developer Bellway has

given a great deal of

thought to its Moderno

development in Preston

Park, and to distinguish

it from the crowd, the

whole scheme has been given a Wizard of Oz

theme, from the names of the house types

(‘The Toto’, ‘The Tin Man’, ‘The Lion’ and ‘The

Dorothy’) to the charming show home which

gives L Frank Baum’s much-loved children’s

story a thoroughly modern makeover and

which will delight visitors of all ages.

Just as Dorothy should never have left

Kansas, Bellway is sure that house-hunters

will never want to leave Brighton once they

have had the chance to view Moderno for

themselves.

So it is inviting potential purchasers

to attend a special event on Saturday 8

November, from 11.00am, where they will

can view the ‘Dorothy’ show home, meet

sales staff and find out how Bellway’s Part

Exchange and Express Mover schemes that

could help them move into a new home

straight away. In addition, a range of special

offers will be available, including assistance

with stamp duty and furniture removal

services.

Local business Brighton Cakes will be

holding a demonstration at the event to

enable guests to pick up some baking tips

and tricks. They will also be putting the

finishing touches to a spectacular Wizard of

Oz-themed, three-tier cake they have created

especially for the occasion.

This will be the first of three themed

events hosted at Moderno – based around

the beloved characters of Lion, Tin Man

and Scarecrow – based on the concepts of

‘Courage,’ ‘Heart’ and ‘Brains’. This event

will be the latter, and guests can put their

brains to good use by taking part in a quiz at

the event, for a chance to win the whimsical

baking masterpiece from Brighton Cakes.

Steve Jones, managing director at Bellway

Homes, said: “We would like to invite

everyone to this exciting event at Moderno,

which will provide an excellent chance

for buyers looking for the perfect family

home to find out more about this unique

development. Sales staff will be on hand to

answer any questions and explain exactly

how buyers can take advantage of our great

offers to help with an easy move, including

the opportunity to have their stamp duty

paid by Bellway.”

Moderno offers a range of three- and

four-bedroom townhouse-style homes with

easy access to the seaside, excellent local

amenities and schools, and with convenient

transport connections into Brighton’s

fantastic shopping streets and to London,

just an hour away by train. Direct trains to

Gatwick Airport take half an hour. By road,

Moderno is close to the A27 which provides

convenient access to the South Coast, while

the A23 towards London is less than 10

minutes away.

Brighton’s Central Beach draws people of

all ages from across the South East with its

mix of , with cafés, restaurants, paddling

pools, and community sports facilities.

A host of other leisures facilities are also

on the doorstep from Moderno, including

Brighton Racecourse, Brighton Pavilion and

the world-famous Brighton pier, as well as

a selection of golf courses and the rolling

countryside of the South Downs National

Park.

Tucked away in a private cul-de-sac and

surrounded by woodland, Moderno is perfect

for families. Designed to meet the needs of

modern family living, accommodation is set

across three spacious storeys. The open-plan

kitchen and living area in each property,

makes the most of natural light and leads to

an enclosed rear garden. Generously sized

rooms on the first floor could serve as extra

living space, bedrooms or a home office. The

master bedroom on the top floor includes

a balcony, fitted wardrobes and an en suite

bathroom, creating a tranquil retreat.

All interiors are well appointed with

a high-quality specification throughout,

including stylish kitchens fully equipped

with integrated appliances. Bathrooms

feature white sanitaryware and ceramic floor

tiles, while laminate flooring and carpets are

fitted as standard.

With its Part Exchange scheme, Bellway

aims to take the hassle away from buying a

new home. A designated agent will provide

an independent valuation of the purchaser’s

current property, to ensure a fair offer

is provided. There are no estate agent or

advertising fees to pay, saving buyers

thousands of pounds.

Similarly, Express Mover aims to offer a

stress free move, as Bellway works with local

agents to sell the buyer’s current house as

quickly as possible.

if so, you’re one of a growing band of would-be movers who

are hesitating about taking that step due to the uncertainty of

what may happen when we go to the polls, probably next May.

This week, agents Strutt & Parker said that in some places,

the property market is cooling because people are unwilling

to leave themselves open to a potentially costly fall-out,

dependent upon who ends up in power after the election.

Both Labour and the Liberal Democrats have signalled that they would

introduce a Mansion Tax on high-

end homes should they win the 2015

election. The typical threshold mooted

is a property value of £2m. Both

parties have indicated that it would

be a progressive tax, with the liability

increasing with the value of the home,

and that the threshold would change

in line with property prices.

While many of us may only dream

about living in a property of that

value, big rises in property values in

some areas – especially London – have brought an increasing number of

properties within, or dangerously close to, this threshold.

