Hello and welcome to the January edition of the Whitby Advertiser, the number one choice for advertising in Whitby and the surrounding district. I hope you will enjoy this new edition of our magazine.
First of all, a very Happy New Year to all our readers, advertisers, contributors and everyone involved in the publication, printing and distribution of the Whitby Advertiser. 2015 was another successful year for the Whitby Advertiser, a year in which we increased our distribution to 22,000 copies and the Co-operative Food store here in Whitby became a key outlet, enabling visitors to the store to pick up a copy of our magazine from a dedicated stand in the entrance. A special thank you to Dennis Gilroy and the team at the store for making this possible and to everyone else who has made the Whitby Advertiser the success it is today.
So, a New Year, a new start with many people having made resolutions to keep. What are yours? I love the wisdom in this quotation from the journalist Ellen Goodman ‘We spend January 1st walking through our lives, room by room, drawing up a list of work to be done, cracks to be patched. Maybe this year, to balance the list, we ought to walk through the rooms of our lives ... not looking for fl aws, but for potential.’ Let’s be positive in our thoughts for 2016, and may this be the year in which we all realise our full potential.
At the Whitby Advertiser, we are certainly looking forward to 2016 as it is the year that we celebrate our 10th anniversary. We also are planning a complete revamp of our website, which will give it a fresh and contemporary look. If you are anything like me there are points in life when a colleague or friend will mention a word which you think to yourself yes I know what that means, then you sit back and think actually what does it mean and what does it really entail.There are plenty in the property world and it has certainly opened my eyes since I joined the Astin’s team back in March. For example we all know you may need a solicitor when you buy or sell a house, not always the case as some people do it themselves, but for the majority it is still true. I know as I had to employ one myself when I bought my house - they did the legal work or “conveyancing”, I signed up and moved in. But what did they actually do - if I am truthful, before joining Astin’s, I didn’t really know, it just sort of happened. I trusted my solicitor to sort it out and thankfully he did it very well.I know there are other people like me out there so when thinking about what we could write about this month a bit of jargon busting came to mind and certainly for me conveyancing was one that I would have liked to speak about with a bit more confidence when I bought my house as I am sure it is for most home buyers. Hopefully the following may help!Conveyancing is the term applied to the legal and administrative work associated with transferring ownership of land or buildings from one owner to another.When an offer has been made and accepted and solicitors’ details exchanged, the conveyancing process can begin. When buying, selling or re-mortgaging a property, you are advised to use a conveyancer – employed by a firm of solicitors – to look after your interests and fill out the necessary paperwork.A conveyancer ensures all the legal conditions and obligations are met and the new mortgage is in place. They will also act on behalf of your current lender,
ensuring your existing mortgage is repaid (if you are not a first time buyer). During the process, you will be told what is happening, what you have to do next and be given documents to sign and return. This will allow the next stage to go ahead. It is important to respond to any requests promptly, otherwise you will cause a delay to the entire process.Here is a breakdown of your conveyancer’s role if you are a buyer:• To obtain a purchase contract from the seller’s solicitors with details of the property and its ownership. • To organise any pre-contract enquiries and obtain copies of any existing guarantees, planning consents, etc. • To obtain the seller’s fixtures and fittings list to see what they will be leaving in the property (and you will get a copy to check). • When your mortgage offer has arrived, they will arrange for you to sign the contract and hand over your deposit to hold in readiness for ‘exchange’. • When the mortgage conditions have been met and the seller is ready to proceed, a completion date is agreed that suits everyone in the chain. Contracts can now be exchanged and the transfer deed effected. • Once this has been done they can get the mortgage advance from your lender and send you a final completion statement. • On completion day, your conveyancer pays the required amount to the seller’s solicitors in exchange for the title deeds. You can now move into your new home. • Your conveyancer will now register your name and mortgage at the Land Registry and send the deeds to your lender for them to hold as security for their mortgage advance. So there you have it. Hopefully it is all a bit clearer now and you can see why a good solicitor is worth their weight in gold. At any of the points above problems can arise and a good solicitor will steer you through them in both a timely and seemly manner. Like most things in life you tend to get what you pay for and a solicitor is no different. Many people who believe they own a business are in reality self-employed.
If you’re self-employed by choice that’s fine of course. But are you really fully aware of the risks and downsides? Do any of the following ring true for you?
• It’s hard to take holidays and days off • Your business has no value – no one will buy your
‘job’ • You need to make sure you’re fully insured against
being too ill to work • Be sure to have an exit strategy and strong pension/
investments • Keep cash in reserve – you need to be able to
weather a storm • Beware – if you aren’t working, you aren’t getting
paid! If you have all the above covered and choose to stay self-employed, then that’s great! But if you’re working alone and don’t have all the above covered, you might want to think about building a real business.
In my coaching practice, our definition of a real business is “a commercial, profitable enterprise that can work without you having to be there”.
The vast majority of ‘businesses’ consist of one person and don’t meet the above definition, and the owner runs in circles trying to do everything.
Many tell me confidently that they don’t ever want employees. The reason they give is either that can’t afford them yet, or they don’t want the responsibility. But if you employ someone and the business makes less additional profit than is being spent on the employee, then that’s a very bad choice of employee!
Let’s be clear. You employ staff to help the business make more money. If you spend £20,000 a year on a new employee, you’re going
to want to see the business generating £40,000 or more additional profit each year as a result. This might seem obvious, but I speak to people all the time who haven’t got their head around this and think that an employee is a cost they can’t afford.
I understand why some people view employees as an extra responsibility or hassle. But this is often a feeling or a fear that comes out of a bad experience or misunderstanding. Yes, there are plenty of bad employees around who will sit and do nothing unless you’re hassling them. But if that describes someone who works for you, ask yourself why you took them on and why do you continue to employ them? Once you’ve got someone in your business, remember that you get what you tolerate.
If you have work that isn’t yet or never will require a full-time employee, consider the alternatives. You could employ someone part-time, or you could use a Virtual Assistant (VA). Using a good VA can be an excellent solution because you can contract as little as an hour at a time as needed, and get the specific skills you need at the time.
The necessary skills to manage employees are relatively easily learned. There are hundreds of books on the subject and endless training courses. But first you need to start with a clear understanding and belief that you employ people to generate more profit for the business and that you don’t do the work for them. Your job is to set the direction, employ the team, make sure they know what they have to achieve, train them and then make sure they’re constantly motivated and achieving the goals.
Don’t forget to have fun too while your business grows!

The shop is compact and cosy and so requires just one to two Volunteers to work there at any time. The Manager and Assistant Manager have had just one Volunteer, Jeanette since April of this year.
