Designed for landlords who want their property to be seen by more prospective tenants, but still want to handle viewings and manage the property themselves, Key Residential’s advertising-only service has proven popular since being introduced by the firm earlier this year. “The advertising-only service is mainly targeted at multiple landlords and investors who are experienced within the lettings industry,” says director, Aimee Parsons. “It’s purely an advertising service, so landlords can reach higher volumes, but keeping the costs down.” The service, which is priced at £150 per property, sees Key Residential photograph the property and advertise it on all major portals, including its website and its shop window on Banks Road. Enquiries are then taken and forwarded to the landlord. Landlords conduct their own viewings, credit searches and referencing and, if they decide to take the tenants, they handle their own paperwork. Optimism as sales rise IT seems that buyers have returned to the market, as the amount of homes sold in the past three months is at a three- year high, says the Royal Institution of Chartered Surveyors (RICS). According to the latest residential market survey by RICS, property sales reached the highest level since January 2010, as chartered surveyors in the UK sold an average of 17.9 properties during the three months to May. While still low compared to the market peak of six years ago, RICS notes that this is the highest level in three years and expects that sales will continue to rise over the next three months. A key driver behind this jump is the recent upturn in buyers testing the market. Interest from would-be buyers has now risen for four consecutive months and, during May, 30% more chartered surveyors reported rises rather than falls in new buyer enquiries. This represents the highest reading since October 2009 and is a sign that market confidence is gradually being restored. Meanwhile, prices edged up last month with 5% more chartered surveyors reporting increases rather than decreases. Until recent months, price stability has been confined largely to the South East of England. Now this is beginning to extend to other areas. Moreover, with the sales market maintaining its slow recovery, chartered surveyors also expect house prices to rise over the coming three months. In the rental market, tenant demand continued to rise during May, although the rate of growth has begun to slow. Even so, respondents to the survey predict further rises in rents over the coming three months.
