoid squashing theoriginal house beneath.

Entry to the home’s living areas

is via the lift or a striking widestairway leading up from the frontentry. European oak flooring hasbeen used in the entry hall, whilein the void space hang threeultra-modern light fittings. Aheated polished concrete stairwayleads to the top floor.

Both the stairway and lift aresuitably dramatic entrances to theimpressive third storey, which is anentirely new addition to the home.

The open-plan living spacehouses a kitchen and living area,and was designed to takeadvantage of the spectacularviews. Full-length windows reveala stunning outlook to Rottnest,Cottesloe and Fremantle, BoldPark and the city.

The well-equipped kitchenfeatures stone benchtops,stainless-steep appliances, sizeablewalk-in pantry and glasssplashbacks that open to revealstorage space. The clean,minimalist lines extend into the

living area; the views, not fussydesign features, are the hero

Opening off the living area is agenerous balcony.

Clever design features, such asthe outdoor heater andremote-control pergola, make it apractical entertaining space and astainless-steel spiral staircase leadsto another terrace below.

The third storey also houses afront terrace, study with afold-down ladder leading into theloft storage space, powder roomfor guests and the main suite.

The main suite’s colour schemeis neutral and relaxing, andfeatures recessed blinds in thebedroom to maximise the views..The spacious walk-through robeand spa bath and double vanitiesin the bathroom provide aluxurious touch.

The second storey of the homeincorporates elements of theoriginal residence and wasconceived as a living space for thefamily’s three boys.

Each has a bedroom and thefloor also houses the guestbedroom, two bathrooms, balconyand a living area. The space wasdesigned with practicality in mindand has considerable built-instorage and a laid-back, nauticaldecoration scheme. The transformation to a three-storey home was the most difficult job in the builder’s career. The lift proved to be the major troublemaker.
