OCP Operations UpdateBen Carr - Vice President, Resort Operations As the cusp of the year change approaches, it is nice to take a moment and sit down to reflect on what was a very busy 2016…and to look ahead at what will be an even busier 2017. As someone who has been a part of Ocean Canyon since its infancy, I remain firmly convinced that the products, the services, and the resorts that OCP offers to its members and guests will continue to provide a safe, secure, and fun place of respite in an increasingly hectic world. This past year our members enjoyed over 110,000 nights of camping at our
resorts. This number is a significant increase over previous years and is, to me, a testimony to the efforts of the entire OCP team and their willingness to continuously and tirelessly provide the highest level of service to our members and guests as the company’s resources allow.In 2016 we introduced several new operational initiatives that will continue into 2017. We opened the OCP River Ratz Club at five of our resorts which focused entirely on providing children’s programming. We began updating and redec-orating many of our rental units. We worked closely with local and state governments as we began upgrading our utility systems in several states. We hired professional assistance to help us begin the rebuilding of our golf course at Millwood Landing. We took advantage of new technologies to provide improved levels of member service from our corporate office. And those same technologies allowed us to better keep our members and “friends” updated on social media.During the upcoming year, we will continue forward with many of these same initiatives. We are also planning to en-hance our resorts with improved playgrounds and recreational-use areas. We have already begun the process to provide more 50 amp campsites at some of the resorts. We are beginning to investigate ways in which to incorporate alternative energy sources into our operation. And we are preparing to expand our business model with the development of long-term stay campsites on the Water World property adjacent to our Styx River Resort.I have enjoyed meeting many of our members as I travel throughout our system and have appreciated those of you who have gone out of your way to visit with me. Your comments help us to continue to improve our products and our services. And to all of our resort and home office team members who may be reading this…I enjoy working with you and appreciate all that you do to help our members find fulfillment in the OCP experience. I am looking forward to a great 2017!

New Year! We are planning on a great 2017 for all, look for
expansions and new products added to our mix. I am very proud
of all 225 coworkers that made 2016 a successful year for our
company and the resorts from renovations, activities, maintain-
ing the parks and customer service. I am also grateful to our
10,000 + members and thankful to God Almighty to make all this possible. By the
way, we now have a new mascot that will be popping up at a different resort at any
given day. So watch out for this duo, their names are ARVY and SPOT, we are going
to have fun this year. Please join me to ring in a new and great year for the whole

What a year it has been for Mountain Lakes Resort! In 2016, we began to remodel many of our cabins and lake homes (a project we will continue in 2017) with new fur-niture and decorations. The car show and golf cart parade had record breaking attendance. Everyone helped to make these events great! Special shout out goes to Eddie St. Lou-is, our #1 volunteer of the year! Also, special thanks to Lin-da and David Floyd for all of their help with activities.At the end of the year, we said good-bye to the only man-ager known at Mountain Lakes, Mickey Murdock, and we said welcome to Karen and Butch Lashua! They are twen-ty-plus year veterans of the campground and resort indus-try and, for many of you, are familiar faces! For the past several years, Karen and Butch have managed and over-seen the operation of our Tres Rios Resort in Glen Rose, TX. They did a terrific job for us there implementing a
robust recreational program, renovating many of our old-er buildings and amenities, and establishing several new programs that enhanced the member experience while staying with us. On behalf of our many members and staff, we wish them great success on their new venture.We hope to see you at the resort in 2017. Activities planned include: the annual car show, bluegrass music festival, and even a fishing tournament (Lake Guntersville is ranked number one in bass fishing in the country!). And, for those who haven’t been to Mountain Lakes before, the resort is within a two hour drive of many area attractions; you can plan various, exciting trips including the Huntsville Space and Rocket Center, the excelled aquarium in Chattanoo-ga, and Birmingham’s old world southern charm. We hope you take advantage of all Mountain Lakes and the sur-rounding area has to offer. Have a great new year!
What a great year 2016 has been for Abita Springs Resort! We have been busy renovating the outside of the club-house and giving all of the buildings a fresh coat of paint. We’ve also been renovating our water system. Six of our sites have been updated with enhanced services, as well as full hook ups. Also, we have installed new lights at the entry of the resort.
In 2017 we have some great activities on our schedule for our members. Mardi Gras time is just around the corner, a favorite for our members. Come spend time with us and enjoy all the fun things to do. We love to eat here at the resort and host a Pot Luck every Tuesday. Abita Springs Resort is a great place to be in 2017.

