SAVILLS
New homesBOUTIQUE DEVELOPMENT
IN HURSTPIERPOINT
wElComE www.whathouse.com dec 2014 | 3
Could you please give us a brief introduction
to your company and the area in which you
operate?
Savills is a global real estate services provider
with an international network of more than 600
offices. We offer a range of real estate expertise
across residential, office, industrial, retail,
leisure, healthcare, rural, hotel and mixed-use
development schemes. Our Haywards Heath
office operates in East and West Sussex as well
as the Surrey borders.
what types of properties do you sell?
Town, village and rural properties, with our
core market being £500,000 to £2.75m. Above
this level we work very closely with our national
Country Houses and Estates departments,
which are based at our head office in London.
what is the property market currently
like in your area?
It is traditionally quiet at this time of year, but
buyers still looking are tending to be serious
and we are continuing to agree
sales in all price brackets, with
the sub-£1m market the most
active at the moment. We are
looking forward to 2015 - our
market seems to be at its most
buoyant during the early part
of the year and this is likely
to be the case again next year,
especially with the general
election coming in May.
what are the current trends in your area?
Most of our best sales this year have been
“turn keys” – well-presented properties
where the buyer can move straight in and no
refurbishment or updating is required. Buyers
seem to be looking to move to the better villages
and edge of towns where they have easy access
to communications and amenities rather than
the middle of nowhere. An easy daily drive
to one or more of the many excellent schools
locally is also at the top of most people’s lists.
where is the best place for first-time buyers to
purchase a home?
Wherever they can afford one, as they are
competing against cash-rich buy-to-let investors.
are there any particular areas in which
investors should be looking to buy property?
Close to good transport links. Haywards Heath
is a major commuter station to both London
Bridge and Victoria. In addition, the M23 is
only eight miles away and gives direct access to
London Gatwick Airport, the M25 and the rest
of the national motorway network to the north
as well as Brighton and the south coast.
what do you expect to see happen in the local
market over the next 12 months?
We are expecting a surge in activity during the
first quarter in 2015, followed by a slight lull in
the run up to the general election in May. It all
depends on the outcome of the election and the
question of Mansion Tax. The housing market,
like any other market, does not like uncertainty
and this is what the election creates.
In the longer term, house prices in the South
East are expected to outpace London over the
next five years – according to Savills research,
there will be an average 26.4% rise in prices by
2019, compared to 10.4% in London and 19.3%
nationally.

As you’ll see from the spread in this edition of WhatHouse? Local, we
very recently held our flagship event for the housebuilding industry and
handed out our annual WhatHouse? Awards.
They are extremely coveted by the industry and if you are in the market
for a brand new home, you might well find a plaque or flag proudly
displaying the fact that that developer, or development, has won one of
these prestigious trophies.
This year’s event was the biggest we’ve held in over 30 years. This is a
clear sign that the new homes industry is doing very well, which is not
just good news for the attendees of our event, but for the country as a
whole.
Not only are these companies
providing the homes that the UK
desperately needs, they are also
providing a substantial number of
jobs. Each new home is estimated
to contribute four new jobs to the
economy, not just on building sites
but further down the supply chain
to the companies providing the
materials and appliances that each
property needs.
Another thing that is clear
from looking at all the winners
(you can download a full judges’ report here www.whathouse.com/what-
house-awards-2014) is that each year, the standards get a little higher.
Specifications which were exceptional just a few years ago are now much
more commonplace and expectations are rising all the time.
Even if you’ve never before considered buying a new home, I urge you
to take a close look at our Awards winners and get a feel for the standard
of new homes on the market today. You may be pleasantly surprised and
impressed by what you see.
this is the final edition of whathouse? local in 2014 but please
don’t think for a minute that we’re putting our feet up and scoffing
mince pies until the new Year. the whathouse? team will be
working hard over the next few weeks to bring you an even better
mix of features, interviews and information about your local
property market in 2015.
We hope you’ve enjoyed what you’ve seen over the past few months and
look forward to our first edition of 2015, which will be out on 13 January.
Until then, Merry Christmas and a Happy New Year!