Stephanie McMahon, head of research at Strutt & Parker, said: “Agents

are reporting a continued slowdown in some areas as buyers and sellers

nervously await news on the upcoming general election and the potential

for Mansion Tax. This is beginning to feed through into transaction

levels.”

With this year’s tightening of mortgage lending criteria and the

prospect of higher interest rates early in 2015 also contributing to

homeowners’ uncertainty, it looks like the surging month-on-month

increases in property prices should be slowing in the coming six months

or so.

No-one wants the momentum in the property market to be lost

completely, but I think it’s probably a good thing that people are being

cautious at this time. Remember how much trouble a gung-ho approach

to lending and property speculation got us into a few years ago?

If you do your sums and weigh up the uncertainties carefully, however,

there’s no reason why you shouldn’t go ahead with your house-hunting

in the mean time.

I hope we can help in your search.

structure. We’re not just talking

about plant structure, but hard

Garden structures aren’t

just pretty faces, they also

enhance the way a garden is

the perception of seclusion.

When planning where to place

a garden structure, think in

terms of positive and negative

space, also known as figure and

will use these elements to good

3it’s a sad fact that lighting receives

far less consideration than furniture,

curtains and paint colours when it

comes to decorating and furnishing a

home.

Yet lighting is an important part

of the equation, providing both ambience and

practical task based functions. Clever lighting can

make small spaces seem larger, while spacious

rooms with high ceilings can appear cosier and

more intimate through use of the right lighting.

Strained eyes and headaches can be the

symptoms of poor lighting, so it makes sense to

invest in good lighting that will make all your

activities – whether social or task based – in the

kitchen, office or living room, much easier.

There are a number of different types of lighting,

which will produce different effects and moods

in a room. It’s worth experimenting until you

achieve the desired result – for example, during

the day you may want your living room to have an

energetic, vibrant quality, while at night it needs to

be calm and atmospheric with pools of light.

Founded in 2004, Consero

London operates in London

and the Home Counties and has

built and sold luxury properties

valued at over £1bn, priced

from £5million up to £60million. Some of the

companys developments are ‘design and build’

commissions for private clients, the rest are

speculative projects for open market sale.

All four of these new mansions for sale

will be launched over the next 12 months, an

indication of the company’s confidence in the

country house market.

We took a detailed look at ‘Furze Croft’ in

WhatHouse? Local last week. Located off East

Road in the prestigious St George’s Hill estate

in Weybridge, this is a newly built classical

mansion, providing 16,193 sq ft of luxurious

living accommodation set in 1.74 acres of

beautifully landscaped gardens and grounds.

Priced at £17.5 million, Furze Croft has

an elegant main façade and side wings,

approached through automatic security

gates and a sweeping driveway. Complete

with extensive leisure facilities, staff

accommodation and garaging, Consero

describes this eight-bedroom mansion as

“representing a new generation of 21st-

century country retreats in this famous

private estate.”

Next up is The Mount, priced at

£7.95million. This six-bedroom residence is

set in landscaped grounds of 0.75 acre and

provides 12,000 sq ft of luxurious living space

over three floors. It, too, features a leisure

complex with a 10-metre pool, Jacuzzi and

steam room and a games room/private cinema

suite on the top floor.

Both these properties are launched build-

complete with all main rooms beautifully

interior designed and dressed by Consero

Design, the company’s interior design and

project management division, which creates

bespoke interiors for private clients and this

type of speculative project.

Next year sees the launch of ‘Chesham

Place’, set in 5.14 acres of landscaped grounds

overlooking Wentworth Golf Course. Priced at

£60million and offering luxurious living space

across lower ground, ground and first floors

‘Chesham Place’ will be the most luxurious

newly built stately home ever launched into

the Home Counties country house market.

‘Chesham Place’ is currently 40% build

complete with the magnificent exterior facades

and internal walls finished. Over the next 12

months the opulent interiors will be fitted out

and interior designed and then in 2015 the

completed stately home will be showcased to

potential purchasers.

The fourth mansion is ‘Windlesham House’,

set in 20 acres of Surrey countryside in

Windlesham, close to Ascot. This is another

£60million stately home, in this instance

providing 42,000 sq ft of living space with

a main mansion and side wings providing

luxurious living accommodation, a private

leisure complex and extensive garaging

facilities.

Consero London is seeking a purchaser

before they commence on the construction of

the property.

Robert Osborn, joint founding director of

Consero London says: “’The local country

house market in Surrey is lacking brand-new

21st century mansions of this quality and

advanced specification. Our mansions are

both good turn-key investments as well as

providing outstanding country retreats close

to the capital. Confidence has been building in

the super-prime country house market in the

Home Counties as the buoyancy has rippled

out of London. These new launches underline

our confidence in the luxury country estate

market.”

