Welcome to the spring edition of the WORD from Winvic.

Despite the current difficult market conditions we have expanded the business by diversifying our portfolio of projects into several new sectors. Our Business Development team is “doing what it says on the tin”. We are now working on three public sector projects; have established ourselves in the care home market; building upon our expertise in sustainability, having delivered six BREEAM ‘ExCEllENT’ buildings we are now working towards a BREEAM ‘OUTSTANDING’ on the SusCon Academy, Dartford. This in turn gives us the ability to offer our clients the real benefits of our sustainable buildings experience. Winvic would like to thank our clients and our supply chain for their continued support on delivering another year of success.

After withstanding considerable competition from other national contractors, Winvic are delighted to have been awarded this high profile, public sector contract by Dartford Council.

The SusCon (Sustainable Construction) Academy in Kent, will provide an exemplary facility for the promotion of excellence in learning, skill development and attitudes within the construction industry. The academy will present a unique opportunity, acting as both a demonstration project for innovative construction methods and technologies, as well as being a catalyst for development within the Thames Gateway

and specifically the Science Park element of The Bridge Site master plan.

Designed by architects Stephen George and Partners, the project is overflowing with green credentials and will be a showcase of sustainability and energy-efficiency.

£3.5 mIllION mAkEOvERAfter a rigorous tender process, Winvic were awarded a £3.5 million contract by the NHBC to transform parts of their existing milton keynes headquarters.

bROADWAY hAllS CARE hOmE - DUDlEYAs reported in the previous edition of the WORD, Winvic are on site in Dudley constructing their third project for Avery healthcare, an 83 bed care home on a very confined site. The project is due for completion at the end of May, just 50 weeks after on site work commenced and a remarkable three months earlier than any of the competitors tender programmes. As the project draws to a conclusion sample rooms have been produced to allow the client to inspect the high quality of the various finishes. A more unusual aspect of the external works procurement has been the purchasing of a work of art for the garden. local artist Rob Bowers has been commissioned to produce a sculpture of a Phoenix, to replace the one stolen from the original building. The new Phoenix has been designed by students from the near by Dudley College.

CASE STUDIES CuRRENTLY ON-siTE PROJECTs

Winvic have been contracted by Prologis to construct a huge 500,000sq ft distribution facility for the Co-Op, situated at Newhouse between Glasgow and Edinburgh, off the m8 motorway.

The project involved an existing warehouse attached to the main office building, which is to be transformed into 15,000sq ft of fully serviced office space, split over two floors.

The naturally vented building will be powered by a bio-mass boiler and solar-panels. The fabric of the building utilises a brown roof and a frame that is a mixture of sustainabley sourced timber and locally sourced concrete, made from 50% recycled material. Other green innovations include the use of sheep wool, which will be utilised as insulation in the building envelope.

These are just some of the initiatives to be used in the project, contributing to the aim of receiving a bREEAm ‘OUTSTANDING’ rating and an EPC rating of A10, a first for any building in the country.

The 65 week development will be managed by Danny Cross, Winvic Project Manager;

“I am really excited about the prospect of being involved in a building which is on track to receive a bREEAm ‘OUTSTANDING’ rating, it’s an interesting project with some great initiatives, a building first, that we are all proud to be a part of”. The Winvic design and procurement team have worked extremely hard on the project to ensure design aspirations are not compromised when striving to achieve an ‘outstanding’ rating.

The Winvic site management team will actively involve the local primary school located at The Bridge Site, giving the students the opportunity to visit the site for themselves. They will be able to learn about various aspects associated with construction, such as site safety, methods of construction, building use and the effect on the environment.

By registering the project with The Considerate Constructors Scheme Winvic will be helping to raise awareness and improve the image of the construction industry.

500,000 SQ fT bUIlD SECURED

The 40 week project is well under way with all major earth works completed, the steel frame erected and the placement of the envelope fabric currently in progress.

If the construction programme wasn’t challenging enough, the site team, have had to contend with extreme weather conditions over the border, with up to 9 inches of snow fall and temperatures of -18Oc. Despite this, a tremendous team effort continues to make significant progress.

The super-sized building has over 50 dock leveller doors and is based on a cross docking model. The base build with enhanced works also includes office space of approximately 40,000sq ft, split between a two storey hub office and a three storey main office. This office is accessible to staff via a concrete under-croft, designed to keep foot traffic away from the vehicular routes and provide them with safe access to and from the car park.

A VMU building is also being provided separately from the main building allowing vehicle maintenance to be carried out onsite. Parts of the perimeter boundary utilise pre-cast concrete retaining walls up to 5m in height, allowing the full site area to be efficiently maximised.

The building is on track to receive a bREEAm Rating of ‘ExCEllENT’ and an EPC rating of A and will be another example of Winvic’s commitment to sustainable construction.

80,000SQ fT jOhN lEWIS PARTNERShIP fACIlITY - ENfIElDGraftongate Developments provided an opportunity to the john lewis Partnership to develop its new facility in Enfield. Concentrating on meeting the logistical requirements of its ‘gifts department’, the 80,000sq ft development will enable the John lewis Partnership to meet its needs in the South East. Tendered through DBK of Birmingham, Winvic were awarded the contract in competition and have recently started work on site.