...Buying a new home is a big decision, so you’ll want to know that your property is of good quality and your investment well protected.
Only builders approved and registered by NHBC can offer Buildmark, and they must build to the detailed technical standards we have
been developing and updating for more than 75 years.
It will give you peace of mind to know that all new homes with NHBC’s Buildmark have been independently inspected at key stages
during construction, and come with 10 years’ warranty and insurance.
This gives you the reassurance that, on the rare occasion when something does go wrong, we’re here to help you.
So, before you buy a new home, make sure it has Buildmark.

At a glittering event at London’s Grosvenor House Hotel on Froday 21 November, the best new homes and housebuilders in Britain were named at the WhatHouse? Awards 2014, the most prestigious awards in the industry.
The 33rd WhatHouse? Awards was the biggest-ever in its history, with some 1,650 senior figures gathered in the Great Room of the five-star venue. Actor and comedian Rob Brydon presented awards in 20 categories before announcing this year’s Housebuilder of the Year - City & Country Group.
The Essex-based developer also won Gold for Best Medium Housebuilder and Best Renovation, as well as a Bronze for Best Partnership Scheme. Other multiple winners included London Square, Mar City, Millgate, Octagon, Barratt Homes, Berkeley and Grainger plc.
Rupert Bates, editorial director of WhatHouse?, hailed the quality of this year’s entries and winners. “This is what the best housebuilders, large and small, and their supply chains, can deliver. This is what the industry can achieve with passion and professionalism. There were a record number of entries to this year’s Awards. On the basis that nobody enters unless they believe they have a chance of winning, then every single entrant has illustrated huge pride in what has been built.”

This year’s WhatHouse? Awards Gala Luncheon, which took place on Friday 21 November at the Grosvenor House Hotel on London’s Park Lane, was the biggest in its 33-year history, with 1,650 guests attending. Not only that, but there were a record number of entries, too, and the standard gets higher and higher every year. This year, there
were winners from all over the UK, from Bristol to Edinburgh via South Wales, Derby, Cambridge, Cheshire and Northumberland.

take a look at just a
few of the winners of
this year’s WhatHouse?
Awards and you’ll see
features and design
principles that will be
making their way into
the mainstream in just a few years. Here are
some of our favourites, with a few words from
the Awards judges explaining why they won.
ZEro-CarBon homESBest Exterior Design gold and Best
Sustainable Development gold – hanham
hall, Bristol from Barratt homes
Hanham Hall has already won many awards
and is a landmark development from Barratt,
the first in England to achieve the 2016 zero-
carbon standard.
The WhatHouse? judges say: “The
housebuilding industry needs exemplar
schemes like Hanham Hall to act as a marker
and knowledge base to drive sustainable
understanding. Barratt Homes should be
applauded for pushing the boundaries and
setting a benchmark for sustainable living.”
USing BrownfiElD SitESBest Brownfield Development Bronze –
london Square fulham from london Square
While there is pressure to build the houses
we need on Green Belt and undeveloped
greenfield land, London Square demonstrates
how to revive a former industrial trading
estate.
The WhatHouse? judges say: “The result
is a real sense of place and tranquillity
and…the underground car park a technical
triumph. The materials are subtle, soft and
sophisticated; the layouts lifestyle conscious.
This is where green oasis meets London life.”
StrEEt-SCEnE lanDSCapingBest mixed-Use Development Bronze – the
parade, manor Kingsway, Derby from Kier
partnership homes
The best developers are utilising a range of
external designs and finishes to their mix of
houses as well as creating beautiful street
scenes with a bold choice of materials and
landscaping.
The WhatHouse? judges say: “The Parade
illustrates this principle with a layout that,
while integrating the car, provides a safe and
attractive streetscape in which the pedestrian
and cyclist have clear priority without the
need for intrusive signage or the curse of
speed bumps, through its sophisticated
detailing use of materials and layout.”
thE DEath of thE raDiator?Best apartment Scheme gold – macaulay
walk, Clapham from grainger plc
Underfloor heating used to be the preserve
of high-end properties, but it’s now more
prevalent in developments aimed at a more
modest budget, as Grainger’s multi-award
winning scheme shows.
The WhatHouse? judges say: “All the mod
cons that you’d find included at a higher price
point are here. It is also admirable that the
same specification from Assael Architecture
and interior specialists MMM applies across
the scale, from a studio apartment to a top-
end penthouse.”
SElling thE lifEStYlEBest luxury Development Silver –
Canaletto, islington from UnStudio
UNStudio’s futuristic tower on London’s City
Road exemplifies the idea of selling more than
just a property, with a host of exclusive facilities
for the use of residents and their guests.
The WhatHouse? judges say: “All residents
have access to a 24-hour concierge, gym,
pool, cinema room, games room and spa,
with a private bar/dining club complete
with landscaped terrace on the 24th floor.
Canaletto successfully combines substance
with style and sets an extremely high
standard for its neighbours to match.”
DoUBling UpBest interior Design Silver – plot24, aura,
great Kneighton from Countryside
The use of double-height rooms and
mezzanines is an increasingly popular way
to add a ‘wow’ factor to family homes as well
as luxury apartments, used to great effect
in this show home by Countryside.
The WhatHouse? judges say: “This is
another housebuilder that has benefited
from selecting a great firm of architects and
interior designers. The master bedroom has
a living room and the kitchen has a gallery
– what more do you want from a house?
Suna Interiors has…created a Mayfair-style
home in Cambridge.”

