Institution of CharteredSurveyors (RICS), the
housing market is on the up.Indeed, RICS latest housing market
survey, published on February 12,says that the number of housingtransactions continues to growacross the UK property market.
During January, charteredsurveyors across the countryreported a further increase in thenumber of newly agreed sales, with anet balance of 15% more stating thatlevels rose.
Transactions have now increasedfor four consecutive months.
In tandem with this, pricesremained broadly stable during thefirst month of the year. Four per centmore respondents stated that pricesfell rather than rose last month(from -1%), meaning that prices haveremained fairly consistent from
December.Along with other signs, this
suggests that the very worst may beover for the market.
Despite this, demand from would-be purchasers has dipped slightlysince the start of the new year, witha net balance of 9% of surveyorssuggesting that new buyer enquiriesfell during January.
This was also accompanied by aslight fall in the number of homescoming up for sale, with surveyorssuggesting that poor weather mayhave contributed to the softerfigures.
Looking ahead, charteredsurveyors are optimistic that theprice stability seen in recent monthswill persist over the coming threemonths and, more significantly, theyanticipate prices beginning to movea little higher as the year wears on.
Meanwhile, future transactionlevels are expected to remain on an

residential director, commented:“Price falls across the UK havegradually stemmed in recent monthsand it is interesting to see that theamount of completed transactionsare on the rise, as confidencereturns to the marketplace. While itis still very early days to talk about acomprehensive market recovery,activity levels are still encouragingand there is some optimism outthere that things could continue toimprove.
“That said, in many parts of theUK, such as London and the SouthEast, high house prices and the loftydeposits required by many lenderscontinue to prevent many first timebuyers from getting a foot on theladder, which is preventing anysignificant movement at the lowerend of the market.”
