Cont. CAUSES OF WASHBOARDING:

Dr. Keith B. Mather studied the causes of washboarding

in 1963. His findings were published in January 1963 in

Scientific American. Three physicists from France,

England, and Canada performed a similar study with

similar findings. Their findings are as follows:

(1) Washboarding occurs as a result of speed and driving

habits. It occurs when vehicles travel at any speed above

3MPH

(2) Ripple formations begin because no road surface ever

is completely and perfectly flat

(3) Amount of traffic increases washboarding

(4) Quality of gravel effects washboarding

(5) Lack of moisture increases washboarding

Dues Payment Reminder for

2017-2018

Spring Weed Awareness The association will once again contract with Cody Graning to spray along the sides of the road system this spring. You will receive a one-call-now message with a window of time to watch for weed spraying. During this window take appropriate action to protect children and livestock as you see fit. Mark your property along the road if you do not want spraying to occur along your borders.

The primary herbicide to be used is Milestone with Roundup as a secondary herbicide in heavily infested spots.

Owners are responsible for controlling weeds on their own property. To obtain a free weed identification booklet, contact the board at: [email protected].

To obtain herbicide fact sheets, go to links below:

PETS ON THE LOOSE There have been several recent reports of personal pets – specifically dogs – having the run of WWR. We’d like to remind you that not only is this not safe for your pets, but it is in violation of our CCRs. CCR Section 4.01 a) Fenced in Animals: Any animals, including dogs and other domestic animals, kept by an Owner must be kept and/or fenced within the boundaries of the Owner’s property.

ROAD COMMITTEE STUDY OF ROAD

PAVEMENT OPTIONS

Heated road system with concrete or asphalt paving Price: ridiculously out of reach Pros: smooth roads with no ice Cons: ridiculous maintenance expenses

Pave roads with concrete Price: estimated $725,000/Mile of road

Price includes: Excavation 6” deep Crushed stone Hand-grade base Concrete 4” thick Overhead/profit

Pros: Smooth roads for a season Cons:

Slippery enough to spill cars off the mountain Freeze/thaw will result in potholes and constant/expensive maintenance Have to excavate. Cannot pave on top of existing road because road would stand up 6” in the air and be extremely dangerous to drive

Pave roads with asphalt Price: estimated $425,000/Mile of road

Price includes: Excavation 6” deep Stone 6” deep Hand-grade base 4” thick base 2” topping Overhead/profit

Pros: Smooth roads for a season Cons:

Slippery enough to spill cars off the mountain Freeze/thaw will result in potholes and constant/expensive maintenance

Pave roads with reclaimed/recycled asphalt Price: estimated $111/ton plus cost of transporting asphalt, excavation, etc. Pros:

Less expensive than new asphalt with all of the benefits of asphalt Smooth roads for a season

Cons: Virtually impossible to find because it’s of value and you have to be on someone’s list to receive the recycled asphalt If you were the lucky recipient of recycled asphalt, the cost to transport is unknown due to distance and quantity of loads it would take to pave the road system. The price would be exorbitant to say the least. Slippery enough to spill cars off the mountain Freeze/thaw will result in potholes and constant/expensive maintenance

Sources: www.albertfreiandsons.com out of Henderson, CO

Add calcium chloride or magnesium chloride Price: estimated $140/ton calcium and $111/ton magnesium (price for chemicals only) Pros:

Harder compaction making road last longer between grading periods Salt element helps to melt snow and ice Dust control Reduced material replacement costs Less blading Increased safety

Cons: Professional equipment extremely expensive Controls dust for approx.. three months before needing reapplication Road surface becomes so hard that grader blade needs replacing more frequently *Possible way to save on professional equipment: There is a way to construct a “poor man’s” version of the equipment using PVC

Current road maintenance program

Price: approx. $6,500/year including estimated $8/ton of basalt Pros: works well enough Cons: wash-boarding and owner complaints

Do Nothing – Not and option Price: $0 Pros: No expense Cons: Roads degrade until unusable