The project is, at time of printing, in week 10 of a 32 week programme, and provides warehousing, an internal two storey office, service yard and car parking. There is also an element of base enhanced fit-out works, to include heating and lighting to the warehouse. Gaining a bREEAm ‘vERY GOOD’ rating of for this building ensures that it complies with John lewis’ sustainability strategy.

ADvANCE NOTICE Following on from the success of our Open Day at Bulwell Care Home, we have decided to repeat the format on the completion of Broadway Halls. Formal invitations will be sent out during April for an Open Day at the end of May 2010.

The 31 week programme is currently on-site and on track. After the initial demolition and strip out, structural alterations have been taking place to make way for the steel framed mezzanine hollow ribbed floor. Glazed office partitions and comfort cooling are amongst the detailed array of fit-out requirements. In addition, some areas within the existing building will also undergo a makeover, with major

refurbishments being carried out to the restaurant along with the board and meeting rooms. This “live environment” project requires precise and strategic planning to ensure the safety of the building occupiers is not compromised whilst construction works are carried out.

Following the successful completion of the ground works, which involved major service diversions, steelwork is now due on site for the semi basement structure. This will be followed by the traditional timber frame, which will form the 60 small offices, or incubation units, and the exposed glulam timber frame forming the 300 seat auditorium and ancillary facilities.

The award winning iCon building, otherwise known as the Sustainable Construction Innovation Hub in Daventry, is about to start the next phase of construction.

After 42 weeks, 1,000,000sq ft of warehouse and 60,000sq ft of office space were completed to Winvic’s usual first class standards and passed to a jubilant client. The Planet Positive building received a bREEAm ‘ExCEllENT’ rating and an EPC rating of A.

Winvic have also been commissioned to undertake the substantial fit out project for the facility.

The project team at bradford successfully handed over this huge facility on the 22nd march 2010.

The recently completed 1,000,000sq ft distribution centre constructed for Marks & Spencer now requires the second stage treatment.

A full fit out will be undertaken by Winvic with works to the warehouse to include; full roof protection and in-rack sprinkler system, racking, compartment walls, heating, lighting and ventilation. Work to the office areas will include; partitions, comfort cooling, data and welfare facilities.

Once the 26 week project is completed the fit out will enable Marks & Spencer to operate the building in-line with the first stage of their modernisation strategy.

fOCUS ON FIT OUTS...

Winvic have had continued success within the fit out sector, securing a further two projects from Prologis, fitting out their inventory buildings specifically for secured end users.

Winvic also recently assisted marks & Spencer in the transition from their existing facility to a new building in Stoke, which included a 150,000sq ft mezzanine. This, in addition to the giant facility in Bradford means Winvic will have secured over 2 million sq ft of fit out work in 2010.

The 60 incubation units will be utilised by researchers and businesses at the cutting edge of sustainable construction and green technologies. As an innovation centre, the iCon will offer the support businesses need to get off the ground, giving them a place to work in and share ideas.

The iCon has already won The MKSM (Milton Keynes and South Midlands) Excellence Award which is designed to celebrate developments that demonstrate excellence in a variety of areas, including their economic impact, environmental credentials and architectural distinctiveness.

INvESTING IN ThE fUTURE

These roles will provide experience in Project Management, Site Engineering, Design and Build, Quantity Surveying and Trades. Small groups of students, usually four to five, progress through a four week rotation process, each having the opportunity to shadow a member of their chosen profession. Each student is required to complete a relevant project in this time, seeking advice from their mentor and utilising the available resources provided by Winvic.

The students all get to experience the day to day running of a construction project, both on and offsite, including internal and external meetings. Engaging in sub-contractor meetings, procurement and monthly client progress meetings, the student get a real flavour for what is involved in the construction process.

As part of the iCon building project, Winvic have been taking students from the local higher education facility, moulton College, and offering them work experience placements in different roles, under the Construction Futures Scheme.

IIP accreditation recognises the company’s commitment to it’s staff, to identify ways of raising the organisation’s performance to an even higher level and as a framework for continuous development.

Constructionline is a nationally recognised registration scheme endorsed by the Office of Government Commerce and Winvic are pleased to have achieved accreditation following a rigorous prequalification process that requires a major input from our clients in providing an endorsement of our capabilities. The winners of the Daventry iCon poster competition received their awards after entering artwork in a competition to decorate the safety hoardings around the perimeter of the Winvic site for the construction of the local landmark building.

The winners can now see their work displayed on one of the most prominent sites in the town.

Each winner also received a special certificate, a superb iPod Shuffle and an invitation to the launch of the centre, from WNDC.

As part of Winvic’s commitment to development, innovation and supporting new initiatives, the group have taken a lead by signing up to two new national schemes.

Winvic are the first contractor in the UK to sign up to the new jCT form of contract to include the sustainability guidance. They are also one of the first to have signed up to the West Northamptonshire Development Corporation’s (WNDC) Construction futures scheme, which gives young people on-site practical construction skills, alongside college tuition.