Beyond your expectations
although London
may be top of the
pile where house
prices are concerned,
research by the
online estate agent
eMoov.co.uk has
found that Brighton leads the way as the
gazumping capital of Britain.
As if getting a foot on the property ladder
wasn’t already hard enough for some, the
fear of being gazumped is now a
reality for many property buyers.
On average, a fifth of the
nation (22%) has experienced
the turmoil of being
gazumped. A stomach-
churning case of “so near
yet so far”, this scenario
can leave prospective
buyers out of pocket and
send them back to square
one in the buying
process.
In
keeping
with its
position as one of the UK’s most popular
property hotspots, Brighton topped the poll
with 34.9% of people having been gazumped
when buying a property.
The figure is significantly
higher than in the London
market, where 31.9% have
been gazumped. The process
of sealed bidding, which
is particularly rife in the
capital, provides the ideal
environment for potential
gazumpers, who have an offer
rejected only to return at a later
date to outbid the original
buyer.
Outside of the South
East, the average
drops from
22% to
18%. In
Birmingham, 27% of property buyers have
been gazumped, while other hotspots include
Sheffield (22%), Bristol (21%), Leeds and
Nottingham (20%). Liverpool was the least
affected area of England, with a figure of
just 13%.
Although gazumping is not a new concept,
it has become a more regular occurrence
across the country. The data shows that the
higher the price of the property, the more
likely you are to be gazumped. Of those
buyers who had been previously gazumped,
27% were purchasing properties priced in
excess of £500,000. The figure drops to 25%
for properties valued between £200,000
and £500,000 and 19% for properties under
£200,000.
Russell Quirk, chief executive of
eMoov.co.uk, comments: “Unfortunately,
gazumping is one of those things in the
current structure of property purchasing.
There are lots of buyers who have displayed
an honest interest in a property only to be
let down by owners with pound signs in
their eyes, often encouraged by estate agents
looking to increase their fee percentages.”
A world without gazumping wouldn’t
necessarily put an end to unethical
behaviour in the property market, as Quirk
explains: “If markets cool off too much, we
could see gazundering coming back in. This
is a tactic in areas with little demand where
the buyer calls up just before the exchange
of contracts and demands to pay less.”
PROPERTY MARKET ANALYSIS
Brighton is the gazumping capital of the UK, according to new research
although gazumping is not a new concept, it has become a more regular occurrence across the
country. the data shows that the higher the price of the property, the more
likely you are to be gazumped