Consero London also plans to expand

both domestically and internationally.

The company’s domestic expansion will be

focused on undertaking premium multi-unit

or mixed-use developments within Greater

London or other suburban locations within

the Home Counties. These projects will include

apartment buildings, regeneration projects

and large family houses.

The company is currently also undertaking

a series of projects in ‘Prime Central London’ –

the most expensive residential addresses in the

capital. These include a residence overlooking

Hyde Park, a £42million mansion in St

John’s Wood and a detached villa overlooking

Wimbledon Common.

Internationally, the company plans to

expand its brand through a network of

associate offices across the world, who

can provide local knowledge, construction

expertise and artisans. This partnership will

enable Consero London to deliver its brand of

luxury residences to key locations around the

globe.

Using its existing London and Weybridge

offices the company’s vision is to combine

this ‘best of British’ design expertise, quality

control and craftsmanship, with carefully

chosen local brand partners around the world,

each of whom are selected because they are

recognised experts in luxury development who

can advise on local planning, development,

architecture, materials and highly skilled

labour.

Steve Glover, joint founding director of

Consero London is excited about the new

opportunities that this expansion will bring

to the company: “[We have] amassed an

excellent reputation amongst high-net-worth

individuals through the creation of properties

which provide good long-term asset value,

quality and design.

“We believe that there is a demand for the

proven British craftsmanship, quality and

expertise that we provide in countries around

the world. Our clients in the Middle East, Asia

and Eastern Europe are keen for use to create

Consero properties in their local marketplaces,

it’s a matter of us getting the right local

associates and operating procedures in place

to ensure the product quality for which our

brand is renowned.”

Specialist retirement developments tend

to offer purpose-built, low-maintenance

homes that encourage independence but

also offer increased security and some

communal facilities for social gatherings.

In the popular coastal town of

Bournemouth, for example, Churchill

Retirement Living has 54 one- and two-bedroom senior

apartments at Osbourne Lodge. With seven miles of Blue Flag

beaches, Bournemouth offers a fantastic setting for beach

walks and relaxing by the sea. Priced from £246,950, these

apartments are from their superior ‘Premier Collection’: larger

than standard, and many offering balconies, dressing rooms

and en suites. The apartments combine style with practical

features designed to make life easier and safer in later years.

Ovens are located at a height that saves bending down, for

example; light switches are illuminated; and taps have easy-

turn levers. For security there is a camera entry system and

24-hour Careline support system.

Currently under construction just down the road in the

coastal town of Christchurch, which adjoins Bournemouth,

Churchill Retirement Living’s Bridge Street development will

be made up of 44 one- and two-bedroom senior apartments,

once again combining great design and safety in the kitchen

and bathroom (prices yet to be released). The historic town’s

harbour, beaches and nature reserves make it a justifiably

popular tourist destination and a lovely place to settle down –

and Churchill make the move easier with a range of assistance,

such as help selling an existing property, or with the physical

move itself.

In South Devon, about five miles from the coast and a couple

of miles from Newton Abbot, Retirement Villages has 43

retirement homes set in five acres of grounds and gardens at

The Priory near Abbotskerswell. All the properties, including

both cottages and apartments, offer independent living for the

over 60s. Many of the apartments are very spacious and have

kept various original features such as stained glass windows,

arched columns and sash windows. Property of the month is a

luxury two-bedroom penthouse apartment overlooking formal

gardens and countryside priced at £259,950 (leasehold). The

popular holiday resort of Torquay is only six miles down the

road.

Not far from Torquay, McCarthy & Stone has now unveiled

its show complex at its Singer Court development in the

lively seaside town of Paignton, well-known for its sandy

beaches, pretty harbour

and visitor attractions.

The development of 54

one- and two-bedroom

retirement apartments

has a communal

roof terrace offering

panoramic sea views

across to Torquay and Brixham, as well as security features

such as a 24-hour emergency call system and camera

entry system. Construction is nearly complete, with the

first homeowners expected to move in soon. One-bedroom

apartments cost between £190,000 and £279,000, and two-

bedroom properties from £288,000 to £399,000.

in Cornwall, retirement villages’ roseland Parc is a

seven-acre retirement village of 59 properties offering a

broad range of living options – from entirely independent to

fully-serviced. Peaceful, safe and relaxing, roseland Park

is within easy reach of some of Cornwall’s most stunning

beaches, just off the St austell to truro road, and a two-

bedroom ground floor apartment there, offering far-reaching

views, is priced at £380,000 (leasehold).

unfettered by jobs and healthier than ever before, many older people in the uK are seeking fun and a relatively active lifestyle to fill their retirement years. with fresh sea air, coastal walks, and many other healthy activities on offer, england’s south coast provides the ideal spot for this type of lifestyle.