2016 was a great year here at Styx River Resort. It was won-derful to see so many familiar faces, and we got to meet and make some great new friends at the resort this year. Our goal for 2016 was to promote our family friendly en-vironment and to encourage members and guests to par-ticipate in our many resort activities. Thanks to the hard work of our staff and the many members who contributed, this year was a huge success. It was wonderful to see all the great Facebook posts from our members and guests this year. It made all the hard work worthwhile.As we look back on the past year, many wonderful memo-ries come to mind but a few really stand out. Our Redneck Water Slide (both times) was a big hit with the kids and a few adults, as well. Who knew that a hill, some plastic, dish soap and gravity could be such a blast? The July 4th holiday was also a lot of fun! Our corn on the cob and wa-termelon eating contests were interesting, to say the least, and the watermelon seed spitting contest was a sight to behold! The Styx River Haunted Asylum was certifiably entertaining and just scary enough to keep you looking over your shoulder. Thanks again to the staff and members who helped to make these events a success.Many improvements were made to the resort and its facil-ities during the past year. We upgraded our electrical sys-tem on numerous sites and also converted some 30 amp sites to accommodate both 30 and 50 amp hook-ups. A big thanks goes out to Mickey and his crew from Moun-tain Lakes who assisted with the project. Our clubhouse became much more cozy with the addition of a brand new heating and air system which services both downstairs and upstairs. A substantial asphalt paving project took place over the summer, making travel easier around the resort. We also created an additional secure camper and trailer storage area to accommodate our growing family of OCP members. The addition of new sofas and furnishings in our many rental units now help to make your stay with us that much more enjoyable.2017 promises to be a great year. Our outdoor pool will receive some work early in the year and will be ready in
time for the hot summer days to come. Our site improve-ment project, which has already begun, will continue throughout the upcoming year. Keep your eyes out for a new horse-shoe pit and some other fun outdoor activities.So, check out our 2017 activities schedule and make your plans accordingly because the upcoming year is jam-packed with lots of family fun. Whether it’s our Mardi Gras celebration or game show weekend, you are sure to have a ball. Maybe you would prefer to participate in our murder mystery party or team up with a partner for a scavenger hunt. How about a wet-n-wild water weekend or a little trip to Gilligan’s Island? Whatever your idea of fun, you are sure to find it at Styx River Resort in 2017.So, whether you are a frequent guest with us or planning you first trip, be sure to take advantage of our many ame-nities and activities of the resort. We work hard to make your stay with us enjoyable and memorable and we look forward to seeing all of you. Have a great year!