with new-build homes
in Brighton & Hove a
rarity, house-hunters
with their hearts set on
a brand new home need
to look a little further afield.
The Hillreed Homes name is well known
in Sussex and the company has been
constructing its distinctive, vernacular
properties in sought-after locations along the
South Downs for many years.
Sycamore Gardens in Hurstpierpoint
provides the latest opportunity for
homebuyers to secure one of these
properties, but as this boutique development
only comprises six three-bedroom, semi-
detached properties, it would seem likely
that they are not going to be on the market
very long.
The housebuilder has appointed
Burgess Hill-based agent Connells to sell
this development on its behalf. Stephen
Bushell, manager at Connells, says: “The
property market in 2013 and 2014 has
been exceptional, greatly helped by the
government’s Help to Buy Scheme. We are
therefore delighted to have been instructed to
sell six brand new houses by award-winning
developer, Hillreed Homes, on the outskirts
of the pretty village of Hurstpierpoint in
West Sussex, where we feel sure there will be
a strong demand.”
One house at the development has already
been reserved. Prices for the remaining
homes currently range from £380,000
to £419,940 and all of them benefit from
flooring throughout, a turfed rear garden
and £500 towards legal fees. In addition,
specific plots have other special offers on
them, the details of which can be discussed
with the selling agent.
Sycamore Gardens is set in a quiet cul de
sac with an established
backdrop of mature
trees, within easy reach
of the village high street
with its shops, pubs and
restaurants.
Commuters will appreciate its excellent
location, with direct trains to London from
nearby Hassocks and a very short drive on
the A23 to Brighton, Gatwick and the M23.
Among the incentives on offer at Sycamore
Gardens is the aforementioned Help to Buy
scheme, where buyers can purchase one of
these homes with a deposit
of as little as 5%. Alternatively, existing
homeowners can use Hillreed’s Home Change
initiative, where the developer assists the
selling process of the buyer’s old home by
dealing with a local estate agent on the
buyer’s behalf, with no fees payable. Finally,
Part Exchange is available, subject to certain
criteria.
Bushell adds: “We sold a scheme by this
well-respected developer earlier in the year
in Burgess Hill and the response we received
from eager buyers was exceptional, selling
out in a matter of weeks. We anticipate a
similar demand for their latest build, due
to the calibre of the property, its unique
location and boutique-sized site.”

As we prepare for our last auction of the year it has always been a tradition at
this time to reflect on the previous years results. 2014 has proven to us all that confidence is returning to the market faster than any of us could have hoped for and, with one auction remaining, we have already achieved well over £20,000,000 in sales with a success rate of just over 88% in Sussex and Surrey alone.
I believe that the reason for this is not only the quality of the lots but also the growing popularity of property auctions as a valid way to buy and sell all kinds of properties, not just unusual or problematic ones. Until recently the auction room has long been considered a place where only property professionals and dealers dared to go. With property auctions becoming a firm fixture

on television with programs such as ‘Homes under the Hammer’ we are all becoming more aware of the many benefits of buying and selling at auction.
Our December catalogue offers the usual eclectic mix of residential and commercial investments, building sites, vacant units and fixer uppers. We have a fabulous five bedroom detached cottage and barn conversion set within grounds extending to 1.1 hectares (2.8 Acres) with views over the Cuckmere Valley situated on the outskirts of the popular village of Alfriston. We also have a substantial detached property in The Goffs, Eastbourne Old Town offering enormous potential for redevelopment which has already been granted Outline Planning Permission and Building
Regulations for conversion back into a single dwelling.
Looking away from Sussex we have a block of three commercial units in Central Road, Worcester Park which are situated on a busy thoroughfare adjacent to Worchester Park Railway Station. For those looking for residential investments we have on offer a two bedroom maisonette in Hastings producing £5,720 per annum along with a three bedroom ground floor flat in Petworth with stunning views over open farm land.As always we look forward to meeting you all at the many viewing dates we have arranged and will be delighted to answer any question you may have with regards to buying or selling at auction.
