to your company and the area in which you

operate?

Savills is a global real estate services provider

with an international network of more than 600

offices. We offer a range of real estate expertise

across residential, office, industrial, retail,

leisure, healthcare, rural, hotel and mixed-use

development schemes. Our Haywards Heath

office operates in East and West Sussex as well

as the Surrey borders.

what types of properties do you sell?

Town, village and rural properties, with our

core market being £500,000 to £2.75m. Above

this level we work very closely with our national

Country Houses and Estates departments,

which are based at our head office in London.

what is the property market currently

like in your area?

It is traditionally quiet at this time of year, but

buyers still looking are tending to be serious

and we are continuing to agree

sales in all price brackets, with

the sub-£1m market the most

active at the moment. We are

looking forward to 2015 - our

market seems to be at its most

buoyant during the early part

of the year and this is likely

to be the case again next year,

especially with the general

election coming in May.

what are the current trends in your area?

Most of our best sales this year have been

“turn keys” – well-presented properties

where the buyer can move straight in and no

refurbishment or updating is required. Buyers

seem to be looking to move to the better villages

and edge of towns where they have easy access

to communications and amenities rather than

the middle of nowhere. An easy daily drive

to one or more of the many excellent schools

locally is also at the top of most people’s lists.

where is the best place for first-time buyers to

purchase a home?

Wherever they can afford one, as they are

competing against cash-rich buy-to-let investors.

are there any particular areas in which

investors should be looking to buy property?

Close to good transport links. Haywards Heath

is a major commuter station to both London

Bridge and Victoria. In addition, the M23 is

only eight miles away and gives direct access to

London Gatwick Airport, the M25 and the rest

of the national motorway network to the north

as well as Brighton and the south coast.

what do you expect to see happen in the local

market over the next 12 months?

We are expecting a surge in activity during the

first quarter in 2015, followed by a slight lull in

the run up to the general election in May. It all

depends on the outcome of the election and the

question of Mansion Tax. The housing market,

like any other market, does not like uncertainty

and this is what the election creates.

In the longer term, house prices in the South

East are expected to outpace London over the

next five years – according to Savills research,

there will be an average 26.4% rise in prices by

2019, compared to 10.4% in London and 19.3%

nationally.

As you’ll see from the spread in this edition of WhatHouse? Local, we

very recently held our flagship event for the housebuilding industry and

handed out our annual WhatHouse? Awards.

They are extremely coveted by the industry and if you are in the market

for a brand new home, you might well find a plaque or flag proudly

displaying the fact that that developer, or development, has won one of

these prestigious trophies.

This year’s event was the biggest we’ve held in over 30 years. This is a

clear sign that the new homes industry is doing very well, which is not

just good news for the attendees of our event, but for the country as a

whole.

Not only are these companies

providing the homes that the UK

desperately needs, they are also

providing a substantial number of

jobs. Each new home is estimated

to contribute four new jobs to the

economy, not just on building sites

but further down the supply chain

to the companies providing the

materials and appliances that each

property needs.

Another thing that is clear

from looking at all the winners

(you can download a full judges’ report here www.whathouse.com/what-

house-awards-2014) is that each year, the standards get a little higher.

Specifications which were exceptional just a few years ago are now much

more commonplace and expectations are rising all the time.

Even if you’ve never before considered buying a new home, I urge you

to take a close look at our Awards winners and get a feel for the standard

of new homes on the market today. You may be pleasantly surprised and

impressed by what you see.

At a glittering event at London’s Grosvenor House Hotel on Froday 21 November, the best new homes and housebuilders in Britain were named at the WhatHouse? Awards 2014, the most prestigious awards in the industry.

The 33rd WhatHouse? Awards was the biggest-ever in its history, with some 1,650 senior figures gathered in the Great Room of the five-star venue. Actor and comedian Rob Brydon presented awards in 20 categories before announcing this year’s Housebuilder of the Year - City & Country Group.

The Essex-based developer also won Gold for Best Medium Housebuilder and Best Renovation, as well as a Bronze for Best Partnership Scheme. Other multiple winners included London Square, Mar City, Millgate, Octagon, Barratt Homes, Berkeley and Grainger plc.

Rupert Bates, editorial director of WhatHouse?, hailed the quality of this year’s entries and winners. “This is what the best housebuilders, large and small, and their supply chains, can deliver. prices are concerned,

research by the

online estate agent

eMoov.co.uk has

found that Brighton leads the way as the

gazumping capital of Britain.

As if getting a foot on the property ladder

wasn’t already hard enough for some, the

fear of being gazumped is now a

reality for many property buyers.

On average, a fifth of the

nation (22%) has experienced

the turmoil of being

gazumped. A stomach-

churning case of “so near

yet so far”, this scenario

can leave prospective

buyers out of pocket and

send them back to square

one in the buying

process.

In

keeping

with its

position as one of the UK’s most popular

property hotspots, Brighton topped the poll

with 34.9% of people having been gazumped

when buying a property.

The figure is significantly

higher than in the London

market, where 31.9% have

been gazumped. The process

of sealed bidding, which

is particularly rife in the

capital, provides the ideal

environment for potential

gazumpers, who have an offer

rejected only to return at a later

date to outbid the original

buyer.

Outside of the South

East, the average

drops from

22% to

18%. In

Birmingham, 27% of property buyers have

been gazumped, while other hotspots include

Sheffield (22%), Bristol (21%), Leeds and

Nottingham (20%). Liverpool was the least

affected area of England, with a figure of

just 13%.

Although gazumping is not a new concept,

it has become a more regular occurrence

across the country. The data shows that the

higher the price of the property, the more

likely you are to be gazumped. Of those

buyers who had been previously gazumped,

27% were purchasing properties priced in

excess of £500,000. The figure drops to 25%

for properties valued between £200,000

and £500,000 and 19% for properties under

£200,000.

Russell Quirk, chief executive of

eMoov.co.uk, comments: “Unfortunately,

gazumping is one of those things in the

current structure of property purchasing.

There are lots of buyers who have displayed

an honest interest in a property only to be

let down by owners with pound signs in

their eyes, often encouraged by estate agents

looking to increase their fee percentages.”

A world without gazumping wouldn’t

necessarily put an end to unethical

behaviour in the property market, as Quirk

explains: “If markets cool off too much, we

could see gazundering coming back in. This

is a tactic in areas with little demand where

the buyer calls up just before the exchange

of contracts and demands to pay less.”

to look a little further afield.

The Hillreed Homes name is well known

in Sussex and the company has been

constructing its distinctive, vernacular

properties in sought-after locations along the

South Downs for many years.

Sycamore Gardens in Hurstpierpoint

provides the latest opportunity for

homebuyers to secure one of these

properties, but as this boutique development

only comprises six three-bedroom, semi-

detached properties, it would seem likely

that they are not going to be on the market

very long.

The housebuilder has appointed

Burgess Hill-based agent Connells to sell

this development on its behalf. Stephen