Millwood is a peaceful place to get away from it all. Rus-tic and tucked neatly by Millwood Lake, it is a place to camp, golf, fish and relax away from the hustle and bustle. In the last year we have made vast improvements to our 18 hole golf course. As many of the seasoned members of OCP know, we have had a lot of trials and tribulations with the weather the past few years and our golf course took the biggest hit! However, we are rapidly recovering. The greens are in better condition than they have been in years, the fairways are coming along well, and the roughs are cut back to standard. We have removed a large number
of dead trees and repaired many of the irrigation issues that were caused by the flooding. We have also taken the time to treat and nourish the course with fertilizers and pesticides to keep it healthy and beautiful for the spring. We continue to maintain the park daily to keep it as neat and clean as possible. With cabins and cottages available, we can host families and friends for a peaceful camping experience or you can take advantage of our open tent sites by the pond. Of course, we have hook ups for 30 or 50 amp sites including pull through options. We appreciate all of our members and would love to see more of you!
Tres Rios had a wonderful 2016 and we are really looking forward to 2017! We began a lot of resort improvements (which are still happening!) and our campsites and cab-ins stayed full. We have a great operations and sales team working hard to make sure you have a terrific experience while staying at Tres Rios.Our special events/activities schedules have been fun, get-ting bigger, and we have much more to come. Our activ-ities team has been working hard to make sure there are a variety of things to do while you are here. And last year we introduced the new River Ratz Club which has been a great success with all the members as well as giving the kids a chance to have more fun while the parents can just relax!As for the resort itself, we have had many projects going
at the same time. Texas Hall has received a face lift, pool improvements were made, we updated our restaurant ser-vice, tied in to the county water system, and continued to expand our RV storage program. All of our cabin interi-ors were painted (and most exteriors, too!). We completed the new Dog Park area and had our first dog contest and show this last year. The store was expanded with lots of new items...and a new fishing section has been added to help you catch The Big One while you are here. We have so many projects going on that it’s hard to list them all. Upcoming improvements include updates to the main restroom, more construction on the cabins and cottages, and an initiative to help make our operation “greener!” The best way to see how we are progressing here at Tres Rios is to come on by and stay for a visit. What a great year 2016 has been at Branson Ridge RV Re-sort. We opened our new River Ratz Club room that the kids have thoroughly enjoyed. One of the things most peo-ple see when they enter the Club Room is all of the art on the walls. What they don’t know is that it was all drawn free hand by our team member, Chris Baldwin. While we had a lot of exciting activities there, one of my fondest memories was making paper sailboats with the kids in the River Ratz Club. We didn’t have any paraffin wax to coat the boats with, so we used crayons. We took them to the little pond by the main office and tested them out. One of the little girls, Dessoit, made a boat for me that I still have sitting on the window sill of my office. It reminds me that some of the kindest things in life are done through the heart of a child.Looking ahead, we have a lot of great events and activi-ties planned for 2017. As always, we are very excited about our holiday weekends (Memorial Day, Independence Day, and Labor Day) but we all look forward to Branson Ridge’s unique “holiday,” Witchy Weekend. Our Witchy Weekend will be October 13 – 16, 2017 where we will have a haunt-ed trail, costume contest, live entertainment and trick-or-treating. If you are planning to make your first visit to Branson Ridge this year, make sure you participate in
our activities program. It’s an enjoyable way to meet your neighbors and make some new friends.We will be undertaking a variety of projects in 2017 that we hope will enhance our members stays. One of the proj-ects we have already started on is the installation of new steps in all three of our pools that should help those of you who enjoy swimming. We are also working on plans to improve the activity court by the Hippo Pool and turn it into a more usable space. We are updating our motel rooms for the new year with fresh colors and we will be undertaking a number of renovation projects in several of our buildings.Finally, I would like to send out a special thanks to Mark and Ruthanne Storms. Mark organized a flag disposal ceremony and had several of our veterans, members and staff help with it. It was very humbling and has become a special memory that will stick with me. Ruthanne helps us when we are doing our big dinners and always has the most wonderful positive attitude. And to all of our mem-bers and team who have worked hard to make Branson Ridge such an enjoyable place to come and stay, I send a big THANK YOU…and look forward to seeing you back with us!

2017 will mark the seven year anniversary for Texoma Shores Resort as a part of the Ocean Canyon Properties system. In 2016 we began a cabin renovation project that kept us busy all year. We have begun replacing old car-pet, installing new energy efficient windows, and updat-ing some of the beds. We also rebuilt the pavilion at the lake that had been damaged by the floods last year. In 2017 we will reopen the pavilion as a picnic area, we are plan-
ning on adding on to the swim beach, as well as installing benches along the edge of the lake for those who enjoy walking our shoreline. New habitats are also being added for some species of fish such as crappie, catfish and perch...so the fishing should continue to be excellent. Come enjoy some time in 2017 with us...and bring your fishing pole and picnic blanket!

It’s that first winter breeze that brings back so many mem-ories. There’s a special smell that makes me want to breath deeper, reminisce longer, and just slow down. Maybe it’s that sip of the first hot chocolate with the kids, the sound of raking leaves, or getting the firewood ready before the first snow. I moved out of the house a few decades ago but I can remember sitting around the dining room table playing board games with my sister, smelling the turkey my mother was taking out of the oven, with nothing more than the sound of that slow jazz my dad would turn on mixed with the crackle from fireplace.Life seemed to move quite a bit slower back when I was a kid. It took a decade between Thanksgiving and Christ-mas. I remember riding my bike all over the neighbor-hood. I was a bit young for this before we moved but there was a small pond where the kids would fish before sun-down and skate on in January. The poor last lady on the end of the street would get the first phone call from some kid’s mother. She would yell off that patio for Tommy, or whomever, to get home. And soon we would all scatter back somehow.I wonder if the memories that my kids have will be rem-inisced of in about 35 years? I took 2 out of my 3 boys to a resort to fish, play board games to midnight (which
I surprisingly lost again) and just relax. I hope my kids captured the moment together. It was just a weekend to get away from the wifi (not because there wasn’t any but because I didn’t want them to have it), get away from the video games, and just bond. Hopefully, they will remem-ber the stick we fished out of the river pretending to be a huge alligator gar. And remember a time when riding a bike further than the end of a driveway.
